Lot of legal issues going on. Police cases, court cases have been filed against developer. Goyal co. is dumping remaining plots to get out. BIAAPA approval itself may get cancelled. Owners are very un-happy with unprofessional manner how goyal is handling the issue. Don’t go by documents they give, do your own research and buy at own risk!

Layout approval obtained by not disclosing govt road widening notification, layout roads not as per sanctioned plan, private land inside layout, govt land encroached that I know of are some legal issues. Moreover, developer not allowing formation of owners association and using the property as kind of private resort for themselves..

BIAL IT Investment Region was the main attraction at Devanahalli, but that has not seen light of the day so far.

I happen to visit the area. Where is Embassy Knowledge Park? In March 2015 you mentioned that work has started. Its Nov 2016 (1.5 years) and the Embassy website says project as ONGOING. When I visited the site there is nothing ongoing except some excavation that happened 2 years back.

They sold plots notified for road upgradation of Chapparakallu-Timmasandra-Rajanukunte. They have encroached 1.5 acres of gomala.. they had encroached 6 gunta B Kharab land and sold plots nearby at a premium promising gardens, now neighboring developer has gotten it vacated. People have filed police cases against them. They are going to court. Still think best developer? Do not touch anything with Goyal with 100 foot pole.

First of all, don’t buy by considering the commitments given by the Sales/CRM team.I support Manju, once you bought, they never care about you. Especially CRM, they don’t know how to talk with customers. Simply say, ” we took decision” , so it will be like that.
In Orchid woods, they agreed to give by March-2015 (it was Dec-2014), now it is totally uncertainty, every time we approach, giving some excuses, and extending the handover. Also not agreeing to pay the penalty which they agreed to pay, if handover delay more than 3 months.
My advice, never buy from this builder.

– orchid wood structure is ready, but saw some existing people fighting related to some tile issue, dont know exactly what the issue is.
– The orchid wood guy named amit/sajid, don’t remember name exactly, behavior to those people was very rude…….look like after sale service from builder not good

Lot many comments varying different aspects.
1. Marketing manager will always say positive about the project, he is paid for it 🙂
2. I booked a site and there are no legal issues. Rather than worrying about layout, I suggest you ensure that the site you are booking is released.
3. there is no concept of gated community legally. So if the compound is an issue for others to approach their property, Goverment can demolish it anytime. Also the roads constructed in BIAPPA approved layout can be used by anyone.
4. Water is a big big issue, and unless government does someting, there is going to be a pain.
Overall, it looks okay (not great) to buy.

Please read my below comments carefully.. The IVC road real estate is Big Mafai.
I’ve brought 3 property in the year 2004 ..for Rs.400 and Now after 10 years I’m not able to sell the same at cost price. All that they say is big lie and you investing your hardened money is like playing gambling. Never ever invest there . If you’ve money better invest in city limits. – Else you’ve to invest with an expectations that you next generations down the line 30 years will reap the benefits.
ITIR / 300 Feet road all these on papers from decades – so far nothing has happened.

I have been there to site visit and I surprised to know they are taking booking for unreleased plot too. I did not see any where BIAPPA approved/approval number on there brochure. I feel it is deliberate miss from developer not to mention the approved/approval number. In there plan too I did not see any plots saying released and falls under 60% release. On BIAPPA site we can see that they have gone only for 22.38 acre approval. Why are they not going for full 44 acre approval? What happened to remaining 11+ acre approvals from total 44 acre?

