Hi Harsha,

i visited the location on saturday, the 3BHK is at affordable price.

is it wise to buy the apartment there. I see 3kms before Zed earth selling villas at 2Crores, and RMKAY selling apartments close to 50L just if we come 7kms back towards Yelhanka from Provident welworth.

pls guide, is it good for stay or good for investment purpose.

Its a good buy, I own a @BHK & currently wood work is in progress. Ramky when launched was offering @ around 25lacs..so prices will definitely appreciate in future.

Yes, this saturday again planning to visit Provident Welworth. with booking amount in pocket. Lets see what they say, the only worry  is that, after this project industrial area starts, will there be any development in that area, because, industries use to stay away from residential locations. I observed just diagonal to welworth project, there was some factory.

How is DS MAX projects? are they trustworthy in construction terms? i am going to see DS-MAX Sangam near to whitefield today, but i dont think after visiting welworth, my better half will like that 🙂

Hi RKA, i booked 1180 sqft, 3BHK last month at 35 inclusive of all.

It is good as far as investment purpose as of now, but down the line 3-4 yrs, this area has tendency to become hot cake.

today i visited the place with my parents, i saw new price list, same flat has been updated with the list of 40L.

so if you are planning for 1180 sqft, then go for it, however 1075 sqft, 3BHK has 31L as per new list.

the progress on construction is quite fast. in 3 weeks, i noticed much development than previous visit.

distance is a concern, but you remember, when companies went to electronic city side, all were saying, no employee will work there, so it is kinda same. rest it is all yours and your family decision.

I called them last saturday (3/3/2013) and the marketing lady told me the same that is the basic cost of 1180sqft flat is 35 lac and all inclusive will be around 40 lac. It seems the sqft rate are different for different size flats ( that is 3bhk 1075 sqft  per sqft price is different than the 3BHK 1180 sqft flat and is baseed on the total sqft of the flat.

Yes RKA, that is true what she told. I visited on Sunday to show the apt to my parents and went to marketing office. To my surprise, i saw the new price list. for 1180sqft, the price was shot up to 40.20 L in just 10 days.

I gave the cheque on 18th feb and the new pricelist came at 21st feb 🙂

i heard there is a association of welworth owners on internet, one guy bought flat in Sep2012 for 28L, one in Jan 15th for 33L and i have to pay 35.60L in Feb 18 and now 40L in March.

not sure, how the price appreciation is determined, probably on the basis of %age of work being completed every month.

also saw Ad/- of Shriram property on the same road for 59L. they also directly increased the price from 51L to 59L. may be after budget effect.

I am also looking for buying 3BHK apartment in provident welworth.I would like to know more about

1, How is water situation in this area

2.Which one is bettre amon 1075/1175 sqft.It seems that there are hardly any diff except the dining room space have been enlarged?

3.Current prevailing rate and is there any option of getting some discount on this ?

@Chandan, when i booked the 3bhk flat some 3 months back, then there was not much difference in Price tag of 1075 and 1180 sqft, so i went for 1180.

now they have increased the price for 1180sqft, and difference is more. 1180 sqft is opp. to pool and close to gym etc. and in 1075 being more in numbers, you have ample choice to choose the floor, face(east/west/south/north) etc etc.

for 1180, i heard it is close to 41L and 1075 is close to 33L (not remember exactly though)

right, in 1180 kitchen is little bigger and hall is bigger in size and balcony is in hall, not in room.

discount front you need to talk to them, i didnt get a rupee discount. probably if cash is given in more %age, they give discount. 🙂

I havent lived there but would like to know if anyone is staying there yet? Heard from the builder that 1075 sq ft apt are sold out? Any idea what is the current cost of 1075? Last i heard all inclusive standard 1075 was 33 Lk and onwards

saw the new pricelist. it is 42L for 1180 sqft now. 7Lakhs appreciation in 7 months.

I got the letter from provident that, the govt guided value for registration is increased to 2500 per sqft in that area, so i need to shell out another 1.5L more.

Please tell me i anyone also sailing with me in same boat. Possession of E4 block was delayed by Provident, while my loan was sanctioned 6 months back and i am paying EMI without possession.

Upon back reply to them that, it was delayed from provident side for handover, not from customer, i was given the reason, that BESOM electricity meter approval delayed the handover process.

Selling flat without registration and possession is costing me dearer. because provident is asking for 4% on basic cost of flat as transfer charges.

Please guide me, if i have to burn my pocket with additional amount or is there any way to fight back.
