I am planning to book a flat here. Plz share your views. Is it a wise investment?

Hi,

I am planning to book a 1750sqft flat in this project which will cost 1cr including everything(i.e  VAT + registration) included.

I want to know 2-3 years down the line will this be a good investment? also, how much will be the appreciation potential? will this be worth it or should i look at smaller projects? For us its both quality of living & roi which matters.
