S2 Housing plots near sompura gate Sarjapura Road
Hi Harsha, There is a new project near sompura gate Sarjapura by S2Housing. As per the builder the BMRDA approvals are in-progress and should be in place within 4-6 months. I am planning to purchase the same keeping the prospect of the sorrounding developments to stay in 2-3 years. Can you share your thoughts on the same? Appreciate your response.

I have booked a plot in S2 and mine is also released in first 40% lot by BMRDA.
I am undergoing the loan processing from HDFC. I had also inquired through SBI but got the response that rural branches of SBI may fund BMRDA properties. Planning to go with HDFC now..

I have booked the the Plot 21, hope this is released in first 40% lot. If any one has list of the plots released in first 40% please post it.
I belive they have not got the official released order yet, what they have is the approved map of the layout.

My site is also released in 1st phase. I am yet to finalize the bank for loan processing. Can someone suggest which bank is better among the 3 Axis, HDFC and LICHF. Can someone please create a yahoo group. We can discuss all the issues/queries on Yahoo group.

I think Axis is good…. but if we can speak to them and negotiate the interest rate to 10.15 which is offered by HDFC.
Has anyone got the sale agreement done? Not the one which they provide which doesnt have any teeth. The agreement they provide doesnt have any penalty or time lines.
From the comments it looks like a few are in the process of getting site registered. Can someone please tell me if atleast the sale deed has details of when the possession of the site will be? Or it will simply be “The possession of the scheduled property will be after completion of development of the layout”?
When i started the process in january i could see the land was dug for boundary wall and i was told the boundary will be ready by february first week. Last month (April 2013) when i visited the site, boundary work was not even in their near future agenda. So it looked like the boundary work will happen in august or september. i was told roads will be one of the last work that will be done probably after the second release of sites. Have to visit the layout if people are saying the development work of boundary wall and road is started.

Looks like 0.45 paisa per sq.ft will be maintenance fees per month. So for a 1500 sq.ft plot the maintenance will be 675 per month. There is no free club house which means this amount is just for maintaining the lone park and roads and provide water probably. Maintenance looks like is from August and they are not planning to honor their word that 2 yrs it will be free maintenance
Hi, For me they are asking Rs.750 per month.
This is not fair….. They said the first 2 years maintainance will be done by them, and we will NOT be charged anything. Now they are asking for maintainance fee by now itself. I think we all should rise our voice… what do you say friends?
ys .. i completely agree with madhu sudan . They told two years maintainance will be free . After that how can they claim that money.
Has anybody applied for SBI loan against this property . If yes , can you please tell me the name of the branch you have contacted.
Has anyone tried to get loan from banks other than Axis/HDFC/LIC ? Also not all branches of HDFC and Axis are giving loans. It looks like only the branch that the sales guy is telling, is giving loan
I am thinking of buying a site here but i am worried about the security. All round the project there is jungle kind of environment and I came to know that only 4 guards will be employed. And also we shouldnt construct compound walls. Anybody can come into the layout from the small compounds that they are going to provide (some 5ft compound wall i think) and also no barbed wire or anything of that sort on top of the compound wall. Totally worried. Can someone confirm if what I heard is wrong? Based on that i will decide whether to put my money here or not

Hi All, I am planning to Buy 1 S2 Avani site.. Got to know this is BMRDA approved. Anybody already bought plots in Avani. Sales guy told that layout works will be done by Nov’2013. After that I am planning to construct house there. Which all banks has already approved this project? I am planning to take loan from SBI. But sales guy is insisting to take loan from either of HDFC, Axix and LIC Housing Finance. Any feedback regarding this is appreciated.
