Hi Krishna, Apartment is good , everything is good about MJR Pearl except Sound problem. Not only train Sound but also highway Sound, bus horns and construction sound are also major major problem in MJR. This apartment is near to railway, bus and highway so sound problem is there specially people leaving in E block.
Metro construction is in full swing just opposite to
MJR Pearl. Station would be on just on the road opposite behind Kadugodi Police Station.

Rethink on your investment! i was having similar requirements when i went and saw the apartment. there are many construction flaws and problems the current owners are facing. I saw the parking and it looked like a pool with no place to walk and water leaking from many places. The marketing guy was saying they are fixing. but it talks a lot about a builder when such issues were never attended at the first place.
The project is not ready and it heading toward more delay. The builder has not put sufficient manpower to speed up works. Only by year-end, it might be liveable. Despite some residents has started living, construction of the road, parking space, drainage etc. it’s moving in slow motion. Hardly 20 works you can see at the site.
Only by year-end this project would be rocking property, Location, design, open space etc. is excellent, only slow pace of construction is an issue.
Sri.. no project is 100% complete at start.. Its a great thing MJR Pearl was delivered and people started living in.. There are many big builders projects nearby which was delayed by 3-4 years.
I stay very close have seen this area develop.

The buyers had no choice except to move-in to save money and planned to pressure the builder every day but ended up useless as the builder never listened as usual. The so called association also failed and is defunct now.
I suggest buyers to make wise choice.
This is because of so called like you buyers of pure middle class mentally doesn’t think beyond their shallow legacy mindset … axe their own tree and propagate to all.
The kind of builder and the same kind of buyers which fit exactly ..that’s the reason A class builder choose the right buyers for making the building perfect class.
U mean A class builders give timely delivery with excellent quality. Don’t fool around here and stop marketing for them.

Every one has a right to their mentality as long as it is just. Its is not about being of any class. People will buy based on their capacity and requirement and they have a right to question if they feel cheated. People will voice their concern when their hard earned money is invested irrespective of the class of the builder . People who get easy money will keep silent if the project gets delayed since it does not bother them. Every class A builder also delays projects and people forget over a period of time when the project is completed. Never buy Prelaunch or under construction property in the present market condition. Only buy ready to occupy, Pay for what you buy.

I was told by a friend that construction work is very slow and the project delivery is already delayed by about one & half year. With this pace, it would be fully ready only by year end.

This place is excellent due to its location, bus interchange, proposed metro station just 100 meters, railways station etc. once the metro work is over in 2-3 year, the Property value would lift like a rocket.

I have purchased flat here. I agree about the location. It is before the Whitefield railway station bridge so we have proper U-turn also unlike other apartments where it is always a hassle to come ?to main road. 2-3 years for metro may to too much of an optimism but BMRLC is moving fast so I guess they will complete phase II faster compared to how they did with phase I.
The location is good but it would be a disturbing place with bus stand on one side and constant honking by trains on the other side. Reason for train honking would be for sure as its a station and railway crossing. Wont suggest cause you want peace of mind at home

My requirement is a ready to move in 2bhk, so I went to this apartment after seeing the add at the enterance of the site that says ready by Sep2016. Its 6 months since then and the flat is not ready. All I could see is a bunch of workers and some helpless residents.
This place is excellent due to its location but not worth investing or renting out due to incompletion and problems that will come by once metro work starts. May be once the metro work is over this place rocks but till then it’s a dead investment.
I am seeing this apartment “in making” everyday from Kadugodi flyover from god know when (this post itself is 5 year old)! From last 6 months or so, it looks complete and I always wondered why no one seems to be staying there. Not sure what’s problem so I a came here out of curiosity.
If you are looking for ready to move apartment where people really stay, you can see apartments after kadugodi village (near or before army walfare housing society).. it’s happening place and cost will be less.. you may get less rent now than city area but good investment for future as all apartments are coming here. Kadugodi Bridge and hopefarm junction traffic is the only problem now.

Just want to caution people , these are by few nonsense people as well as by other builder guys who don’t want to project get super success ..
There is no Land issue ,construction issue , project delay which is as usual with any builder in any city ( call out any big builder or big project in any city who has delivered the project within time ? ) and project is going to be handover soon by next 2-3 months … MJR Pearl is on absolute hot position of Whitefield and price rate is comparative best then any other builder within 2kms surroundings .. What else ..
This is the project where Builder has sold their 100% inventory within a year due to location and price and other parameters where as some people is spreading the rumors as they didn’t got the chance here ..
So don’t look at any negative news ….. if you are Pearl holder be with that … soon u will get the possession

LOL… It’s been a year since you posted this. Has the builder taken you for a ride, I visited the site with an eye on ready to live apartment and it’s not close to complete. What’s the point of paying the cost of a completed apt and not able to stay or rent it out. As a potential buyer or tenant I will wait for atlest a year with this property.

Saw the document in the link.MJR Pearl has no issue in environment clearance.
So you saw. When you invest your hard earned money you should always read related posts. SEIAA filed a court case against two builders for constructing without environment CLEARANCE and work has stopped in those projects. SEIAA IS VERY SERIOUS NOW.
