Even i am planning to book a flat in Pranava Gitaar, I have recently visited the project and it looks good in terms of construction, location and price is also competative. Only concern over here is they are yet to get approval beyond 4th floor. When enquired sales person responded they made some changes to the plan on 7th and 8th floor and for that reason approval is getting delayed but assured me to get the approval on time and wont impact on the project schedule.

Guys any thought about this or have folks heard any other concerns? Please share it. It would be helpful to take a call.

I completely agree with the previous opinion on this Hyderabad based builder. Beware of such builders. Lot of builders from Hyderabad/Telangana/Nellore have entered Bangalore real estate market. Check their previous projects before you decide to buy.

I am being promised by them that they would be providing  basketball and badminton court  in the area before block B and block C (after block A). Further they promise of providing an amphitheater between block B and C

They do not mention these on brochure or on their website but they somehow say mentioning these in agreement.

Are their words to be relied upon ?

My other worry was the 32 flats on a single floor on that piece of land seems to cramped to me  without much open space. Even amenities seem to be somehow been forcefully managed all within

I do not see any children’s play area too. Given all those facts doesn’t the price seem quite high for what it is offering ?