Hi, I just visit site yesterday and it looked to be a good project. The marketing person Manu told me that 2nd Phase is approved by Biaapa but approval hard copy is yet to receive. The quality and speed of development is good so looks like good investment for the price. I dont think they make the investment without surety of approval. Please tell me if you hear anything more as i plan to book soon.
I was communicating with these folks couple of months back and then I backed out. They were not ready to give information on what plots were sold till now. We have to tell them what plot we like and they will come back and say if it is available or not. I felt they are hiding something from us.
Lately plots distributed by Nitesh developers on NH7 has lots survey issues. Even though the plan is approved, there is no gaurantee that your survey number for the plot doesn’t have any legal issues. Also note that price has not changed since several months which means that either people backed out for various reasons.
What I would recommend is, appoint a lawyer, get all your survey numbers and plot number. Ask your lawyer to verify all the legality of your plot. Your lawyer should do good work by getting all relevant documents from developer and contacting BIAPPA for any further information. If everything comes out clean, you should proceed next step.
Investing is piece of cake, but getting money back if something goes wrong is not easy.
Visited this place. Its not worth it. First they don’t reveal the occupied yellow mark status. and no approval and NOC. Second is there will be no ring road 100 percent sure after lot of follow ups at biappa.Peripheral ring road would come till uganavaadi village limits. Total misguide and since it is run by political rooted trust, it is not worth for people who will be investing hard earned money. Its only hype and air created by marketing guys. Very soft polished way they talk.but very very shrewd .beware of your hard earned money.

No comments on layout itself, but since it is far inside 9km streath from main raod, according to analyst it would take 10-15 years for surrounding area to develop. So the question is would you up or ready for paying 60,000 rupees every year as maintenance fee for an empty land until you can resale the plot when the area really gets developed?
Can some please tell me which one sobha landscape / Orchid Nirvana / Nitesh long island is ood for investment and safety
there are quoting very much varied prices though all the projects are not very far from each other

Can give my opinion. you need to make your own call.
Considered all of these but decided not to go ahead with any of these. Key reasons:
landscape – may be difficult to find buyers due to high entry cost (i.e. if and when one wants to sell in future). may be good if one wants to build a house and live there for long term.
nirvana – layout looked ok but 9 km on narrow ivc road. not clear if that would be widened.
long island – 1 or more road(s) going through it (and i was not looking for such a fragmented layout).
One othe reason – someone has posted location of ITIR area on web (10,000 acres or whatever is the dimension). major part of that seemed beyond devanahalli (and not really close to these layouts). i could (easily) be wrong here and you need to verify that.
water situation – don’t know
waiting for some other option.

You should not worry about the 9km stretch as IVC road is a 300ft road. Its Approved.
I explored all these options before:
Shobha landscape: The prices are very high as compare to other plotted development near by. I don’t think it is worth.
Nitesh Island: Location may be ok bacuse they are close to NH7, but still little away from Airport. They have split layout which is not a good thing. There are legal issues as they don’t have approved JDA. People who have booked earlier have cancelled their plots and as per the their feedback they were not able to get their money back. It is not a private layout because as their plan, lots of roads are passing through this layout. So security may be issue. I heard they have issue with club house as well.
Nirvana: Layout plan is good, but development around this area, you will have to wait for atleast 10-12 yrs. It is far inside IVC road and there are proposal to improvement it, not sure when will this happen. Then you have maintenance fee like 50 to 60 thousand per year for empty land. Not sure if you want to keep paying for it until you were able to resale. The people who wants buy from you next will also consider this maintennace fee before they make decision. Think from the buyer’s perceptive before you buy it.
I decided to go for Urbana ozone Apt which is right on NH7 highway. Plots may be good investment too

yes. It has been close to 1 year now I purchased plot. Prices per square feet has been increased by more than Rs 1000 than what I have paid. They have several projects coming up, but again everything around Devanahalli is very slow.

hi , as layout look and work speed of constructing layout even in 1 month of launch, i am thinking it will be great layout.
I am seriously comparing with nitesh long island, which is better??? nitesh on NH& and NH207, this project on middle of IVC road. It’s exactly on middle west side doddabalapur road some 8-9 km approx, north side NH207 same 8-9 km, east side NH7 some 8-9 km, south side yehlanka and connect again to nh7 by some roads nearly 10-15 km.
location is strategic have a future value of all side.
just waiting for review and comparison with nitesh long island.

