Any updates on this projects?/

As per my last discussion they are launching this on 27th July. Tentative base price band is 4200-4500. I have more or less made up my mind to book one as soon it is launched. I stay in Rohan Mihira from last one year so. Construction quality is at par with Prestige… Much better than Purva or Mantri. Hi, I booked  the 2 BHK @4200/sqft.. dont know much about the project regarding future appreciation..location wise is very good and also metro phase2 station is coming near by.

Yes  we too booked 2bhk here ,previously we were considering Rohan Jharokha,but this is better located than that ,being closer to ORR,also Phoenix mall is close by.We have also considered projects close to ORR like Nagarjuna Ivory heights,the price is much higher and also it’s bang on road,which invites lot of noise andpollution,on that matter this gives best of both worlds,close to road but still inwards.We have seen Rohan Contructions in Jharokha ,it’s quite appealing.They are Claiming to get SBI approval shortly as well so seems to be clear on legal side as well.Appreciation wise,again with the proximity to ORR and many IT offices in very close vicinity along with Malls and upcoming developments it’s seemingly to appreciate at a very good rate.This is my personal opinion though,plz share ur thoughts.

Pricing is very near to market rate. I booked a 3 BHK road facing. I have been staying in Rohan Mihira and found the consutruction quality to be good. Wanted to go for a terrace option. However, was surprised to note that they are charging full for terrace of 150 sq feet or less. It was disappointing. They didn’t negotiate. For me also location was the key. Looked at various other projects as well. We pay for location and quality. SMR @ hoodi junction is available from around 3700 and ready for possession in a year from now. However the quality of construction is not that good. Same applies for Gopalan grandeur. Skylkard esta and Brigade lakefront near to these apartment are again in the range of 4500 to 4800.

I have below queries. Let me know if you have any details on these:

1. Quality and availability of borewell water

2. Tenative official launch date and price

3. If they are going to open the other 2 blocks at time of official launch (Block c and d)

4. Legal title validation (we can get this done jointly instead of going separately)

We went to Rohan Jharoka I to learn more about this project and Jharoka II. These two projects seem good from whatever we have seen and heard. However, We have read in some places that Rohan usually does not do a good job on amenities. We tried to have a look at the club house and pool at Jharoka I but weren’t allowed as some event was happening at that time . It would be very helpful if someone could share some info on this.

Their floor plans and overall construction style look good. If someone else is interested too, we could do a group booking as well.

I am staying @ Rohan Mihira currently. There USP is alomst 4 way open flats that provide abundent light and ventilation. On amenities front they are reasonable and not extraordinary. Moreover they do not charge you separately for club house. As informed by marketing person club house at Rohan Avriti is 11k sq feet and has facilities like TT, Indoor Games, Badminton and Squash in addition to party area and Gym. Swimming pool is open. I am hoping they do good job. I have booked a 3BHK. They do not really negotiate and I have tried all means. Referral may work. Connect with me @ 98806 93665 if interested to know more.
