Regarding Sonestaa iWoods Bellandur and Approvals

Hi Harsha/HarshaSagar Users,

We can’t find any reviews and discussion about Sonestaa iWoods project in Bellandur. So, I decided to put it up here for discussions since its one of the rare-unbiased real estate forums. Hence, anybody – who has some information about the project – like legality, pros-cons, location-pricing,- please share your opinions/experience about the same?

What I know about the project :=>

This project is very close (<300 mts) to Sobha Dahlia – in fact there are at least 5 Sobha projects within half kms proximity of this project.  We liked the location, connectivity and other details of project like amenities, layout etc. Its being developed by Nirman Sonestaa Developers – Builder Name is Mr Chary from Hyderabad, who we met in person and also talked later over phone, he came out as a social person, not putting on any airs. Project is right in front of the Bellandur lake – in between the lake and project there is a’ road’ and an open/small sports academy. Its connected to Outer Ring Road by Bellandur Main Road – Bellandur Flyover is less than 800 Mts (Car Odometer reading).  Google also shows another way to Outer Ring Road through Palm Ave road, but I’m not sure if 50 Mts by Sobha Dahila (close to Durga temple) is public Road, also from Sonetaa iWoods to Sobha Dahila is ‘Kuccha’ road only. RMZ Ecospace and my office (another major MNC) are within 2-3 Kms range. Builder is currently quoting ~4000 psf.

(Disclaimer => this section may seem un-necessarily detailed, so bear with me)

Builder has given me a bundle of documents (photocopies) and asked me to take as much time as I need to verify them (asked me to give a Post-dated-check for booking and has not en-cashed it yet).  I was also told that its approved by LIC HF/SBI and given no of some LIC person as well. I called up the LIC HF person (from Residency road branch) and later met him in person as well, at LIC HF office. He says the project is approved but he won’t share the technical/legal report with me. I also went to Bellandur SBI branch regarding the project but they don’t have details of this project’s approval.

I’m planning to consult some advocate regarding the project in next few days.

 

What I ‘need to Know’ (more)  :=>

1.  Is it normal that one branch of a LIC HF/SBI approves a project and other have no knowledge of it?

2. Is it normal that LIC HF person doesn’t show the legal/technical report?

3. How much can we trust opinion from a private practitioner?

4. Sonestaa Meadows by same developer has been delayed by months (~year) by the same developer, how much does it matter for iWoods project where I see good amount of construction already and lot of development activity on regular basis?

5. Crux is – what are the options here for me ?? 🙂

Please note that I’m a studios, read certified, idiot who has not seen world other than what I know from books. So I’m in need of all the help I can get from those who’ve been there, done that 🙂

I also tried for few minutes for review, could not find any. I am also looking for 1/2BHk flats. Please keep us posted about the progress.

Even we visited the site and saw the plans and selected few.. But skeptical about builder as we read couple of reviews which are not so good..

Please share your details in case you are planning to buy one, we can coordinate on further things and bargain on price as well.

1. Does this builder provides OC and CC certificates. ?

2. How about the construction quality and previous completed projects ?

Please share me, so that we can coordinate each reg this.

When we inquired about OC and CC, builder was sure he will provide.

Coming to quality and timely handover , I am bit skeptical.  Last project got delayed by few months (~year) as i read somewhere.

Do drop a mail in case anyone is interested to buy or move further for this project.

hi friends i along with 4 friends visited sonesta silver oaks to book flats with the reference of my friend who booked a flat in sonesta silver oaks in june-13 the construction was at foundation stage and when we visited in nov-13 the roofs were completed and brick work was going on, my friend suggested us to book in silver oaks as the quality and speed of the work was very good, at that point of time builder told about sonesta iwoods at bellandur which started in jun-13, then we visited sonesta iwoods we felt very happy about location which is very close to ( less than 1km)  outer ring road at the same time it is very peace ful, decent and calm locality.

then we surveyed for other builders like orchid lakeview and sindu amazon and compared with sonesta iwoods then we we all together decided for sonesta iwoods this project is big project, but only one hurdle sonesta meadows is delayed then we enquired about the delay we came to know that one person from the locality blocked the road by which all the villagers and builders of that area suffered a lot. finally we all booked in sonesta iwoods and satisfied with the quality and speed of the work and two of us approached LIC and three of our friends went SBI.

the builder told that he is constructing water treatment plant which can be used for both drinking and utility like bathing etc, i could not understand this exactly, can any body explain this.

Can you tell me what is the price you booked for. When we inquired today he is not quoting less than 4059/- per sqft.

Guys, do not buy with this builder. He will do the initial construction very fast and suck your money as much he can. Once you paid 60-70% payment then he will slow (almost stop) the construction and invest all your money in new project.  Once you paid 60-70% payment then you cannot cancel the booking and get the money back. So this builder taking as granted and playing with us. I have booked the sonesta meadows in 2011 and still did not get my flat.

