HI, Even i am interseted in this project as location is good. But not sure about the builder and future apreciation. And also builder is disclosing the complete availability list. Please provide the info. Is it good investment?

I visited this property recently. I liked the location. Even i am not sure about the builder. He has done some residential and govt project previously.

I have also heard about some issues regarding arkavathy layout. Due to this reason some of the projects are on hold for launch. But i am not sure weather stone arch is part of that. Can any one provide the complete information.

Location is good. But to know builder and if some issues are there is most important concerns of mine.

And even builder is not disclosing complete availablity of units.

I checked this issue with the builder marketing team(Nelson). He mentions that his site is the corner one in the hennur cross layout, which is a BBMP layout. and after this the disputed BDA layout starts.

How did you find the price of 3500 psft to be? Isn’t it on the higher end?

Yes, 3500 psft is quite high for that project. I think prices are little bit negotiable. But before that to know about the builder and the construction quality is important.

hi, i’ve booked a flat here after all verifications with legals cleared. He looks a good builder and very approachable with all your queries. this is not part of arkavathi layout and the price seems very reasonable. i think they are laying the road there to the location and by the time the possession happens the place would become better. It’s not part of arkavathi layout and once the arkavathi layout comes up, the location would become real good.

aswin – you say you have booked the flat. how much is the registration,service tax and vat component comes up for you?  they are not showing in the price list ?

csk – that would be close to another 15% (service tax + vat is 9% + registration at 6%) – this is a general strategy followed by most of the small medium scale builders…

As the tax keep on varying from time to time, they take this only at the time of registration. We don’t actually make the part payments for these taxes thereby reducing the upfront payment…
