S2 Housing plots near sompura gate Sarjapura Road
Hi Harsha, There is a new project near sompura gate Sarjapura by S2Housing. As per the builder the BMRDA approvals are in-progress and should be in place within 4-6 months. I am planning to purchase the same keeping the prospect of the sorrounding developments to stay in 2-3 years. Can you share your thoughts on the same? Appreciate your response.

Sep 2013 and still these are pending:
1. Road
2. Electricity
3. Storm water drain
4. Compound wall
5. STP
6. Overhead water tank
7. Entrance arch
etc. etc.
I don’t regret not buying here. Deadlines are meant to be missed (by a huge margin). Buyer shouldn’t miss his payment deadlines though.

Last wk i visited the site , Almost compound wall finished. Also they started Drainage work and water tank .So all work to be done by Dec 13.
Did builder give it in writing? I know the answer : NO
One full side of compound wal is pending and water tank started 1 month back. Realistic chance of compound wall and water tank finishing is Dec 2013. They will bribe the BMRDA and get last release and then leave without finishing all the remaining works – road, park, arch. You might get electricity by February and forget solar powered – God knows if you will get any street lights . And you have already paid for 2 years maintenance … ha ha
Maintenance started for this project without even a proper road. Muthu kumar might be a person from the developer in the disguise or he is also a scape goat (read who bought site in this layout)
Here I am writing my understanding based on the agreement. I am not insist anybody to buy here. Also If you or me not buying the plot,they won’t close the project.better we can write only abt project not the persons.
They said the project will complete by N0v-2013, but still there is so much work pending like roads, compound wall, electric supply, overhead tank,,,,,,. No hopes of completion this year at all. Any recent updates on 3rd release?

I am planning to buy a plot in their newly launched project Avenues. They have got no approval , no concrete plan and even the place they showed me is behind the Wall of phase 2 and full of trees/jungles. As per the marketing guy(Suresh) builder has bought the property and already approached BRMDA for approval. Could someone please answer my following queries?
1) They said they want booking amount ( 25% of total cost ) and in return they will just give us a sales agreement mentioning the plot number, area , amount i paid, amount to be paid, per sq ft rate etc. Can we trust them. I’m just worrying that tomorrow if they don’t get approval will they return the money( & with interest?)
2) What is the reputation of the builder. I could not find much info in internet and seems like they are kind of freshers in this field. Would you please share your views
3) Do you have any clause in your sales deed which speaks about penalties builder needs to pay in case of delay in possession?

I visited S2 homes Avani last week. liked the project and planning to buy a site over there.
I have very queries. it would be a great help if someone responds to this ASAP.
1) the site which is avaialble is seem to be in 3rd list of releast order fro BMRDA and not yet ready for registration
— may i know the risk involved here?
2) Price quoted is Rs. 2500/SFT.. does it sound reasonable for that area?
3) developer is aksing for extra 1.5L for ammenities.
has everyone paid this?

People are crazy. they are interested in investing in a project which is behind another unfinished project. There is no STP and no water provided to homes already built in the layout. Even proper electricity was provided only a few months ago.
Everybody asks the same question “Is the title clear?”. It doesn’t matter to any Bangalorean if all the basic amenities are available in the layout or not.
Everybody is interested in only one thing: “What is the increase in per sq ft from last year?”. It doesn’t matter if the layout is much worse than last year.
