Plot Purchase

I am planning to purchase a plot. I am looking to have buy this 5-10 kms around Tin Factory.
My budget is around 20- 22 lakhs out of which i can arrange cash close to 6lakhs and rest i require a loan.
I am planning to buy this plot to construct house in coming 2-3 years from now .Whether I’ll be able to get in this range
We have saw couple of plots in Horamavu developed by Sankalpa Developers & Builders near banjara layout. They are having couple of A (1800/-sft) & B (1600/sft) katha sites and loans are not offered by reputed banks. Only Indibulls & Duestche Post. Not sure whether to with these. I am not quiet comfortable in understanding this A & B katha. They are stating all documents are good enough.
Could you please guide me any reliable developer/project where i can start working towards this.

‘A’ Khatha is the real identification document issued by civic authorities ex. BBMP which recognizes the ownership of a property by an individual. The ‘B’ Khatha is not really the Khatha certificate but just an entry made into the property register that recognizes that BBMP has received tax credits for this property. Please know that banks will not extend loan to the so called B Khatha sites. It’s interesting that you were offered ‘A’ Khatha sites that were also not approved by Banks, this shouldn’t be the case? but maybe there is some other issue… unfortunately if you go with a BMRDA approved project it will be in the outskirts and a BDA approved one is generally much more costlier.
Check: Signature Tulips (BMRDA), Signature Dreams (BMRDA), Ani Eco Zone (BDA), Origin Harmony Grooves (BDA), Confident Oberon (BDA?). I don’t have much details in the Horamavu zone.
Keeping the khatha issue aside, there are so many localites who have purchased plots and houses without any issues and I think getting an opinion of a good lawyer or maybe a second opinion too should be safe enough to go ahead and purchase a plot.
