Shriram Chirping Woods
Hi
I am considering Shriram Chirping woods (apartments) for investment. Any idea of whether the builder is reliable in delivering projects on time and in quality. Also the builder insists that the property is a one of a kind from Shriram group in terms of luxury segment. Is the price of 5200 psf justified.

The table on link http://bangalore.citizenmatters.in/articles/1915-fire-safety-norms-high-rise says road width for a building of height 45 meter should be 13 mtr, i.e. approx 40 feet. I guess the road is ~60 feet, at least what they said.
So I think w.r.t. road width we are fine, i am not sure about FAR and stream/drainage.

I got to know about Openhouse meeting happened on Friday with Shriram Management and now launch is postponed to Oct. It seems that most of approvals are in place, but few are still pending.
I was aware of only one NALA which passes in between TOwer 4-5; By the way what is the width of these NALAs ?
I am ok to join with any Owner to get the area surveyed.

Yes this is being reviewed by folks. Understanding is that while there is no issue in approaching FAR from an overall project perspective, it is necessary to check on BBMP approval and approval from Fire and safety departments for the overall proposed floors. As of now looks like only 14 floors have been approved but builder is saying he is getting 23 floor approvals. Most owners are awaiting to see all approvals before proceeding with any payments.

This project has many issues associated:
– Two Nalas pass through the property and one just before entering the property.
– Buider is not allowed to construct on the Nala, hence he has increased floor height which may violate Airport Authority norms.
– UDS is very small.
– Adjacent development may share the amenities.
– When BBMP constructs Nala, all play area will go off.

All norms are violated. Will never get OC.
This project is coming up in the small patch of land between Harlur lake and Kaikondrahalli lake. Its clearly obstructing the storm water flow between these 2 lakes. With lot of govt recovery happening all over bangalore stating encroachment of lake bed, won’t it be quite risky to settle at this place?

Shriram builders are fraud.. They are charging 12% GST for the Chirping woods tower 5 which is launched in Dec 2019. As per the last budget, starting April 2019 GST on property is only 5%.. They are looting the customers..
You can check with other builders like Sobha Royal Pavilian, for phase 2 which was launched after April 2019, they are charging only 5% GST
There is a Nala passing between tower 4 and tower 5 which smells very bad.. Not sure how people are booking flats in this project.
Godrej reflections and lake garden environment clearance is already cancelled by NGT and same NGO has filed a case against Shriram chirping woods as well as it is in wet land between 2 lakes. Better to be away with projects in that area. Initially SJR watermark OC got cancelled, now Godrej and next will be Shriram.
