Anybody having  information about Parkway homes coming on Hosa Road.

I visited the site of parkway homes last week. From Hosa road junction that road is narrow.It become wider just in-front of the lake (before 200m-300m from the project), don’t know whether it is done by builder to give a good feel to his project.  I found the discrepancy about sharing the amenities with Reliable builders Grdenia project, which is adjacent to Parkway homes. When I called to Reliable builders, their sales person told me that they do not have separate amenities for his project. They shall use the amenities provided by Parkway homes. While Parkway homes’s sales man told me that they are sharing only club house. SJR is not going to handover the ownership of club house to association even after the project completion. SJR will be charging 1000/month for its maintenance apart from the normal maintenance charged by association.

Hello ,

I was going through the reviews for Parkway homes and as many mentioned the approval is still pending from the authorities as the land in the vicinity is sanctioned for a fertilizer factory.

And regarding the land opposite to Parkway homes taken up by Adarsh Developer, has not happend yet. The land owners were given some advance amount by Adarsh Developers and the same was not registered by Adarsh and the landowners have approached the court as the time for registering the land was violated by Adarsh Developers.

Somebody mentioned earlier on this post that Adarsh Developers has bought a big parcel of the land opposite to SJR Parkway homes. This information in not correct, as the land owners have only been paid only the advance amount and the full purchase formality has not been completed as on today(01/03/2013). Adarsh Developers has not lived upto their agreement which they made with the land owners and they have not made the full payment to the land owners on time mentioned on their agreement. I would like to add that they Owners and Adarsh Developers are in the court to sort out things as the Land owners are not interested in selling the land to Adarsh Developers.

Please do not come to a conclusion until you see anything on your own.

i think people have booked here as they liked the plan and location and not because opp land is taken by Adarsh Developers. its a secondary thing. Anyway after 4-5 years down the line, i am pretty much sure many projects will come up in the surrounding areas. Township of 35 acres(parkway+ RD villas) itself is too big to attract few shops of our basic needs.

Hello everyone I am a first time buyer and I would like to share few of my experience and views regarding SJR Parkway Homes. I visited the site twice already and i had a good experience both the times with the salesman and the way he clarified all my queries. If the salesman is to be believed, the project is a pretty good one with respect to both location and the floor plans. Its just 4.4 kms approx. from the main Hosur road which connects to the heart of the city. The carpet area of each flat is 75-80% approx. The price is pretty reasonable as well considering the fact that the project is from SJR. I believe completion of the project will take around 3yrs. And there are lots of opportunities for development with regards to connectivity and accessibility in and around the area by the time the project completes. SJR has few projects around this area apart from Parkway homes namely, SJR Trillium and SJR Regent Park. SJR Trillium is behind BOSCH and its nearly complete. SJR Palazza is also coming up in Sarjapur road. It looks like the nearby areas has been purchased by many builders which gives prospect for development of the area in the near future. Besides, Parkway homes is located in a slightly elevated area in a peaceful and clean environment with greenery around yet not so far from the city commercial hubs which is a great advantage. Now, lets talk about
business. The salesman says that the land is a BDA approved and they got the final approval on Saturday 23rd March 2013. I haven’t seen the legal documents yet. There were so many buyers on both the days of my visit and there were many bookings done as well. I will be booking a 2 BHK within this week. I understand that there are many apprehensions with regards to the project since we are investing our entire hard earned money. But the is decision is all yours. Just visit the site once for yourself and see how it goes. Please put in your suggestions, especially the experienced buyers, so that we will also have a fair idea of what is the bigger picture when it comes down to the actual buying of the property. I hope my views helps you guys upto an extent. Anticipating similar views from

The marketing manager is so rude and arrogant.. Could not tolerate or 1 conversation? I did not believe i could tolerate for the entire duration of the project. So backed off…

I feel this project lacks transparency. The ethics-less advertising/marketing make it appear an awesome project. May be ethics and real-estate dont go together.

Some facts, unless they change their policies/plans  in future

1. this project has 800 flats in 8 acres of land, not in 9.5 acres as marketed.

2. floor rise prices rise on every floor, so at higher floors you may be paying a rate comparable to some better located projects.

3. A mandatory scheme of joining a club house where you have to pay monthly charges for the rest of your life. The club house, which includes the only available play courts, amphitheater,  is owned by the Seller for life. The monthly charges may change over course of time. In the apartment limits on the name of facilities you would get a huge swimming pool and some various kind of gardens and a children play area, etc..

4.  Club house facilities are shared with reliable gardenia, and there is no clarity if this club would be run for profit (commercial).

5. However there is a good option, one may chose to buy some other flat at cheaper rates and join this club as an outsider.

Its a good buy if the club house property ownership is also part of the apartment, otherwise its

an expensive bet at whatever rate they quote as its an apartment without facilities.

Not a place for first-time buyers, experienced ones would anyway know the rules of the game.

Can anyone assist me on the current status of the project. Has it been started? Are the booking open? whats the current persqft rate?

Never go for SJR they are cheaters. I have made a mistake by booking a flat at Parkway. Clubhouse is shared with Parkway and Reliaable Gardenia. earlier we were told it will be open for public. Now Reliaable is coming up with a new project Magnoliaa. Parkway club one will be shared by owners of Magnoliaa as well. SJR is finding all such cheap and unethical ways for making money. now u can understand how much crowd would be there at club house. They have already charged us ~2L for club house that we will never get a chance to use with additional 1L maintenance charges per month. One club house can never be sufficient for Parkway homes – phase 1 & 2, Reliaable Gardenia – phase 1, 2 & 3, Reliaable Magnolia + open for public
