Hi, Though it is always wise to invest in land/individual house from appreciation point of view, there is a definite risk as land mafia/fake property documents are ruling the market, I myself zero in on land intially but I got to know that all the property doc’s provided to me are fake, so finally after 2 years of exhaustive search for land/individaul house, I have changed my  mind and planning to take an apartment now. You will easily get a luxury 3bhk apartment with in your budjet in prime localities, and even apartments are also appreciating pretty well these days, but remember buy only from reputed builders, as small builers most often than not do not construct as per sanction plan and initiate trouble for customer to get khata/statuory doc’s!!
