No much information in this site – PLOT investment queries

I can see, there is too much information on this site about apartments, and almost nil info on PLOTS buying in bangalore, even question asked on plots also not bees answered, hope the responsible person takes a call on this, which will be better for all.

Hi Lenson, yes there is not much information about plots on the site, we did cover some projects and you can browse them at http://harshasagar.com/tag/plots/ but most of our content is about Apartments as there are significantly more launches when compared to plots.
The biggest issue I see with plots is
New projects are launched quite far from the city center in areas like Kanakapura Road, Hoskote, Kolar Road, Hosur Road beyond Chandapura, Attibele, Anekal, Devanahalli, Doddaballapur Road etc. These areas takes considerable time to develop and most buyers turn out to be investors, even after several years what you might find is just a barren stretch of land, and the amenities if at all were provided would be ruined due to lack of proper maintenance.
A good option would always be if I can answer YES to the question – Can I construct a house and start living here immediately after registration?
So if I were to pick a plot I would look at them in this order
1. Resale plot in a well developed/semi developed locality, this should get you good returns any day
2. If budget is a constraint then a plot in an integrated development township project, example: Ozone Urbana, a township project that offers a mix of apartments, villas and plots in a single project will always have value as people will move into it even if its far away
3. Plot in a private gated community where at least a 3rd of the plots should be under various stages of construction. The fact that some construction activity is going on is a positive sign
4. Plot in a BDA developed layout such as Banashankari 6th Stage, which I think is still a good bet though launched about 10 years ago it has not yet taken off (just like HSR layout in year 2000 – 2003) but has scope, projects closes to offices fare better compare AECS layout near Brookefields and Banashankari 6th Stage FE, both formed around 10 years ago

Thanks Harsha for your time and reply..much appreciated.. i am looking plot around hebbal for around 40 lakhs…whats your opinion on Confident Lillian/Oberon, cybele greens in KR puram, i am staying abroad, want the plot to be legally approved, safe and distance to IT co. around 12 km..or else you can suggest some other…pls…this will help many users…
