They are bullshitting. I am owner in One of the sobha city flats and i did not opt for sobha interior for 3 reasons
1. they are quoting 8-9 lakhs for basic kitchen and wardrobe with lower grade plywood
2. they won’t even bother giving designs or collaborate with your inputs, take it or leave it with their basic designs
3. they are just leveraging their parent brand value
Bonus tip – they won’t offer customisation like false ceiling, tv units cladding , additional lighting etc.
They only want easy MONEY .

There is nothing to rejoice about when people can’t afford a decent home in the city.
Bangalore city is imploding. It’s infrastructure and civic amenities are crumbling and unable to cope with the growing population. IT engineers here pay hefty tax but get nothing in return. Traffic conditions are worst. There are HUGE amounts of land in the outskirts but people don’t want to dread traffic TWICE daily on their commute to office. Result? Artificially high real estate prices within reasonable city limits.

I regret it. me same. went to sobha, did not get any discount. went to Nitesh, got lot of discount and got 20:80 scheme also. builder promised me 2014 march. till now he is not given. exactly now sobha is delivered Forest View phase 1. I should have purchased Forest View. looking all these blogs, initially I also thought Sobha price is high. but I realize now, when I am not getting flat from Nitesh. also as Rai said, it is stupid quality. It looks like the slowdown in real estate is for REAL. Today (Saturday) Sobha gave a full page advt for Sobha City with a price of 5091/- per sqft. But what is surprising is that in the advt they have compared their rate of 5091 with rates in surrounding areas which are 6000+ sqft. If Sobha is marketing their project as cheaper than competition that means they are lowering their brand and are surely not able to sell at these hyped up prices. I also saw an advt in TOI where Salarpuria is saying no floor rise charges. So, surely the builders are not able to sell their inventory.

Icon location is good, just 500 metres from nagawara junction, shares common wall with Manayata tech park, located inside a BDA layout, 85% open space and good layout plan.
Luxury apartment with all flats having same amenities and wooden floor master bedroom
Cons: Storm water drain in front and adjacent to property, power line going on the back side, mall in front (traffic and noise)..
Otherwise all good
Bharatiya City: great concept, great layout plan, integrated township, IT parks, hotes, hospitals within the layout
Cons: 2500 apts in 17 acres, different construction technique (no brick walls), first time developer.
Sobha City: Great layout plan, good amenities, world class contruction quality
Cons: Massive graveyard (Hindu, Muslim, Christian) just besides the boundary wall. Electric crematorium coming up and all this on the next plot and shares common boundary wall.
Carpet area is less compared to Icon.

In terms of quality and appreciation value sobha city is best choice.If you are looking for good location Gcorp is good option.In gcorp you have to compromise with quality.
I do not agree with mani, there is no compromising in quality with Gcorp, i have visited all their projects in Bangalore and have been outstanding, including their 1 MG road mall. On what basis you say its a compromise? I agree sobha quality is good but as per my survey gcorp quality is equally good if not more.
if you look at the 2013 Bangalore CREDAI awards for best residential and best shopping mall, gcorp won both of them and not sobha!

I definitely find Icon one of the better investment or self use properties in bangalore.
However, I have my reservations of the NDTV property show which I watched very regularly before forming this opinion. The ‘go ahead’ on this show, for NCR & Bangalore, are slightly dicey. Lot of real good projects (which have now been handed over in last 5 years) never made it to this show’s list. So I take the show’s opinion as just another input.
Coming back to the property, I personally do not like the site layout but am so impressed by its location & price.
I visited both sobha city and icon two week back .
Sobha:
Good for investor.
Sobha is providing better quality than icon( as per demo flat).
Construction is faster than icon.Entire(Mykonos,Serenita,Paradiso and villa) sobha city will be ready by Jun-2015 including club house.
Icon:
Location wise icon is good. 85% open space.Not good for investor and average quality as per demo flat.You cannot sell this property before registry.

