Prestige group is on a roll this quarter announcing the pre-launch of yet another apartment project called Prestige Sunnyside located in Bangalore close to Outer Ring Road between Sarjapur Road and Marathalli junction. Anyone buy/sell in Sunnyside recently? Trying to figure out what’s the going rate right now. Seems to vary between 6000-6500. I was told by a broker the builder was selling off his last units at 6000 about 3-4 months ago. If that’s true, and it looks like prices (in general) have dipped recently, correct price should be below 6000??

Not sure how you got information that prices have dipped. I have been searching around for quite few months in this area but all projects look to be above 6.2k+ range. Perhaps you can pass me some pointers?

Agree manju.Last week i got a call from Mantri regarding webcity project..I told them prices have gone up drastically..without any reason..the person did not know why the price is 5000 rs/sqft..no infrastructure, no water, no employment generation etc..
I told mantri…there are lots of apartments available is discounted sales.that there are close to 1 lakh homes unsold..the person did not say anything and kept the phone..
Not everyone can afford 1 cr to book an apartment..people neds to live life and take care of all challenges in life that come across..paying 1 lakh pm is not at all feasible for indian salary..only NRIs can buy but not live here ..that is the reality.
I know a friend who is NOT an NRI. He have gone on official trip outside india only for 5 months in his 15 year experience. He is salaried. He booked a 3BHK apartment in PSS for the price you have mentioned above completely out of his own income. Its not that he has put every penny from his savings into this apartment. He have enough savings left AFAIK. So it is possible 🙂
5000 price for webcity is high or not is your call but can you please let us all know aparments which are at discounted price than their last year price. One lakh unsold homes does not mean one lakh ready to move in homes. It includes launched , pre launched , under construction as well. Bangalore has seen maximum pre launches in last one n half year from any other city in india because of which one lakh unsold inventory figure arise and one cant except all homes will be soldmas soon as launched.
North bangalore is the next hub for infrastructure and you can see that by observing various initiative taken on that side ORR and elevated express ways for airport. Employment generation in recent years is also happening maximum in north where manyata has already workstrength of one lakh which will increase to 1.50 in future. Brigade magnum and hinduja tech parks are also coming up.

There were not so many new launches as you would imagine. It as come down drastically. To quote the report:

you are right.. interpretation of any data is subject to how well one understand the details and finer elements that are not otherwise known… your point w.r.t launch etc is valid.
whether its mantri or any other project and i have been reading several posts from manjushree and others… although i respect everyone’s opinion and it helps get different perspectives, i do think some of it is far from reality….
for example, its virtually impossible to find a good apartment from a good builder at 4k kind of price…i have been looking around for over 1.5 yrs.. what makes me even more certain now is that a friend of mine just sold his 10 yr old apartment y’day at a price of rs 4100/sq ft .. this is in a location around kanakpura raod.. the apartment is good in terms of build quality but there are no amenities like swimming pool etc.. i would say even the location is at best average..
so irrespective of whether 5k for mantri webcity is a good price or not ( i personally don’t think it is ) fact is that its not going to come down dramatically…..
a project liek Bhartiya city which is close to mantri is probably a much better project but still priced arround 4700 right now with construction going on….

No doubt real estate in india is not in great shape now. Even if it crashes in short term, its going to bounce back over long term (> 7-8 years).
When real estate market in a developed country where economy is going at a slower pace like US is hot now, why cant a developing country like india when supported by government with proper policies cannot have a medium to ling term attractive real estate market?

After the crash in US, RE is rebounding. U do a comparison between US and India? In US price to income ratio of avg home is less than 4. Avg salary is 50k $ a year and avg house price is around 2lak $. In India what is the average salary?If you go by official figures its 64k Rs a year. Even if you consider only urban area, still average income may not be more than 400k Rs in many cities for a family. But avg home price?50lak,40lak etc. U see the diff?

Would request everyone to google prop tiger,magic bricks on expert opinion..we will come to know that 40 % of the properties are not sold..it will take atleast 2 years to clear all the inventory.. there are lots of apartments which are not occupied as well.
Its better to wait and then buy..my friend recently bought an house in Newjersy,USA for 300K USD – approx 2 cr..where you get 24*7 water,power,cleanliness..no garbage,polution free etc. If i spend the same amount will i get any one ? lets think about this and then decide..we all can settle in aboroad if we save money..prices in developed countires are not raising by 10-20 %..

Right from land availability to demand to income to inflation to taxes, are very different. ….if you end up comparing some European countries with US probably they would appear better in lots of parameters so no point doing these comparisons…….be logical

People who have seen the RE market in US and Europe, will definitely compare the quality and price.
If someone has option to buy better quality homes outside India at same price, they obviously prefer that.

BTW, I bought a 4BHK in Prestige Sunnyside recently for 5K per sq.ft. The seller was desparate to sell it and I negotiated for 5K and he agreed since I paid 35L by cash.

