I am planning to book a 2BHK in Sankalpam and would like to know if anybody has done the legal verifications and if there were any issues?

I approached the builder for legal documents and they said that I need to pay the entire booking amount to get it. But that way I will be risking a lot and if any issues prop-up I will have to run from pillar to posts. Kindly help me with your opinions at the earliest.

The project is nearing completion and kind of priced ok, then why are there so many flats still unbooked? Seems like something is wrong.

Also kindly let me know any other thing I need to be aware of the project.