Icon will definitely a good buy, what K missed in above post is proposed Metro station at Nagawara will be very close to Icon. Also, Cauvery water connection is approved to Icon, which does play a big role. Not to forget the price is still less compared to Sobha City. They have kept the price very competitive, I think other builders are asking for premium due to brand name, where as G Corp recently won both best residential project and best mall awards at CREDAI Bangalore.
I booked an unit in The Icon after evaluating all the other options near by, in fact my friend is planning to book a unit this weekend, email me at if you are interested and could try to get better deal if you both book together.

As per my survey, people should go with The Icon, in respect of Location advantage (major) and the concept (85% open space)
I have booked apartment in Wing 2 in Sobha City – Casa Serenita in March 2013. I booked through one of their sales guy Genuine J P. I found that guy very professional. He helped us in the sale as well as arranging the SBI guy for loan. CRM people were very good in providing all documents.
I read lots of comments below regarding graveyard and not informing about Santorini etc. When we bought, Genuine specifically told that on the mentioned areas in Master Plan where “Future Development” is specified, “Villas” will come just next to jogging track ( as its happening now ) and remaining will be “Apartment Tower” . So, he dis informed us about this beforehand and never he said that all will be “Villas” as when we bought , there were 4 areas mentioned as “Future Development”. 3 are now occupied by Santorini and 1 would be Villas.
Also, as far as graveyard is concern, they didn’t told me either. But guys, tell me why the hell they would tell you about this. Isn’t this our responsibility to check all this before booking.
Regarding landscaping etc, I checked with them and they still maintains what is committed i.e 65% open spaces which means area other that acquired by Apartments and Villa which includes gardens , road, swimming pool , park , play areas etc etc.

Rs 5280/ sqft is the minimum launch price of Santorini which goes upto 5800 for some of the flats. This is as per the mail I got from Sales dept. on May 4. I am not sure what is the current price as of today.
There is a big graveyard and crematorium just besides the boundary wall behind casa paradiso apartment (phase1) block in Sobha City

So Sobha City and Bhartiya City are cheating customers by not disclosing fact.

It was very innovative to ask this question in the first place. Probably, one of the reason why the answer was No, might be because the sales guy might be too stunned to get such a question. If can someone can ask UDS / floor charges etc. why not to ask about graveyard.
I ask basic questions like water level (bore) / nearby graveyard / rental in nearby area / land type (JD / owenership) and water meter(sound funny) and crache etc.

Dont depend too much on the builder. Next time, drive around the place to see whats there and what’s not

As per the master plan, the areas marked as future development had the blueprint of Aristos Row Houses.
Sobha releases the apartments/ blocks in phases and they show the blueprint of the block to be developed and release it phase by phase. For example for Casa Serenita, Sobha sold Wing4 first and had shown the other wings as future development.
This did not happen for the Aristos Row Houses plan as Sobha could not sell the row houses and hence they changed the areas marked for Aristos row houses to Santorini. (This was the message conveyed to the existing owners by Sobha developers)
With introduction of Santorini, instead of 50 Aristos row houses (marked as future development), we now have 455 units of Santorini.
The concern is on impact on amenities, road usage and resources (Water) of the layout due to the introduction of 2000+ addition people in the layout.
Also lot of the existing owners had premium+ charges for purchasing a flat facing the central spine and unfettered views. Now there is a 18 floor apartment which has come up, where there was supposed to be Aristos row houses (marked as future development).
These are some of the concerns around the Santorini blocks.

BTW, as per present proposal from sobha, total apartments will be 2000 odd with FAR going up to 3.7 (Total BUA: 5,06,952.865 Sqm against Total Plot Area: 1,48,214.96 Sqm). More details can be found in the SEIAA MOM, search for sobha city in below link.

