Regarding KSR Palatial Abode – Budigere road
Hi Harsha/all,
Anybody can provide some review feedback of the recently pre-launched project of KSR Palatial Abode
near budigere. It is near to Signature Tulips. Any feedback would be greatly appreciated.
They are quoting a price of 3990/- for a pre-lauch for row houses.

I am planning to book a row house as well in this project. Have you booked one already?
Hi Rajarajan,
No, I have not yet booked. The row-houses seems to be small considering the floor area is only 1200 sq ft which includes stairs and all and per sq. ft rate also seems to be really high. So having a second thought.
Hi anirbanc, I visited them 2 days ago and they are willing to come down to 3500 now. What did they quote you? I have couple of my friends joining me as well. If you are interested you can join us and I think we can still bargain a bit!

I visited the place one month back. Without commencement of construction (in pre launch/just launched) , Per sft rate is high. I was suppose to book at 3450/sft. Prior to that I checked their other projects (crimson tide and cordelia) from the same developer near Hebbal. I dropped the idea after seeing. They have still not completed a small project in more than 5 years( got this information from surrounding people near crimson tide project). Another project called Cordilia, there also construction is very slow (feedback from their existing customer)
Please do your research carefully, before going ahead..

I am not aware of crimson tide but other posts about ksr cordelia in harshsagar talks good things about it, so only I was thinking that Palatial Abode might be a good deal as the location is attractive.
Also another thing about palatial abode is that they had initially launched premium villas in the same site and were asking for around 1.5-1.6 crores but they only had 1 booking in 6 months and so they rollbacked the project and launched palatial abode instead. This they told themselves which and I liked their transparency in this case.

I am Sharad and during search regarding KSR Palatial project I came to this thread.
Tomorrow I am also going to see this project first time and got the quoted price as 3990. If you don’t mind and feel okay, I would like to join you guys for group booking. It’ll help us to get negotiated price in group booking also in future it’ll be easy for all of us to track progress of project and to tackle any isses/ discusions with builder.

I don’t have any specific feedback about the builder. Maybe its a good idea to see how far they have progressed in their previous project ‘Cordelia’. Price looks ok maybe you guys can get together and bring it down further but since its a pre-launch I would always be cautious, please also verify if the project is BMRDA/HPA approved.
Pruksa Silvana which is nearby has few row houses left in the same price range and is also close to completion, maybe thats something you may want to take a look.

This is Giri and I am interested in this project. Can you please count me in for group booking? Also, I didnt get a chance to visit the site yet. May be in week or two as I am out of town. The KSR properties website says, its approved by BMRDA. Is it true? Anyone of you had verified the same.
I personally feel price is little high @ 3500 INR per sqft for row house with plot area of 900 Sqft. Is this price includes VAT, Maintenance and other charges (BESCOM etc)?

I have booked one recently. Its a good location. Good access to the main road. After 2 years one can think of a decent stay there. It is approved by BMRDA. They say that they will start the work shortly. Rate is also reasonable. Good project.

Hi All, I have negotiated the price & they have offered me Rs.3650/- per sft. I am planning to book tomorrow. And nice to see that they have started the work in the site. Seems reasonable and location is great,as I was planning to buy in signature Tulips.But there were lots of problem within them. So I am aware of the location quiet long time. So I felt that this is a good location.
I think Rs 3650/- is a bit high. A friend of mine recently(mid-November) negotiated the price to Rs 3400/- but then he got interested in Tulips. What is the issue you faced in Signature Tulips ? Site availability, price or the legal papers ? Can you elaborate ?
I have interacted with some guys who have already bought there. They havn’t sold to anyone below Rs.3500/-. But it was only for bulk booking. Tulips has legal issue. And the signature guys are very clever, and they have the habit of cancelling the booking at any point of time. My friend suffered with them.