That’s how public polls work. After 70 to 100 inputs, we can be reliable average them out. It will still be a good starting point for seller and buyer alike, showing them the true market value instead of sitting with false expectations.

I just passed by this place yesterday, in my pursuit to buy an apartment, but surprised to see people agreeing to live so close by to a major substation. Bangalore is going crazy !!

Yes, I had written about this earlier. This was a major concern. Well, the situation in Bangalore is such that people are willing to book even in hell & as a result, all the Devils (read Builders) are laughing all the way to the bank !
The report talks only about people living within 50m from the transmission lines. Except for the tower 2 in elm block, rest of the blocks should be easily 75m away from the substation.
To close the loop, I checked with one of my acquaintance who is an electrical engineer working on commissioning large scale power projects across india. He says that since there is no major transmission lines running out of this substation over the project, its 100% safe to buy the project. The substation itself doesn’t pose any issues. Come on, consider thousands of families working on majoe hydel and thermal power projects across india and staying close to major lines running all over them. Sometimes Internet creates unnecessary fear in us though most of the time it helps. If at all we should worry about the radiations, lets start by not using mobiles.
Well, I was talking to a prestige guy for a different project which is just launched on the same road and to answer why this project (newly launched) is at a higher price than current Sunnyside price, he himself says that there is big transmission power lines close to Sunnyside thats why we launched Sunnyside cheaply…Though He was trying to justify the price of this newly launched project, but he told the truth..
I think you are talking about Jade Pavilion. This information is totally incorrect. Can you name the sales guy who said it? Here are few thoughts for you to ponder over:
1. Why do they charge less for Ivy Terraces and Prestige Silver Crest which was launched before Jade Pavilion. Jade Pavilion belongs to super luxury category whereas Ivy Terraces and Sunnyside belong to luxuy category. Jade Pavilion has 266 apartments in 4.6 acres whereas Sunnyside Oak has 280+ apartments in 3.8 acres. which means the UDS for each apartment is going to be high for Jade Pavilion and also the specifications are also different. That is the reason for the price being high.
What I know is that they pre-launched JP for 6K per sft but now they have reduced the price to 5800+ due to less demand. I dont know if they will compromise on the specifications.
2. There are NO transmission lines. There is only substation. Can you post a pic of the transmission line there?
If you want, we can go together and talk to the sales guy. Either you are being mis-guided or you are mis-guiding others for personal reasons.
I wrote the words told to me by Sales guy..there nothing personal, Its for the buyers to find out details about the power substation. No Need to harp..the truth is that its there..is there..
Thats my point as well. if what you or the sales guy told is true, reveal his identity for the benefit of hundreds of families who might buy an apartment here. Internet is a powerful medium and passing such comments without proper verification/identity is not ethical.
BTW, there is difference between high power tranmission lines and substation. We can see hundreds of houses very very close to substations all over india in towns and cities. I checked with a radiologist, two electrical engineers, after seeing such comments in net, and got confirmation that there is absolutely no issues in staying close to substation. I am revealing it here for the benefit of others. BTW, I am not a sales guy or a marketing guy but an end-user who is planning to buy a good apartment.

Again to give you an idea, Sobha Cinnamon in Haralur Road belongs to luxury category whereas Sobha Eternia and Classic belongs to super luxury category. Even there Sobha Classic which ready to occupy is available for re-sale at1.15cr whereas starting price (all inclusive) for Sobha Eternia which is 2 years away from occupation is 1.3cr. Again UDS, FSI and other amenities and specifications come into consideration here. Dont say that some ‘Sobha Guy’ said that since some Sobha Classic apartments have graveyard view they sold it for lesser price!

Btw, I just booked today at Assetz East Point. Prestige are beyond budget and Tier-2 though innovative, the amenties won’t hold good after couple of years (as they are small communities).

I dont know the builder’s current price of assetz east point. But one must be able to buy prestige sunny side somewhere between 5600 – 6000 from investors on re-sale. note that pss will be ready in a year from now and there are no units available with the builder.

I also booked a flat oak flat No 3175, before that i have taken my uncle advice who is well known SC lawyer , as per him 99% there should not be any problem in the project.
I am invested in this project and would not recommend anyone to buy this untill the case is fully resolved. The CRM team are nothing but a bunch of unethical liars who are playing with the sentiments of people who are invested here. Be really careful with not only sunnyside but any project that are newly launched

don’t worry about any litigation stuff. it has tremendous potential. if you have invested in here, stay calm. you’ll reap the benefit in a couple of years. Already prices have gone up by more than 1000 since the project was launched.
Wanted to know if the flat is still available
I spoke to one of the agent about the litigation surrounding Prestige Sunnyside project and I was told that there was an issue with BESCOM during early phase of the construction and it has been cleared. However, I see another comment in the forum related to someone claiming the ownership of the land. I don’t see any credible information about the litigation issue. I can’t say the litigation issue can be completely ignore and it’s worth digging a little deeper …

Hi, I am looking to buy a 3bhk (1856) at Prestige Sunnyside (Oak) but according to prestige guys all 1856 3bhk flats are sold out in all 3 towers. Is it true?