Another suprise is that there is no mention of Santorini apartments in the expansion request in the SEIAA MOM. Santorini is 2 blocks with 2B+18 floors but I did not find any blocks with these specification in the SEIAA MOM.
Also Sobha harps about 65% open space but in the project details the landscaped area is only 23% of the total area.
Well said. It is important to understand ‘Future development’ in the correct way. All buyers have the right to know what is planned in areas marked as ‘future development’..Builders would definately know at the time of selling the property, since they would have provided the inputs to the authorities while getting the plans approved. Replacing 50 row houses with 455 flats is definately not the correct practice from a reputed builder like Sobha. Sobha could have easily planned a smaller set of apartments in the same area without impacting the amenities. It is not that Sobha is struggling for making profits..they enjoy good market reputation & customer confidence, premium pricing, have multiple apartment blocks under development which are selling well (based on what I have read in this blog)…hence, such actions are truely uncalled for. Now, the question is: Would Sobha do something to win back the customer confidence?
This faith that ppl have on brand names is what I find amusing. There was similar hungama when Brigade launched BGT at prices higher that what some agents “committed” during per-registration. For a non-RE example, Ranbaxy recently admitted to fraud in how they make, test and sell medicines in US. (If they are selling fake medicines in US imagine what they are selling in India). I signed an agreement with Salarpuria that clearly says if more FAR is available they will build on the roof. Take it or bye-bye.
So, if you believe that something as vague as ‘Future Development’ means row houses and that cannot change – then my friend I know some one who is selling Taj Mahal.
I think you are missing one point that builders can change plans without informing customer. First you are signing this point as ok in agreement and then you are making big noise. If you are that much concerned then you should wait for full construction and then buy a property.
I think its a good decision, a land where earlier Sobha was planning for just 50 families will now give shelter to 455 families. I am hopeful that new towers and 455 more units will reduce some pressure on price.
Santorini units are very very expensive at 25% costlier per square foot than any existing unit for sale. So much fore reduction in price according to your theory. 🙂

Sobha sales ppl are communicating to potential buyers of new tower of Santorini that Santorini residents would get dedicated swimming pool and play-area. Also there would be different residents association for mykonos, serenita, paradiso etc……
This is totally against the spirit of city concept that they emphasized while ppl for other towers were buying the homes….
And other frustrating part is Mykonos layout….. I paid extra premium to get spine row view…..And at the time of booking it was unhappy with the balcony of Mykonos being pushed inside spoiling the benefit of better view….Their management team told that architect could have come-up with the best plan and that was this……Now in santorini , everything same except an additional balcony was given in master bedroom….. This is utterly unfair…..

Sobha city compound behind the police grounds has a massive graveyard and crematorium, so apart from the mediterranenan theme, customers will also get to see burials and burnings on a daily basis.
Sobha has clearly cheated existing customers by not disclosing this fact.

There is no place on earth where there was no graveyard or crematorium in the past. May be where you are staying currently, was a greavyeard long years back.. However, I do not know which apartment you’re talking about, but that part can be seen only from the Bigger apartments (parasdiso). Moreover, unlike you I think other people will not spare their day just by peeping from the balcony or window looking at the graveyard.
For you, the best part is even after you die in Sobha City, your address will remain the same… just a graveyard beside. 😀

Is there any apartment for sale in Mykonos, preferably the central spine facing, and also in Casa Paradiso
Sobha just wants to maximize their returns, damn their customers or the layout. Now that they have already sold most of their apartments why should they care what people who spent their life’s investments would feel when this is going to get them more money.
Two Blocks of Santorini containing 455 more units at Sobha City and if we assume 4 members per family, there will be 1820 more persons sharing the same amenities and sure would be crowded place to stay even after paying such a premium to other layouts.
Even the Undivided Share of Land should have changed as against the original agreement because the same area of the layout and amenities will now be shared by 455 more houses.
Those who had booked Paradiso, Mykonos or Serenita facing row houses paying a premium rate for the open view will now be facing a 18 floor high rise in front of them blocking all their view.
Think of the sorry state of those who bought row houses paying around 4 crores each. Now with just few houses surrounded all around by high rises. Think of their privacy.
This would perhaps not have happened had the layout been planned after the real estate bill. You can’t trust any bulder now a days whether Sobha or some other. It is always better to buy a completed project where you know what you get for what you pay, else it would be as per your luck.
This is an injustice to the people who have already booked their apartment considering the actual layout plan where they have completely changed the way layout will be or look.
I feel everybody should come out and protest against this injustice in whatever way they can.

