Praseetha, you can negotiate on the price quoted by them. As of now, it is difficult to say if the price quoted is costly for the area.
I have booked a flat B-803 at 2875 per sft. I heard that they are asking for around 3500 for new bookings.

Could you please let me know more details about the project. Yesterday i had a site visit. I was informed that they are still waiting for all the approvals. They are quoting 3590.

if anyone been to the site recently? if approach road has been constructed? Also brick making factory is just next to the property. i am also interested in this project but i have these two concerns. i had visited the site in dec ’12 and final price that i was getting was 2750 and now price 3590 is too much for that area. i doubt they will get any taker of this project at 3590
2750 – > 3590 , too good appreciation.
Price depends on the demand. Did you check what % of booking is already done in the project.
Are you still getting the same flat which you consider in 2750 , i mean your choice is still available .
If builder didn’t increase the price , people thinks its not a appreciating and none will buy in this project.
I called Oceanus yesterday.Launch will be around june. Visited the site last weekend. Model flats are coming up. Road work has started and land is cleared for widening. They also said while they were building the model flats they found some issues and the floor plan may change slightly especially for 3 BHK flats.They were quoting 3600 which i guess is negotiable.They claimed only 75 flats are left behind(apart from land owners share).
Do you guys have any idea why they are quoting 3600 per sq.ft while “definer premium” which is similar and in the same locality is at 2900 per sq.ft ?Definer premium has already got all the approvals.
Check another build Pala homes next to tranquil , they are quoting 3500+
@Niks Pala Homes Blue lotus Park . But they have got all the approvals and the construction has started.Their pre-launch price was much lesser.
Lets see who will finish first…. Compare builder and amenities also.

I also have booked flat in Oceanus Tranquil last year and was told that the project would launch in the month of March. However, this got postponed to May as they have still not got the approval. Not sure why it is getting delayed as the land seems to be a farm land. Recently, they got approval for their other project in Bannargetta road. Hopefully, they will launch the project by May itself :). The price for flats is around 3590/sqfeet. The project is getting built on a 4 acre land and they are planning to expand it to 12 acres (phase 2).
There was some construction by L&T going on just opposite to the site? Does any body having update on this? I’m planning to book a flat? How about the build quality and delivery on Oceanus projects at Bangalore. They are telling 2015 end. But not sure on that. Is it advisable to give 20% amount after getting approval? I am planning to book a flat (2 BHK) in Tranquil. Did anyone verified their mother document and all legal documents? They are quoting 3400 per sqt now. Please let me know is this worth to go for this project? Also the completion time will be middle of 2016.
They got the BDA approval on 19th Dec for G+14 floors for 3bhk and G+10 floors for 2bhk units. Work is also started and Foundation is planned to commence by mid Feb. Completion committed is 3o months from 1st Dec’ 13. Approach road is completed with 60ft presently.
If my guess is right then this will be another “sovereign unnathi”.
