I have recently booked a 2bhk Flat in Nester Harmony, orr, Mahadevpura. Just want to know if anyone else has also booked any flat there and want to get in touch with them to know if they have got the legal docs verified yet. My mail id is .

I am interested in nester harmony..  I visited the site ..but still the work has not been started and expected possession  they are telling was May 2015.

Does this has approvals from SBI ? .  How about their quality on current project Nester Raga. ??

How was about builder quality  ??

Ms. Swati seems to be lot frustrated, God knows why 🙂 Suggestion for her.. please purchase a house in project where you are satisfied up-to your expectation instead of spoiling reputation of project where your friend has already booked his dream home.  Your friend will take up any such issues directly with builder, please leave all judgements in your friend’s hands and refrain yourself from commenting in public forum without you having any genuine commitment for the project.

SPECIFICATIONS:
1. RCC frame structure. Lofts shall be provided wherever possible at extra cost.

2. Solid block masonry walls: Dressed stone masonry for selected external walls.

3. Flooring:
a. Living / dining / Kitchen and bedrooms: Vitrified tiles with 3” skirting.
b. Kitchen: Polished black granite counter with Glazed tiles above the counter upto a height of 2’0”
c. Bathrooms: Ceramic Anti-skid Tile for flooring and Designer Glazed tiles on the walls upto a height of 7’0”
d. Lobby and Stairs: Anti Skid Nitco Tiles
e. Balconies / Utility and Terraces: will be in Terracotta or Ceramic tiles

4. Sanitary and Plumbing:
a. Sanitary fittings: Western style closet with cistern. Porcelain washbasin with 32mm CP waste coupling, CP bottle trap of standard make. Detachable PVC floor trap with lid. All sanitary fittings shall be of Parryware/Hindustan Sanitaryware. All in white color.
b. Faucets: All faucets shall be chrome plated metal fittings of Marc or equivalent make. Hot water connection shall be provided to the shower and washbasin in each bathroom and to the sink in the kitchen.
c. Plumbing: Concealed plumbing shall be in Cpvc. All external plumbing, waste water pipes and storm water drains shall be in PVC pipes.
d. Kitchen sink: A stainless steel sink with drainboard of “Nirali” / “Franke” or equivalent make shall be provided in the Kitchen.

5. Windows: Windows and French windows shall be in UPVC with 4mm / 5mm clear Float glass With Mosquito Mess.

6. Doors:
a. Frames: All doorframes shall be of 4” X 3” Hard wood sections.
b. Shutters: The main door shall be of Teak Wood and internal doors shall be of flush / block board or imported doors from spain.
c. Hardware: All door fittings shall be in stainless steel. The doors of the bedrooms, balcony and study shall have aldrops. The other doors will be provided only with door bolts. The main door shall be provided with a night latch (Godrej or equivalent make ). A simple peep-hole shall also be provided in the main door.

7. Electrical:
a. Wiring: All wiring shall be of Finolex / Anchor or equivalent make, concealed in 19mm dia, 2mm thick PVC conduit pipes. The wiring for the 15 amp points shall be in 3/20 copper wire of 660/440 volts rating adequate for equipment of capacity up to 3.0 KW and for air-conditioners of capacity up to one ton. The wiring for 5 amp points shall be of 3/22 rating adequate for wet grinders / mixers / shavers / refrigerators / washing machines and other equipment of capacity up to 1100 W.

b. Earthing: 1/18 Copper wire shall be used for earthing using the loop system. One earth leakage circuit breaker and MCB shall be provided in each apartment. A lightening arrester and earth pits shall be provided with separate each point for the elevator.

c. Switches: All switches shall be of Anchor /Havells modular make.

d. Meters: Each apartment shall be provided with a separate meter located on a main board in the basement or as per available space and an MCB within the apartment.

e. Generator: A generator with “Kirloskar” / “Mahindra” engine shall be provided. This shall provide power to all the light points, fan points, 5 amp sockets etc. i.e., to the entire lighting circuit in each apartment, up to a capacity of 750 watts per apartment depending upon the area of the apartment. A separate changeover switch and MCB shall be provided for the generator in each apartment. The generator shall also provide power to the elevator, pump and common area lighting.

f. Switch points: The following switch points, sockets, phone points and television points come as standard points, included in the basic cost.

7.Paint and Polish:
a. Internal paint: All internal paint shall be in Off White color acrylic emulsion.
b. Steel grills and railings: Paint to steel grills and railings shall be in synthetic enamel paint.
c. Doors: The main door shall be provided with melamine polish on the outside and synthetic enamel paint on the inside. All other doors shall be provided with synthetic enamel paint
d. External Paint: Cement based paint – Snowcem / Surfatex or equivalent shall be used.

8. Elevator: Eight-passenger automatic elevator of ECE-KONE/ Schindler/Johnson or equivalent make, with steel brush finished interiors shall be provided with a down collective system.

9. Water Tanks: Large overhead water tanks and underqround sump tank. Both shall be painted on the inside with waterproof washable paint. A partition shall be provided for pumping water from the sump tank to the overhead tank.

10. Landscaping: With creeper panels on a drip irrigation system. Terrace gardens with sunken slab and adequate waterproofing and drainage facility with soil and Bermuda grass lawn planted or, alternatively, ceramic tiled flooring on the terrace.

11. The outer boundary of the property shall be provided with a compound wall with MS gates to suitable height and a security cabin with intercom connectivity to all flats

To say the least, it’s been horrendous.

I am also a resident.   I agree with Venu approvals are there and you would get the apartment to live in, but what state is debata-bale.  For us already 4 years and things are incomplete, we have to run from pillar to post, and meet builder every fortnight to keep on finishing things, its like we are caught and no option now.  I personally think not worth the efforts, pain and harassment you would go over. Book else where even if you have to pay Rs 500 psft extra. I looked at following site posted by Jacob, and completely highlights what we have been through.

As Per information as you know the project was done in phases and only for that the amenities was delayed and all customers of Nester Raga Know why is it delayed and they have all the updates of the project more information please talk ur Association Members ,

As per your information the project complete Amenities  will be completed by  December 2014

After completion will update with pictures

Note-We have 18-20% Appreciation per year more details please have a personal visit and talk to our customers or Association member how approachable we are ,what is our commitment and values,we are delivering the  project better than our promises  made  ,but we agree we have delayed the amenities but only 3Months  .

And Mr.Amit and Jeojacob please give us your proper name and details to ()

so that will give you complete  information and update  about project whats happening.

 

Most of them are already completed and please update  with the latest picture  and check the finished works  in the project and take the proper update from association people if you want and post    .

I am living close by. I can see how the development is going every single day. I have reviewed their floor price on net only which is about Rs 5000/sq.ft. Is it madness? Why would any one cough up that price?  unless some one bitten by wild street dog! In that price you can book at Prestige Lake Side Habitat! Sobha Dream acres are even at 4000/sq. ft !!! No body is going to make any return who has invested in this property.

Kindly Visit the Project and Post the Comment ,Don’t  Review everything on Internet, Kindly admit it if Prestige or Sobha have Launched there project on same location the Prices Would be More than 7000/-sft. Purchaser have Got Very Good Returns on there Investment Kindly Visit and Talk to them Personally .