I also have flat in Wing 2. They have clearly mentioned in the brochure that there will be only one AC and one TV point in living room and one bedroom. I also asked them if they could add that to other rooms as well and they told no alterations can be done. I checked with lots of my colleague and friends who have apartments in some A listed builders and all of them don’t allow alteration during construction phase as this will be overhead for them as they can’t entertain such things from each and every customer. Imagine one saying I want wooden flooring in all rooms ( charge me extra ) , one saying want some other shade of vitrified tiles etc. Thats why they mention all this in brochure and the thing which you are saying , I also need that and once they hand over, we all need to renovate and do lots of work in our apartment and these two things won’t matter much.Also, there is no cheating on there part as they clearing mentioned this before I bought the apartment.

I just spoke to the Sobha City CRM contact person.
Summary of the discussion below
1. Sobha is very firm that the changes they are doing is as per govt norm. Seems they have got approval to build FAR of 2.5. They have build FAR of 1.9 including Santorini and if they want they can do further developments in the project and there is nothing any one can do about it.
2. In the sales agreement, there is clause that mentions that the buyer will not have objection to any changes in the master plan or amenities and since we have signed that, again there is nothing the buyer can do if Sobha wants to change the plan or build additional buildings.
3. There is no point in meeting with Sobha management as they are doing things as per the govt rules and sales agreement that they signed with us.
4. Already 30 flats are booked in Santorini
5. Reg common amenities, again there will not be any additional common amenities apart from the additional swimming pool for Santorini and a childrens play area. There is no discussions on providing any additional facility in the project, Club house will remain common.
6. There is no exit option from the project and we have to pay 25% of the agreement value if we want to exit. We also have no option to change from Sobha city to another project of Sobha.
In effect the message that I got is that we cannot do anything and we have to bear with what ever Sobha is doing due to the 2.5 FAR approved by Govt and the sales agreement we signed.
Are you guys are going to sobha to talk about the issues. If yes then which date and time…..Please let me know. I want to join you people.

All the builders are cheating, doing false promises and once the customer is trapped they show there true colours.I feel sorry about the folks who had booked row house in sobha and did not expect the high raise ;(

This is anti consumer, using their position to get one sided agreement signed by the consumer and then using it to their advantage and benefit against consumer interests. Showing one plan and getting consumers to book apartments then later changing the plan for their financial benefits against consumer interests and then not even allowing them to get out of the deal without paying hefty fine. This is a true injustice to consumers.
May be going to consumer court might help. The DLF case was also against anti-consumer practices prevailing in the property market in which they also lamented the ‘one-sided’ contract clauses loaded against the buyers. The DLF had also got against one sided agreement signed and using it also to build 29 floors as against 19 floors in actual plan. As we all know they were charged a fine of Rs. 630 crores by the tribunal.

Sobha has introduced two new blocks in the layout (Santorini – 455 units). This was not as per the original plan.
One of the reasons why I booked in Sobha property was that they would not do such tricks like other builders. Showing a great plan during the sales process and changing it later as per their convenience.
I paid a premium for the property and now feel short changed, for the same price I could have got a bigger flat in other similar properities in Hennur-Hebbal area.

Very surprising that Sobha did such a thing…I have always read positive comments about Sobha, but then as someone said ‘To win a rat race, you have to be a rat’…real estate is also a rat race, to sell more blocks per sqft & make more money…consumers be damned.
Do you know Sobha MD has decided to give 80% of his personal wealth to charity…so atleast don’t call sobha greedy…..i am glad that by charging rich IT people extra poor are getting extra meal…….

Ok my mistake…he is giving only 50% to charity…..i would say hats off to Sobha…first they could manage to sell a property adjacent to a crematorium (i am sure some part of sobha’s land must have been used as crematorium in past ) @ 5000 rate… Mr menon make a huge profit and then giving it in charity….
Its kind of equivalent to an IT spending 90L on 2bhk is actually getting a 2bhk worth ~60L and giving 30L in charity…..

