Regency Pinnacle Heights review
Hi,
Has anybody reviewed Regency Pinnacle Heights in Rachenahalli, behind Manyata? The property is developed jointly by Ashed and Valmark. From my initial visits, I gather that it was launched in 2005, construction began in 2008 and the property is close to possession. What would be the key concerns if one were to buy a home there?

The apartment is good. Club house is not yet built it will take another 6 months for that. pool and kids area is available.
But there is railway crossing near to it almost 300 m from it . So i feel the sound will be the issue at night though not sure. Near the crossing the trains will definately honk as it seems to be a small manual crossing.
I wonder why unishire project is next to crossing ?
only reason for delay they are saying is fund crunch. Regency API is main builder with only few but good projects in their portfolio. railway track is only demerit I see. From construction it seems that they have not deviated. They say they have applied for OC. Booking amount is 5lacks, cancellation fees is 25%. what documents to be checked before booking? How to find if properly is re-salable or not (Khata-A etc)?

Did any one of you got the documents verified. We are also planning to book a house in Regency Pinnacle. Any feedback would really help. The apartment seems to be well maintained.

The construction is good. But The builder is very unprofessional. Does not communicate anything. I have bought an apartment here in May 2013. There are about 100 occupants now as of 22 Sep. The builder still has not communicated the phone numbers or intercom lists. Many in the flat got intercoms after lot of struggle and follow up for more than six months. They charge Rs. 3.5 per SFT for maintenance. Window Mesh is a mess. In May 2014, asked to fix the window mesh during maintenance period, I get this reply in Sep 22nd: “Please note, the Company is not responsible for normal wear & tear nor for mis-use of any material in individual flats.” Photo of window mesh attached. I’m planning to purchase an apartment in and around manyata park areas. I want to know couple of things about Pinnacle Heights ..
1. Did the builder receive OC ?
2. From the documents received by current owners, is this a BBMP ‘A’ khata ?
3. From the mail list above, there are pending amenities to be provided by builder. What is the status on completion of property ? I guess without completion & inspections, OC will not be issued by authorities
