2026 Update: Prestige Parkview, Now a Mature Resale Community

The original post below is from July 2011, written at pre-launch (3,500/sq ft pre-launch pricing, a now-defunct “buyer’s group” forum). The project launched in April 2012 and has been occupied since possession in February 2016 — here’s the current picture as of August 2026:

  • Current pricing is far above the 2011 pre-launch figures. Units are now only available through resale, priced roughly Rs. 1.8–3.2 crore depending on configuration, at an average of about 13,500–15,250 per sq ft — a significant jump from the 3,500/sq ft pre-launch rate quoted below.
  • Legal status: the project received its Occupancy Certificate in 2016, before Karnataka’s RERA mandate took effect, which is why it isn’t RERA-registered — this is a legitimate, common situation for pre-RERA completed projects, not a red flag by itself.
  • Location note: current listings place the project on ITPL Main Road, Kadugodi, near the Hope Farm Channasandra Metro Station — the metro connectivity the original post anticipated (“metro phase 2… right in front of it”) is now real and operational.
  • Buyer sentiment centers on it being a stable, family-friendly gated community rather than a high-growth speculative pick at this stage — a reasonable long-term hold given East Bangalore’s infrastructure maturity.

Treat the pricing, the “buyer’s group” forum link and pre-launch framing below this line as 2011 context, not current status. The buyer’s group forum referenced below no longer exists.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
