We 3 friends visited this property and found that, it is a joint venture between Reliabe developers and SJR Prime Corp. The CLUB house and all the major amenities mentioned in their brochure are shared with Reliable Gardenia Villa Projects. They are collecting 2 Lakhs as club house membership fees and the club house & related amenities are maintained by SJR for life long, not by apartment association. We need to pay monthly 1000 extra (Initial Usage Amount decided by SJR, which they can revise later) to use such facilities. We realized the additional expenses and decided to stay away since it will not be worth investing it. Normally big projects provides all these exclusively and here it is different. So, we decided to stay away from this project.

Today went to the site with the intention of booking a 2.5 BHK at Parkway homes since the price mentioned on an outset looked pretty attractive considering the amenities mentioned in their brochure. However, while discussing with the builder we found that the club house, which they had highlighted in their colourful brochure is not part of the apartment. We need to pay SJR INR 200K to build a club house for which the association will have no control what so ever and then will have to pay monthly around 1K even if we enter the premises of the club house!! So what SJR is offering is a basic apartment with basic amenities like swimming pool, kids play area and jogging track and on top we need to pay to build a private club house for reliable homes. As this was the first time I have heard such a wierd clause, decided not to book in this project. Moreover, this is a joint venture with reliable homes which is not a good group and so there are high risk of project getting delayed.

In the AD they have said BDA approved. Has somebody verified this?

If true then will they provide cauvery water and KAtha A?

Hey, ParkwayHomes is charging 1.9 lac form ClubHouse which is again not ParkwayHomes property and will be shared with RD Developers future project.

So, 1.9 X 800( approx no. of flats) = 16 Cr. (+ they will charge the future customers) for the construction of Clubhouse. And they have a separate Rs. 1000 Per month for lifetime towards the maintainance of clubhouse.

This sounds ridiculous and hence we dropped the plan.

Any one received the legal documents ? Even though they are promising only club house is shared, some how i am not fully convinced. Also sales guy was saying that they will introduce by kind of access mechanism so that only SJR parkway and Reliable owners can enter club house, those sound ridiculous to me.

Another question is now they are saying 1000 rs what is the guarantee that they won’t increase it soon or later ?

I asked him to send the legal documents, he is postponing it day by day.
