Today I went to visit the site. The project has just started, they are still digging. Its around 1.5 km from Varthur main Road, so location wise its good. They claim that a 40 ft road is planned which will directly connect to ORR, but not sure how true that is.

Main drawback I see is – The road connecting the project to Varthur road is mud road. And they are planning to give possession in Dec’2014 which is quite late.

I visited the site toay , and the project location and price looks good . But road is the major issue , current road which they use is not good . This road got some issues now and somebody have blocked the road now . THe other road(which Join to outer ring road – VIMS , Staples ) which they talk is not going to come . If road isssues are not there this is a good project

I have booked a flat in Sonesta around 2-3 months back. I have  done the document verification by Lawyer and all documents are  fine. Moreover I checked with one guy regarding Home Loan and found that SBI has cleared his loan.

But Still we need to check some of the issues like:

1. The proposed new road should not pass through the property.

2. What about the occupancy certificate. Do they provide it ?

3. What about the time frame for construction completion. What I know they took long time around 3yrs for the construction of Sonesta Meadows.

As I know few places in that area has some water problem, you need to depend on tanker. Anyone has idea about the project if they have water problem?

hi guys i booked a flat in sonestaa silver oaks in june 2013 at that time the project was at foundation level in BLOCK -C i was abroad and just came last week to india bangalore. visited the project today i was happy to see all the the blocks slabs completed and most of the brick work and inside plastering is completed including my flat . in last six months the progress seems to be very fast i wish the builder proceeds with same speed the builder may complete the work by june/july 2014 which would be earlier than the commiment time december 2014 as per my agreement with the builder. also i am happy to see the drainage pipe line work being done by BBMP and happend to meet BBMP engg at the work spot he said after the drainage work is completed they will start the 40 feet thar road also.

Sonnesta Meadows and Oak is the project of NSD builders. xxxxxxxxxxxxxxx. While selling the project in March 2012, the 40 feet road is going to start in next 2 months. But the road is not started yet. The owner of the road has put a board (on 18-01-2014) saying it’s a 8 feet road only and rest is Land Owner’s property. you can see the board while going that side.

Another thing is that they are saying that project will get completed by March 2013 but they have not given to us by now. Also, there is no hope that they will give by July 2014 also. I don’t know how they will give Oak by Dec. 2014 . They had mentioned that they will pay 5Rs/ sq feet as delay payment ( which is very very Low) for each month. The Min. current rate is around 20 Rs/Sq feet. They are not ready to pay the delay payment .i.e. very lowest rate of 5 Rs/ Sq feet). Since I am victim of these things. I am writing this. So, I suggest Please do not buy any flat from them.

I am dead sure about 2 things. 40 feet Road will not become reality in next 5 years. They are not going to accept delay payment. Always ask for standard delay payment in Agreement Of Sale.

Hi, I am Niraj Kumar Singh, real customer of Sonesta Meadows, H-Block. Someone had created a fake user id with my name “niraj_questions” and used the display name “Shyam Tiwari”. So, anything written above in the review is not correct. This is just for misguiding the people.

I am interacting with Shyam and Harish from last two years. They are very decent. They have co-operated us a lot. The project is going in full swing and people will shift very soon in coming months.

The things written about delay payments is totally false statements because actual description of these things are mentioned in Sales Agreement. This varies from builder to builder. This Agreement is based on mutual understanding of builder and customer.

Both Builder and Flat owners are making full effort for the 40 feet Road. Hope it will get started very soon. As a customer, if you are going to buy any Flat or Land in Bangalore, you may have to face any kind of problem like location problem, water issues, or any other disputes etc. At the end, we have to buy somewhere.

Do not invest in Sonestaa Silveroak or in any other projects at Thubarahhali Extended Road, e.g Sonestaa Meadows, Ashish JK, Charitha Greenwood etc. The road is very narrow (less than 8 ft wide) and not motorable at all. All the flat owners are right now trapped since none of the builders are trying to solve the road issue. Even the govt authorities including BBMP are not helping to get the so called “40 ft” road. The possession date for all the incomplpete flats has to be postponed indefinitely because of the restriction of heavy vehicle movements. FYI, I am one of these unfortunate flat owners at Sonestaa Meadows who face hell a lot issues for every day living be it pickup/drop for school kids or commuting to office or grocery shops near the varthur main road.

hi, i booked a flat in sonestaa i woods,verified all legal documents with a reputed advocate he has given legal clearance i approached to LIC for loan.is anybody approached to LIC? anybody checked quality and specifications of his previous projects he is telling in iwoods they are giving standard fittings like jaguar,parryware for toilets, anchor modeler switches [ROMA] vitrified tiles flooring,asian emulsion paints and also they left 1.75 acres free space in the project for all amenities and play areas..i visited the model flat finishing and quality was good

Its legal clearance is by the SBI, my loan is sanctioned 80% on my aggrement value
