Queried on SJR Primecorp Parkway Homes

Hi,

I’ve visited the SJR Primecorp project recently and taking under consideration. There are few point made me get clarified before decide for a final go ahead. It would be great if you can provide me these information.

1. The project being joint venture between Reliable Developers (land owner) and SJR Primecorp, I’ve been informed that it’s limited liability partnership between them. So, few queries at this are:

– have anyone checked the correctness of the agreement between them, like checked with lawyer that there wouldn’t be any intervence from the RD in future such as in Khata transfer and other decisions after society formation?

– they said the club will be only shared with RD not other, anything in the legal document that clearly states that other amendities and spaces are not shared?

– I’ve been rated INR3700/Sq ft, Club Membership fee: INR190000. Am I overpriced? Also since Club membership fees I assume is for you also, is it mentioned in the legal agreement that this is life time free and they cann’t charge us further(as it will be run by SJR only)

2. I’ve read concerns about use of Porotherm blocks as building material said to be of inferior in quality. Is it true? Don’t see it in the hardware specification in the brocure which says usage of Solid Concrete blocks. Is it too covered in legal agreement?
N.B. In fact I’ve read porotherm blocks has excellent accoustinc/heat resistant than solid concrete/clay/brick based construction. Also, read a review in TOI titled “Walls Of Quality and Strength – Times of India”.

3. Agreed to provide OC (Occupation Certificate) and NOC (No Objection Certificate) and is been detailed in the legal agreement?

4. I’ve been informed the possession on Mar2016. On delay they will pay us back @INR3/per sq. ft. Also, they told us
6 month delay is grace period.
– Is the delay penulty will be calculated after the grace period?
– Is date of possession written clearly in the legal agreement?
– if yes, are they mentioning that penulty payback will be after the grace period?

7. After booking and interacting with the SJR team, would you suggest me to go ahead.

Before investing in any project I think you should check the review of the other projects of any builder. You can find review of most of SJRPC projects on this site
like Watermark, Fiesta Homes, Pavillion, Vogue, Bluewaters, Crystal Cove, Hamilton Homes etc. This will give you a better insight on the builder and its projects.

Only thing I can say is that considering the location they are overpriced. There is nothing within 2 KM area.

You can also look at projects from GR Construction, Mahaveer Ranches, Zonasha Elegance/Vista, SSN Raj Eterniia, SJR Blue Waters all of these projects are much nearer to Hosa Road. These are the ones I could recall, there are few more more projects going on in that area.

Guys, one suggestion you must follow, if you are starting any talks with any Bren\SJR property.
After starting initial talks, if SJR\Bren marketing team feels you are not potential buyer for them, they immediately distribute your mail id and phone number to local builders and you will end up with too many unwanted calls that confuse you alot.

Please think twice before sharing your contact info with Bren\SJR.

I was searching for a home in 80 lacs range and i though Celestia is in my range, apparently it is 1.2 crs range. They tried to convince me to buy trillium, which is absolutely in a shitty location. The moment they realized that they ran out of options, with in 2 days my mail box is exploding with too many emails from local builders. I’m not saying local builders are bad, but how did they come to know about my mail id and phone number?

I shared my contact info only with Bren\SJR till now. Hope this helps.

Hi Raaj,

I have inquired about SJR Parkway homes, the rate of 3100 is actually a landowner share. There are few flats available which are of lesser price than builder (who is quoting 3950 now). The landowner is Reliable developer and they are 5 partners, so the discounted price like you said 3100, may varies from flat to flat. Even, I am not sure that if buying a landowner share property is safe. I hope there is no hidden clause out there. Please get back to me in case you have come across any other information. Hi Some agent called me this morning and said the current price is some where at 3800 at SJR but he can give it for 3100 as that is builder share , need some suggestions on this price and property . And also need some contacts of the prople who have already booked the property.
