Reviews needed on essem18’s poetree

I have taken a look at essem18’s poetree on sarjapur road. I seem confused regarding certain points so need some experts advice on them

– How is the reputation of the builder – essem18 ? Do they deliver what they promise and on time ?

– on 1.5 acres of land they have G+4, with total of 158 apartments – is that dense

– they are considering having the parking only in basement(just 1 level), is that going to be sufficient for 158 apartments in that area of land ?

– all the flats will have common walls. I have seen many a ads talking about no-common walls.  How big is this disadvantage.

– any other know issues/positive-feedback of the builder or for this specific project /.

Nopes, I did not. All that glitters is not gold. These days the builders invest on model flat to have customers book the flats at higher price, and most of the cases the model flats are farce and far away from the real stuff delivered. Same is what seemed to me here too. In the model flat he has interchanged kitchen and the small room to give a better look.

Look at the number of flats in that small piece of land – its too congested. 8 flats alone on 1 floor on block A, as if all of them tied up to forcefully fit in suitcase. Similar is the for block B, 4 flats each in b1,b2,b3,b4. No spacing at all in between b1,b2,b3,b4, Then why call them separate blocks in the first place. Again hardly any spacing between block A and B/C. The flats just have common walls and notice the thickness youself.  There is dearth of open space and whatever open space they have managed is by force fitting the flats. The plan of individual flats also is not good, take a look for yourself online.

What would you do with toto and gruhe, if the basic requirement is not met.

Again if you look at their amenities, all of them seem to be provided as 1 merged into other, as if made to forcefit. Its all cramped. Rather if you see the children’s play area has been made missing from 1 plan in pic to make it look good.

For all this, it is too highly priced for a g+4.  With little search 1 can surely get a highrise  for their asking rate

Also do meet the salesperson with Gogs on his head, the way he behaves and talks and doubts you, you would surely not want to visit this place ever again.

There are other upcoming projects in that area – century, HM, etc. they are much more better designed and better priced

I observed that, its actually 10 Apartments on 1 Floor with a separation for 5 apartments each. i.e. the access is through the ground or the terrace. This for block A.

Block B1, B2, B3 and B4 is similar. Someone who stays at B1 needs to go to Ground and then take the lift or the stairs to access B2 and so on.

The reviews on the net are few for this builder, I just saw couple of reviews where it seems like the reviewer(homeowner) vouches for the builder.

Are you actively looking at any other apartments?

Yes, that’s what I said. What the builder is promising of toto, gruhe and other high end finishing you would surely get, I never doubted that. I did not quite like the plans of the individual flats. e.g. try to look at the block A flats for their living area usability, 1  side you have foyer and other side you have the extended balcony, rest directly falling in dining area. Then, when you have one good sized balcony, what is the use of the extended square shaped adjoining extended balcony ? – forcefit ?   But even  bigger concern is the congestion of the overall project, which has always been stairing on my face , when I think of poetree.

There is this touch of glamour for sure, but I can’t neglect other basic and bigger factors.

Anyone, these are all always personal preferences, so might vary for you.

And as I see, there is a lull phase in real estate currently in the bangalore market. Prices by the builders are increasing on paper but no so when you come to the bargaining table. Also, there are other really good properties available in the price range less than what is being offered by poetree and with their construction work either complete or just about completion – look at royal orchid lakeview, bren Avalon, BSR gitaar to name a very few.

I’ve kept it on hold, 10 apartments on each floor and 158 Apartments per 1.5Acre is congested.

Price wise, Its their job to maximize their earnings, Our task is to negotiate and fit  it into our budget. I’ve extended my search to Whitefield and Electronic city.  Perhaps it will take me some time to shortlist.

The current quoted rates for this property are 4975/sq ft for non premium ones, whereas they are charging 5250 for premium ones. Isnt this rate too high for this project ?

What discount and price point can I expect to get here ? What would be a good price considering the area, the builder and the quality.

Mayur, get their land papers verified by a reputed laywer. There would be surprises awaiting.

Don’t just go by any projects being approved by so and so banks.

The builder has BBMP approval, along with that – Its A Khata, plus OC n CC would be provided. Many customer vouch for this builder. What kind of surprises are you talking about ? Any particular issues which you are aware of, or was it a generic observation ?

By the way , i went ahead and booked an apartment here .

The interactions I had with the Essem18 has been very good so far. They are ready to customize your home as per your needs, have a lot of creative ideas and totally design oriented. The finishing which they provide should be top notch. I have a friend who works for Total Environment, and he vouches for this builder, so do many of his customers in other projects like Ele Vana..

My reasons for choosing Poetree are

1. Good location 2. Awesome amenities for a 158 apartment complex ( 16000 sqft club house) 3. Good high end finishing and accessories 4. Option to customize my home as per my liking along with creative inputs from the builder.

But well it all depends on what you personally prefer , but if you also have the above priorities while purchasing an apartment, then Poetree might suit you.

I get the feeling that Uma Kashwani is a paid blogger or an Essem18-competitor posting faking reviews.

I currently own multiple flats in Bangalore, including Raheja Residency (3 BHK), Prestige Shantiniketan (4 BHK), Deja Vu (2 BHK) to name some of them. Basis my experience in buying property in Bangalore, I can tell you the following with absolute certainty:

1) Poetree is completely free of any and all legal disputes or concerns. It is a pleasant change to work with a builder who has everything in order up front. Poetree has a winning strategy here – they only start advertising after they’ve completed more than 60% of the overall property. For those who still need proof, this is an SBI approved project – in other words, the most comprehensive legal verification in India by an panel of lawyers have green-lighted Poetree.