I have provided the details to Ashutosh..not sure if he proceeded..Pls note ..now all flats facing the garden are sold out..all lower floors are sold out..what i came to know is that the availability is only on higher floors in MyKonos where base price is Rs 4950/-…I am trying to reach to Sobha management to see if i can secure names to validate..who are the owners of those lower floors…however senario is Sobha City – MyKonos min apartment now is Rs 95L (incl registration)….update as of yesterday is Wing 3 6th floor slab is complete

Fewdays back i got the cost sheet of sobha Mykonos and it saysthe rate Rs 5208/ to 5308/.please confirm this has been given to me by sobha sales team.
Still not a bad pick. At completion it will touch 6K+…also to note now they have added 3rd swimming pool (1 Indoor + 2 outdoor) to this property..while that is not really a deal breaker..it just makes feel even more premium with added amenites…visited Bharathiya City and Bridage XYZ close this property…Sobha City still scores with location

1. Mykonos wing A fifth floor is complete.
2. Hebbal (Lake) price of tier 1 builders now is 5500-6000. Pls check new projects from Prestige etc
3. SBI loan I took is with payment of EMI from day 1. I chose that option based on my financial planning. SBI gave me a option of Deffering EMI (Moratoriam), I opted out.
4. Why SBI – My Gand Pa and dad were both State bank employees so know the ethics. SBI may be slow not so cooperative but u can TRUST.
5. Cauvery water is dream in such large community. For drinking i think water Cans are the option. While I be interested in knowing if any water issues.

I called them today and they quoted me a price of 4558/sqft for myconos. They have not yet send the availability list, so am not sure how many are left. Any comments about water related issue (Cauvery or ground water availability) would be of great help !

I have also booked a property in Sobha city and this is my 4th home of Sobha, just seeing all the issues raised about the property w.r.t to the crematorium, it is disheartening that it has come up but when i booked a property, no such issues where there. but with all my past experience with Sobha, i am pretty much sure this issue will be resolved, all i see is people comparing with builders like G crop, Bharatiya City, if you are a serious and informed home buyer/Investor you wouldn’t be considering this , they stand no where near Sobha in any aspects, these are the guys who are in the industry just to capitalize on the Market potential, i am firm believer in Sobha quality and their idealism, which has given me good results since the time i purchased my first apartment from them 12 years ago.. Sobha is quoting a price of Rs 4500 per sq foot which seems exorbitant. Magicbricks says the max price for Thannisandra is around Rs 3500 per sq foot. Any ideas on why this high price for a project which is due for completion only by 2015; that is the date Sobha Builders is giving now.
I am a owner at Sobha City Mykonos. The price is always high at Sobha. But visit the place to know why.
a. Free of any Legal Issues – Documentation was through. Land is freehold. Shobha has hypothicated with IOC. So again it is verified and approved.
b. Commitment to Quality (not just on paper. can see it in action at site steel used..machenery,,labor workers etc).
c. Prompt and dedicated Customer Service – This was big help when i took loan from SBI they asked for many documents but the CRM at Shoba was able to co-ordinated it very well
d. You are paying for a apartment but the community is being built with Row Houses. So all amenities are of Villa Standards. Completed Sobha Villa projects are really asthetic and nice places to live.
e. While it is 4 km from Nagwara Jn it only takes 6-7 mins to reach as the approach road is 80ft road with less traffic
I do agree the ideal price should have been 3800/- but Sobha raised price as Mykonos only last block is left so they want to cash on that. The larger apartments (Serenita) is still quoted 4150/-

Can you tell me more about the loan you took from SBI? I was thinking of applying a loan from SBI as well but then backed out as SBI asked me to pay full EMI on sanctioned amount from Day 1. Given that the project will take 3 years to complete, i thought it may be a bit risky to pay from day 1.
Can you please elaborate why you went with SBI given the above. I agree if you start paying full EMI from day 1, your principal amount will also keep coming down sinificantly from day 1.

I am one of the initial buyers in Sobha City Mykonos – booked in the 1st week of July 2011 when they just launched it. I booked at Rs 3800 which was the initial price. I vouch by Sobha’s quality & decent customer service as I own another apartment from Sobha on Outer ring road and it was a hassle free experience from booking in 2005 to handover in 2008. There will be minor hiccups in any project but no major issues like long delays, buildings not completed or sub-standard jobs.
