Anybody booked in this project at Panathur, bangalore? Any more details on developer, price?

I went to see this project. They way he showed everything and considering the location, I was quite positive and almost made my mind. I was planning to book a flat with area 1208 sq ft. I asked him about the actual carpet area then he said it is going to be 73% of the super built up area. I calculated and it came to 881 sq ft. But when individually But according to my calculations the dimensions of each room e.g. Bedroom – 11×14, Living, 16x 11…) etc and summed all that together it came to 830 sq ft which is 67% of the total super built area. I asked him why is the discrepancy, initially he could not give me any convincing answer. But there are many positives e.g location, no common walls, amenities etc. But looks like the price of this area will shoot up in the future. I just wanted to share this so that it might help the potential buyers. Anyone wants to share anything on this?

I have visited the project recently. I see lot of positive points towards this project, as it is less than 1 KM to ORR and no common walls, lot of open space for peaceful living, and many big projects coming over there in panatur area due to the near by tech parks, And they do commit to provide OC Also.
Just one thing i feel is, better to have clear commitment from builder for the quality of construction and amenities, as he is not an established one.  I think they may come down to 3800.

If any body has booked it or any body has some negative observations, please post, That is how we can get more awareness.

Hi,

I looked at 1150 sft flat, and the carpet area comes to 72 to 73%. Did you calculate all the open space including open door spaces, etc. some of the area dimension is not mentioned in floor plan, for ex: the space infront of bathrooms, etc.

 

Price wise i think he will still come down, as it is intial phase. we just need to negotiate. I also see STP is charged extra, so we need to negotiate sq. ft price keeping the STP in mind. All the builders try to over charge buyers at their best level, so we need to consider all the parameters before price negotiations. Maintenance charges any way will be neglegible amount when compared with the whole price we pay for flat. so I am not worrying at this moment.

I also visited one of his earlier project hallmark, the quality was ok kind of thing, but he said it is a small project, does not have OC and brindavan they are building as big project, so they maintain quality with no deviation. When I asked to change some balconies and other stuff also, he said not possible to deviate from the plan.

 

One surprisie is, he commited to me that he will mention the OC in agriment and he said, OC is the reason they  are charging more sq. ft. price. And carpet area is by default shd be in agriment, I am not sure why he gave you the strange answer, BTW, whom did u talk with. There is a person madhu(builder) who talks clearly, i have seen rest all dont know much details.

Coming to bribe, it is common word in construction world, I also heard from many bulders that, even if they construct 100% no deviation, they need to pay bribe to get permissions and OC. So as long as we get the things commited to us, it shdbe fine.

Hi,  I went to the property  looks like the cost price high and completion is in June 2015 . He is a new builder, the commitments given by them are true or just bogus, not sure.

When I asked him about the completed projects he told 8 are completed  but when I saw their websire no completed projects are updated, only ongoing and upcoming are updated.

One big advantage of this project is near to ORR and to the software hub. Quality wise I am not sure how he will maintain.Please give more information on this if any of you guys know about it.

Any one have booked already?  Let me know so that we can share the information among us.

car parking charge is also too high   Rs.2.5 lkhs, as I saw with some other builders they were charging Rs.1.5 lkhs.

Seen your posting and review about my project  BRINDAVANAM .We had a very little conversation on the day when you come to meet me .I believe i had clarified you everything what you asked  .You asked me about the SBA and CARPET area .I had given you the complete definitions how my architect had done the calculations on my part .and you didnt asked me about to do calculations if you ask me about the cal’s infront of me i would have done and do that for you . and to your another  review for my other project you said ‘OK TYPE CONSTRUCTION’ .Brother project is not yet completed we still have time to complete the project and it takes another 3 months to complete . and You cannot judge about a project before completion .You want for lesser rates and good  quality .  How come it can be possible ?

and you discussed about STP we are charging more than other builders ,You can take in a project in this area who can give lesser than this rates  i mean below 4000/- with Occupation certificate and Commence certificate .

And come to me Ankan i will calculate and explain how we have done

Hi Veenu, Ravikumar,

   I am also plannning to book a flat in SV Constructions Brindavanam. It would be great if you could share your views and recent updates (both positive and negative) if any at the earliest which would really help to make my decision making easier.

   I did see some of the properties in that area and I feel this one looks a bit positive. I could be wrong as well. More importantly I dont have any idea on their previous projects and neither do I see them in their website (www.svinfragroup.com).

    Any inputs from any one on that would really help.

After seeing the owner’s message, I went back to visit him. This time around he and his partner both patiently listened to me and addressed all my concerns. In fact they called the architect in front of me and clarified all my doubts and gave me all the required information. My main criteria for buying a flat is size, location and amenities. Considering all these factors, I think it’s a good deal as prices might shoot up in this area in the future.

This time I was 100% convinced and decided to go ahead with them. It’s a thumbs up from my side.

To give you my views, The positive point I see for this porject i

It is very near to ring road (0.7 KM) and its proximity to software parks, schools. With that I feel it becomes a good locality to stay in near future. More over in the near proximity I do not see any project which has such a open space with no common walls, amneties in the reasonable price range.

Its posession is also not very far, its only 2 years from now. They are also commiting to provide OC which became mandatory now a  days.

The only point I see not very positive is builder brand not a reputed  one. But in my conversation with them I felt like he is very much committed to maintain the quality, to make sv brindavan as the bench mark for his future projects and want to prove himself in the market.  Again, the catch here is, if we go for a reputed builder in such a fast growing locality very near to ring road, We need to pay much higher price. There are instances where big builders also not commiting to what they promise.  So It is up to the buyer to decide themselves.

One more thing to mention, They have not yet got the commencement certificate but Madhu was telling they will get it soon . Please let me know if any one has any update on this. Also Madhu was telling he’ll mention in the agreement that he’ll provide OC and “A” khata.

I saw in this URL : http://property.sulekha.com/bangalore-brindavanam-project that they will provide Commencement Certificate . After booking also I’ve not yet got that certificate. I’m waiting for it , let me know if anyone has any information on it.

I spoke with one of Classic Hallmark owner and inspected the construction and materials.  Tiles are of good quality, lot of money was spent on elevation. I am very happy. I recently booked flat.

So far I see lot of positives in the project…I showed the plan to lot of people who liked it..even few of my friends and acquaintances said location wise it’s very good and prices will shoot in the future. Approach road is quite wide. So altogether, it’s a good deal. Those who are looking for property in close proximity to ORR, please take a look. Overall, I am satisfied with my decision.
