Thank you for your feedback on Shriram Malhaar last time.
As that will take some more time to develop. I have gone through a flat which is under going construction just now. Its “Pyramid Banksia”. Developed by http://www.pyramiddevelopers.co.in/index.html. Other Projects by them are Pyramid North Square & Pyramid Green Woods.
I have found the Pyramid North Square is quiet ok in construction and other amenities.
“Pyramid Banksia” is curretly located very close to Jakkur Farmer’s market. I have gone through the 710 SFT Flat.
They are currently qutoing 2400/- SQFT. In total this is coming close to 24,00,000.00 + Reg and expected completion time is October’13. Which might be by end of December.
My query is about reliability of the Builder ,Approvals,khathas and whether this deal is a good deal.
Currently they are saying this is approved by BBMP. Currently they are having tie-up with 9 housing fiance companies like Axis, HDFC,SBI,LIC,Canara Bank…
As I am very new to this , I wanted to know what all precautions i should consider before going further with respect to this.

Is it near Century Celeste and Unishire Ledge? If yes, then location wise it looks good and the price too is reasonable. Please check personally the BBMP approval certificate as well as the bank letters approving the project. If SBI/LIC has approved then it is safer. However before going further you should get the property documents verified by a lawyer. If everything is ok and you do go ahead make sure that the project delivery timelines are mentioned in writing, as well as verify the masterplan for the amenities promised and include them also into the agreement. You should also include a compensation clause in case of delay in completion of the project.