Only the Guy Shyam and Harish will be in site and you cannot meet the builder Chary.  This guys are bloody cheaters and dont go with them. I have invested my hard earned money and begging them to hand over the house. Pauing the EMI and rent its very difficult situation.There are hardly 5-10 workers will be on site and how can they complete the 397 flats with this less workers?

i booked a flat in sonestaa iwoods, my friend booked a flat in sonestaa meadows ‘A’ block in jun-2012 and pocession date in dec2013 witha grace period. i regularly visited meadows along with my friend, my friend has been handed over his flat for interiors in nov-2013 and he has completed the same just now. builder is very genuine person and flexible in payments, shyam and harish and others are very ccoperative in completing the flat and interiors and minor changes in the plan, i feel it is not good to write bad about any builder like this which is not true to my knowledge, this not only defames the builder it also decreases the value of our flat and thus rental value and resale value in case some of us want to sell our flat at a later date in future because these comments cannot be removed at any point of time. if you go through some of the complaints against builders , they are all minor issues only, i suggest any body who wants to buy flat go directly to the site and decide. the plus points which made me book a flat in sonestaa iwoods are:1.)Very good Location in terms of property appreciation
2.)Good Accessibility to ORR which is less than 1km
3.)Very nice from Security point of view,calm and peaceful
4.)High rentals expected
5.)Price is ok. compared to other builders who are quoting above Rs.5500/

i totally agree by the subject written by Mr.Raghu. i got worried by the writting of santhosh, just now in skipped today’s lunch and visited meadows, happend to meet some purchasers of meadows who are already residing in meadows, they said about 25 families have already shifted to meadows who were given possession of their flat in time and it is also true that people who purchased in ‘B’ block got delayed possession which are now handed over and they are also happy now, only amenities like swimming pool, landscaping  are going now even gym is also almost completed, interiors work is going on in more than 100 flats.

it is true to say that if some one writes bad about the builder it not only spoils the reputation of the builder it also decreases the value of our flat which is our life time savings/investments.

i strongly suggest anybody wants to buy a flat in sonesta iwoods personally visit the site and take decision, i request meadows or any other purchasers not enter this thread.

the plus points mentioned by Mr Raghu are true that is one of the reasons i booked a flat in iwoods.

Its not my intention to write bad about the builder and we dont have any personal vengeance nor am his business competitor. Mr.Raghu, can you tell me when he was committed to hand over the project when we booked the flat? you are talking about only A,B block..what about others? there are 12 blocks in that project. your are just visitor, but am the buyer and i have more interaction with the builder  than you. Even am bought the house and I know the consequence of writing negative feedback about my own house. But just think how much I have frustrated to write this? its my hard eared money and every month am paying interest to bank even am not living in my house just becuase of these assholes..

Even he showed the approval papers while booking that road will be constructed within 3 months. But where is the road even after 2 years? now farmers claiming that land is belongs to them and even you can see the notice board next to tennis acadamy? now tell me who is lying..myself or builder or you?

Raghu, also you mentioned that your friend booked in June 2012 and got the flat on dec 13. But what about ppl booked on June 2011 and still didn’t get possession? am not talking about quality of building or changing in Floor plan etc..my only complaint is builder is not interest in finishing the project as he committed and not responsive when we do the follow ups. that is why recommending to not to go with this builder. More over its my opinion and end of the decision will be yours. Because money is your and not mine.

Hi All,

We have also booked in Sonesta-iWoods.

Its legal clearance is by the Canara Bank.

Hoping to proceed with the agreement in next 1 or 2 weeks.

If any have done it please share your opinion.

 

For me the builder (Mr Chary) looks trustworthy and currently the progress of the work is also good.

Have been visiting the site once in every 2-3 weeks for the past 2 months.

i booked a flat in sonestaa i woods,verified all legal documents with a reputed advocate he has given legal clearance i approached to LIC for loan.is anybody approached to LIC? anybody checked quality and specifications of his previous projects he is telling in iwoods they are giving standard fittings like jaguar,parryware for toilets, anchor modeler switches [ROMA] vitrified tiles flooring,asian emulsion paints and also they left 1.75 acres free space in the project for all amenities and play areas

guys,

Sobha apartments are far away from lake but iWoods is on lakebed. anyone checked with builder whether ground water level is tested because lot of apt in this area reported harmful chemicals found on water.

Lot of illegal constructions and slum forming around the apartment and there were complaints on ichangemycity.com. Also, I have concern regarding road around the temple because during morning hours 100+ cars has to pass through that narrow road to reach ORR. In meadows project, builder mislead people by showing 40 ft road to apt instead of 8 ft. my friends are frustrated because even BBMP would not help in thubarahalli extended road issues.

I would like to clarify points before booking and please provide your valuable feedback.

vj  , I have seen your many postings in many threads commenting in different ways seems you are builders competitor not real customer put your all efforts to do your project better and dont waste your time commenting others with  false comments spend your time on your job to do  good project. iwoods project is not next to burial ground and next to drainage canal like your project[…..view] our project have 40 feet BBMP Tar ROAD and just 800 meters from ring road and located in peaceful area, far away from lake surrounded by all residential apartments.

Hi,

I had also visited the project ( iwoods) last week since I have been looking to buy a 3BHK. Although I found the project to be good, but, an opinion of someone I know, has put me in a confusing state. According to this person, who has been living in vicinity for years, there is a lot of mosquito problem in the area. So much that sometimes its difficult to walk on the road in the evenings because of the mosquito menace. Also, a bad smell comes up during monsoon when it rains ( probably due to proximity to the lake). Also locals have reported lot a theft in this area.

All this has created a doubt in my mind for this project. Any views on this??
