Hi, Anybody having any information about Oceanus Tranquil project coming up near TC Palaya main road

Hi, I have been to the site and have finally booked an apartment there. Few things titled for the project. I was seeing and talking to the Oceanus folks about this project since september/october and finally decided to go for it.
- Approach Road. : I know appoach road is not there but looking at the locality and situation in bangalore (most of the area being developed), i think this is not an issue. Also there are roads in the area just behind the project. So i guess its a matter of time, before it will be developed
- Brick and Stone cutter just beside the project : Well this was and is my biggest concern. I talked to the brick owner and stone cutter unit personnel and found that these were permanent units (and not temporary). Well I am just hoping that by the time project finishes, these guys gets better deal to move away from it. :-(. Because after talking with some of my friends who earlier took in bommasandra area etc, found that these units generally gets better deal and shift the units some where else. So for this its just my hope
- BDA approval : Well this was again one of the other dilema, I was in whether they will get BDA approval or not. But recently found that another project just adjacent to it (Definer Premium) recently got BDA approval and so hope they will also get it sooner 🙂 and hence decided for the project
- There are other factors, which I noticed after booking the apartment – proposed ring road will be just 3 km away from the project, there are few apartments/layouts coming in the vicinity.
- Also after talking to some of the colleague who booked in other projects of Oceanus, and are happy with the builder in general, I booked it

Anyway I think, its time if somebody else has booked apartement there, that we should come together or form a group so that we can update each other.
Did any one booked in Oceanus Tranquil ? What is current price ?
How about the location ? Any big builder projects coming near to it in near future ?
i had been to the site. there is no approach road(currently only mud road is thr for 1km). builder is telling road will be constructed very soon. brick making factory is thr next to the project(apart from this nothng is thr with 1 km). i think there will be much delay in getting the approval. they wont get approval for G+15 floors without a broad approach road. though plan wise its a good project. pre launch price was 2800 / sft but looking at the location its not worth going for the project.

I have seen other project like prestige tranquility, ferns , purva skywood, greendale . All are high rise on very narrow road.

Do you mean other location like Thannisandra and hennur roads are worth ?? I feel these 2 location worst then tranquil . Advantages K R puram, bypanhalli metro , 3 IT parks in radius of 10km..

In what price you booked the flat ? where is new ring road location.
I booked at 2825. Also for the new Ring Road, it is slated to pass via Aduru/Rampura and near bileshivali. This is plan as of now for Metro Phase 2 showing PRR.

Not sure if something changes and for checking these exact site and location “checked in google map”. I was in Bangalore for only 2 days and hence could not physically verify the same. If somebody who is checking on the project does the same, it would be good.

Now the price they are asking for is 3000 sq ft.
Yes , current price is 3k, with this pace launch is going to be on 3500..Also they are telling road connecting the project is getting widen ~60ft .

They are quoting 3200 per sqft now. Is this price okay for that area or costly?
