rohan jharoka phase 2
Hi Harsh,
I am intereseted in Rohan Jharoka Phase 2 near Yemlur road. Their project is approved by LIC housing, HDFC, Axis etc but not SBI. This is because the Joint Development Agreemnet b/w builder and owner is not registereed. the reason the builder saying is that ,even after decreasing the registration cost this year, govt offiicials are asking the previous years higer rate for registration.. so thay have not registerd .. waiting to resolve the issue. Can you please add any info on this… ? Also they are charging 4100 psf.. What do you think about this ? and the project as a whole ?

Thanks for bringing this topic. Even i was initially interested in the RJ Phase 2 but dropped the plan .
Connectivity :- There is no major bus connectivity to RJ. How long we can reply on rude Auto walla and Taxi. Again 1.8 Kms is not a short distance to cover by walk when it is raining or too hot. Also the road after Logica CMG is quite dark. I don’t think any female will be willing to go alone in night
Schools:- Forget about school there is not a single Day Care center near RJ.
Airport :- The Airport provide huge lung space but it also causes too much to noise. The noise from frequent flights are not good for infants and old people.
Height :- Have you visited the model flat on 8th Floor ? The roof height was less then 9 feet.
Instead Fortuna white wings and Jain Height’s east parade (Both in basavanagar) are quite promising. I am actively looking to buy in any one of them. It is worth taking look at them.

Might want to answer a few of your comments.
1. Bus connectivity: Yes, Valid point. I agree that the bus connectivity might not be present currently / or just one bus operating,etc. Well, I have seen this project 4 years back, when there was not even a single human being visible. The property has gained recognition some time back only, and a few local kirana shops too have started. See, i feel, the property getting developed in the next 2-3 yrs. The bus service has already started, and hopefully you will notice more frequent services. Also, I agree to your point about any other transport option. Forget the auto gundas. You will definitely need your own vehicle to reach here.
2.Road dark: Yes, it might be currently. Let the East villas open up. You will see traffic soon. There are also talks about the road widening – the road connecting RJ to the bellandur road. If that happens over year or two, it will reap good benefits. But yes, its dark currently.
3. School buses: There are school buses which drop to RJ. No doubt about that. Have some friends in RJ1- and with kids, and are having no problems at all.
4. Airport noise: Not that of a big concern. Install sound-resistant high quality french windows (not the ones provided by the builder). That will cut a lot of noise. They use it mostly on the appartments in noisy crowded areas. It helps. Will not cut ALL the aircraft sounds, but still prety helpful. See, these kinds of sounds of aircrafts will be there, but will get un-noticed after some time.
5. Height: Yes. It is a concern. It is low for sure.
OK, i also saw both Jain heights and Fortuna.
I felt, jain heights is definitely good, except for the access road- which doesnt seem to be getting corrected in the near future at all. There are good villa projects in the close vicinity, but the road is still the same since 7-8 years.
Fotuna – I am not too sure about the construction quality, and personally i didnt like their floor plans.
See, frankly, the points raised by you are very valid, and topped with a very unprofessional site-sales team, where they treat customers as sales targets and nothing else.
Overall, we still felt, that the property will develop after a couple of years, where a lot more people start residing. and also, once the surrounding areas develop. It has started already, and hoping to see it getting developed soon.

I too have purchased a flat in P building in last February (Rs. 4000/- sqft). Now there are few questions still open.
1. The JDA registration. This point keeps on reappearing without an end and everytime I get the same answer: Govt is unsure. Any updates from anybody?
2. The possession date: Though it is promised as September 2013, it will difficult as the 9th floor slab is yet to start (though builder confirmed it is started already), and so many other aspects such as flooring etc.
I have serious concerns about point 1 above. Now being in IT our base is not fixed in one city for long and in case we need to sell off the flat how easy it will be in this case? Will that be easy to sell off a flat that is purchased with unregistered JDA? Not sure about this point.
As I have purchased this flat, I do not want to complin about other facts and as pointed out by many of you, there are many improvements such as grocery stores, connectivity etc. happening rapidly.
Any idea what BIAL Vayu Vajra Bus operates on the Airport road in this area?
HI all, I recently booked an apt in U block. I have similar concerns as you guys have. The main being of the JDA/GPA not registered. I spoke to Asif today and he said that we will not be registering the JDA at all. Only during possesion, the property will be registered in your name. I am consulting a lwyer and he too says that it is not good to go with a property for which JDA is not registered. There can be legal issues later as we are not owners at all as the sale agreement will be between Errol, ROhan and us. Please post your views on this. I am confused.

Few updates related to Rohan Jharoka 2.
1, I bought a 3 bedroom in RJ-2 bought mid of last year. I also heard about the JDA agreement not being registered and all. Since i liked the property and location and i went ahead and bought the property and i got HDFC loan . They have been giving possession from earlier this year and mine being one of the last blocks, i got it mid of october (delayed by 4 months) and also got it registered before the recent increase. I heard that the recent guidance value is about 4150 in the area. The risk related to the non-registration is over once the property is registered in your name and now most of the banks are ready to take over the loans. Few of the owners are actually in the process of getting loans from many nationalized banks. So far, i felt this is a good buy even though we are facing some of the testing issues. Clubhouse and landscaping are yet to be completed and is expected to complete by December this year.
During my this week visit, i also saw a sample apartment coming up in the adjacent plot (left hand side of the gate) and heard it is mostly prestige which is coming up there.
I am looking for Ready to move 2 BHK or 3 BHK un-used, Vastu compliant. If any one is willing to sale do let me know in rohan jharoka.

I’m planning to book a flat in Phase-2, ready to move in but I’m lil scared about this individual flat Khata issue. The builder is saying flat owners will have to get it done themselves. I request if somebody can clarify on this please and will it create problems later. It would be highly helpful to me.