It looks to be a good project, their plan for the layout is good if executed as marketed. Location wise though Nitesh looks better.
thanks harsha, yea location is a key point, my hubby went last Saturday this project, they built main gate (not fully), they built main road, underground things they already done for more then half of the project, my husband said they already started constructing park, and it seems by look they are using good material also. any how my hubby impressed with there commitment as they r saying it’ll be landmark project of bangalore for proving this they r working aggressively on the project. In this road both side have a lot’s(5-6 project on main road as he seen) of residential project.
on that road 6-7 km before shobha life style is coating 3700 rs approx,yea this project approx 2 km fa from NH7, that’s why.
any how location is a key point Nitesh long island on NH7 and 207, this is on IVC 8-9 km. nobody can say about future.
we approx chooses long island but after seen this project i just nearly on doubt, as seriously i don’t like long island layout so many road crossing this project and they have to be open in future as there is no concept of gated community in government dictionary. so in future full chances it’ll be open layout. which is good and bad both.

elec city / whitefield – first IT industry came, next housing, more companies and so on.
area beyond airport – seems to be mainly housing project. no IT industry as of now.

Orchid Nirvana is a project where you get all amenities of villas in a plotted cost, wherein generally we don’t get these kind of amenities in plots. All electrical system, water network, sanitary network, storm drain network, communication networks etc are engineered to have a design life thats spans decades.

i have a different view for maintenance. If property will not maintain professionally then it will not maintain it’s value.
every one like maintain layout and will maintain higher value then any other badly maintained layout.
we have a vacant plot in a nice gated layout.
cost is higher than the cost being quoted for this project.
Maintenance is less than Rs 7k per “year” per plot and layout is quite well maintained – security, cleaning, roads / club-house maintenance etc. Expenses to maintain an empty layout are typically low.
Rs 2 per sq ft is what some apartment complexes charge for people who actually live there and here we are talking about a plot where no one may live for next 10 years.
if one wants to sell in future, one will also need to find someone who is ready to keep paying high maintenance charges even when not living there (if one lives there, that is ok).
sort of interested in this project but holding back due to high maintenance charges for an “empty” layout. (if i live there and they charge me Rs 2 or Rs 3 per sq ft, that sounds fine but not for an empty plot and an empty layout)
Wouldn’t that also be a factor of when you bought the aforementioned plot?
Logically speaking, in projects like this it would be difficult to expect few people (who do construct their homes right away) to pay for the entire property. And obviously I doubt if the developer will take the burden on themselves.
So Neel does have a point. If you look around Devenahalli today, there are enough of these small plotted development from unknown developers all across. So what is the differentiation? There has to be something aspirational about the project for it to command a premium.
fyi: Fer ns happen to have 3 (or more ?) layouts in North Bangalore and their main rates are much less than Nirvana

we have a plot in a ferns layout in north bangalore. Tennis court, reasonably big club house, swimming pool, some gardens, (probably a badminton area though not sure about the later point).
I feel maintenance needs to be taken in the context of the facilities offered. Fern’s Clubhouse is pretty basic when compared to what Nitesh/ Goyal group have in mind ( if they deliver on it). Nitesh is actually planning to keep it open for outsiders, so in a way monetize it.
I have visited the Fern’s Norths Star one… its big but one wouldn’t come away impressed. but if they are charging 7k only, then its gr8.
one should check clun house of Ferns Aspen Heights. That is much better than North Star’s club house and maint charges are quite low.
let’s stay one is investing for 15 years. No one is anyway going to live in these areas for 5- 10 years. i wonder what is the advantage of paying Rs 50 k as main for 15 years.. Don’t know. Maybe time will tell 🙂

yes, Ferns is a well known developer and charging much less than Nirvana for maintenance charges (of empty layouts)
The payment is until developer maintains it, Dec 2016. After that it is left to association. Just to trim the grass and maintain club house the association can take a call and maintain at lower rates.
suppose one wants to sell this plot after 10 years.
one will have to pay Rs 6L (or more, depending on size of plot one wants + maint charges) as maintenance over next 10 years + lost interest on that money.
some layouts where people “actually” live charge this type of maintenance rates. Here, one will need to pay similar maint amount for an empty plot.

For Nitesh it is about Rs 2 per sq ft, that translates to about 55k per year for a 60×40 plot.
There is an additional Rs 2 per sqft for the corpus fund as well.

Also I am not sure of the calculation here as for a plot size of 2390, this should come to 2390*2*2 = 9500 approx but the cost sheet shows 114720 INR