2) The quality is absolutely international grade. Don’t judge Poetree by the model flat (which is absolutely spectacular). I recommend potential buyers have a look at Elavana if you want to see what the actual finished product looks like. I saw some reviews saying Essem18 sucks you in with the model flat and then under-deliver. I want to ask the person on what basis they arrived at that statement? I have seen the finished Elevana property, and it is beautiful. I bought a flat in Poetree 3 months ago, and I make it a point to visit the site at least once every two weeks – not because I have to, but because the property is magical. There are balinese overtures which make you feel like you’ve just entered an international resort.

3) The staff is excellent. They are friendly, well-spoken and extremely professional. The person who talked about the arrogant sales guy with the glasses on his head, obviously hasn’t visited Poetree. The sales guy at the property is a jolly chap by the name of Naresh, who has never been anything but friendly (and offers you fantastic lemon tea, once you get to know him). You would not find the standard faire goondas in half-shirts and gaudy gold necklaces here. You find wonderful people who can just shoot the breeze with.

4) They are a one-stop organization. Beyond the flat, they can also help you with the interiors as well. I cannot overstate the benefit of this.

5) This project is not congested. What everyone is missing is that the overall project is closer to 2.5 acres. Only the base buildings cover 1.5 acres. By the way, this is the advantage of having a good design team (from an architecture perspective). Significant thought has gone into every aspect – for example, the club-house in Poetree is 16,000 sq.ft. for 150 residents. In Shantiniketan (where I have a flat), we have a 50,000 sq.ft. club-house for over 1,000 residents. In other words, the facilities at Poetree are far more generous. The wife loved the in-house Spa, I loved the rooftop lounge & restaurant, the floating gym over the beautiful swimming pool. Also, Poetree has solar panels on the rooftop to reduce electricity requirements, and organic farming so that we get our own fresh veggies.

6) None of the alternate properties listed/suggested by one reviewer are anywhere close to Poetree (in class). Bren is a janta-jam flat, with no creativity whatsoever – I picked on Bren because that is an accurate representation of the other listed properties. I would call Poetree a more affordable version of Total Environment. That’s the comparison I would do.

7) Lastly, the quality of neighbors. Most of my neighbors are senior members (Directors, VPs and so on). This is absolutely critical to the success of any society (good neighbors).

I’m happy to answer any and all queries about Poetree. Btw, the best indicator of a project is how much tenants/owners are willing to speak out for the project in public forums. I believe this should speak volumes of the wonderful property and staff at Poetree/Essem18.

Money matters can be extremely tricky when it comes to builders and we are all scared that if the things go wrong, is our hard earned money safe! I guess everyone has heard a story with a “Not so happy ending” of a builder – buyer love and has made us a that much more cautious in our dealings for a house..

My story starts with booking a beautiful 3 BHK house with a garden of our dreams at Poetree.. Being a first time buyer, I did give my own share of hassles to Naresh & Raghavan – both in terms of obtaining personal satisfaction about the property & the financial negotiations. But influenced by other horror stories, to my surprise, both graciously always took out time to oblige, sometimes for hours in a day.

Getting the property legally & structurally reviewed and satisfied, we happily decided to go ahead with the remaining payment – the 20% bed of nails.

Unfortunately, just before the contracts signing, we ended up in a personal problem and had to make an exit.

All those thoughts of bouncing cheques, builder fights & money getting stuck for months or years started creeping in.. It was a loooooooong day before we met Raghavan to state our problems.

And there it was – A one line assurance “Don’t worry Abhijeet, you will get your money in next couple of days!”. Nothing more. No issues, no swear words exchanged, no pointing fingers and no stories on cash crunch.

It took 4 days for the money to arrive, in full! Heck even the TDS which we had cut on our end refunded! It was more than the promised 2, but hey I am not complaining!

I am happy to recommend them as a builder, not just because of the quality of their project (for that you read Ashwin Menon’s post above), but for their sheer transparency, ethics, genuineness & attentiveness.

Today, before writing this post I got a call from Raghavan to cross check, even after returning the money, if our plan to exit is final, as he had another party interested in the same flat (I don’t doubt that, as you need to visit to believe). And that says a lot of his investment as a builder in us, rather than just our investments in a builder.

Seems like a long, old thread but would like to get some more information on the property.

Can anyone who has booked/purchased a flat from Essem18 Poetree throw some more light on the legal issues (if any) in this property ? Currently pricing per sqft is bit higher so in dilemma..

There are no legal issues with the property. All the required approvals is in place. Also there is a commitment of providing the  CC & OC in the agreement itself, which rarely any builder does these days.In case you want to be doubly sure from your end, you can always pay the token booking amount, collect the documents from Essem 18 and have them verified by a lawyer of your choice.

Having said all that,personally the interactions that I have had with the builder in the past 7 to 8 months have been fabulous and I am very happy with the decision to go ahead with the purchase.

Thank you for your reply and such positive words about the builder. Yes, I agree that the sales people are very open and promised OC and CC to me too.

I will consider the suggestion of taking documents and verifying them myself. Just to keep a clean slate.

Property is ok type  but price is bit more .There is a sales guy called NARESH fat tall guy he is one parvert .Most indecent guy who doesn’t know how to behave with women .He keep staring at them when explain n showing the property  ..Plz avoid this guy when you go to see the property …