Considering the appreciation of the property already and that the litigation is frivolous I doubt if many people would withdraw . Even if they do it would be a sensible decision for people to Invest in the property considering the location builder , Potential appreciation etc .

I spoke to Niraj at site for litigation and his comment that is that litigation is between share of property earnings between family members who has sold this property to Prestige 2 years ago.
There is no conflict on property by itself.

The case is not resolved and it is still pending. As a tire 1 builder, I am surprised to see their tactics of selling apartments when the litigation is still going on.
Typical longivity of a case is 15- 20 yrs. The case is filed in 2005 and expect another 10 – 15 yrs to get any answer.

I have come to know from a colleague that there is a court case currently in progress in Prestige Sunnyside. The person who has filed the case in court is claiming 50% of land in 2 of the 3 plots of Prestige Sunnyside Oak and Elm. She tells me that the case is very serious and not something minor. Prestige is adding indemnity clause in agreements to persuade customers who have booked to sign agreement.

Yes. I just spoke to marketing executives. They confimed that, there is some litigation going on in prestige sunny side. Some of the existing buyers, they walked away from the project . As per prestige, people are continue to buying flats there. Its unfortunate that, such a huge build have bought the land without confirming the legal formailities.

As per the latest information, there is indeed a litigation on this project but it is something that has no substance or merit. Prestige met with existing owners and assured them that they will be resolving this within 1 month, in court or out of court.
Yes, I talked to executive. They assured me that within 10 days, they would have some legal docs towards property.

Prestige Sunnyside has 2 sub-projects that are next to each other, biz. Oak and Elm. They have an open space bween Oak and Elm (about 100-150′ wide).
The salesperson said that there is a plan to build a wide road between Oak and Elm, and his plans say so. But thats puzzling, bcoz when I visited the site, I could see that the power station comes in the path of any such road. Surely they wont demolish a power station (which looks very much an authorized construction) to build the road!
So the question is: Why did the builder leave so much space bween Oak and Elm?
The proposed road is as per BDA future development plan. It seems Prestige had to give that land to BDA

I am going to finalise on Prestige Sunnyside Tower3 3BHK apt. But I am confused because of traffic possibility for the proposed 45m road.
I have observed and confirmed with Prestige sales person that this 45m wide road is planned in CDP 2015 (by the govt) and this road is touching to Varthur. So in future, this road may be a high traffic road (4-track road)between Outer ring road and varthur as well Sarjapur road to varthur. As a result this property will be in a heavy traffic zone.
Could any one suggest or focus on this.

I work on the ORR. I have been looking at this project.
My biggest concern for this area is water. There are hundreds of apartments- big and small put together in this area. And most big names are huge complexes. Almost every1 between Marathahalli and HSR depends on borewell water. And I dont see any corporation water supply news anywhere arnd this area. Can someone please throw some light on this?

I spoke to lots of people and Cauvery water will come soon in this area.
Regarding flats ‘ Vaswani Reserve’ is class apart. Its one of the best.

What is the current rate in SunnySide ? Last what I heard is Rs 4350 /Sqft + floor rise.
Are the rate increased or still at the constant level.
Also construction was supposed to begin in JAN 2012 first week so is it really started ?

Where are the buyers? At the max the rates might be increased by 100-150 to cover up the pre launch which will stay on for a long time. No doubt Prestige is very good and reputed builder and its only worth if you are planning to stay. For investment this is a big No. Why? There is no upcoming Metro station in the Vicinity. No Hospitals nearby, Very competitive and good builders offering at attractive rates in similar lines as prestige all the way upto Sarjapur Road and Brookefields and better locations within 300 mts to the main road or on the main road. The pre launch itself was at a very high rate and givewn close to 400 apts in a 5 acre land

The one next to PSS is a medium voltage sub, hence that shouldn’t be a matter of health hazard. Neither did I notice any humming sound in the vicinity.

i think you should compare the convenience to your family like workplace both of your if your wife is working and kids schooling. but sunnyside is located in a better location compare to park view if your perspecitve is to stay closer to IT zone and investment perspective.

Do you think Tower 1 will overlook the landscape or tower 2?
Tower 1 appears to be overlooking the car park more than it does to landscape.
Another problem I think with Tower 1 is…if in future the 45 mtrs road is developed, residents in Tower 1 may face lot of noise.
Tower 2 appears to be a bit inside, so should be away from noise. Also, it appears to be overlooking the landscape more. Only problem is it also faces the power plant but guess from a height it may not be a problem.
As I have not visited the site, I will need some advice on this. I accept this is entirely my personal decision but would appreciate some advice.
The layout plan is a little confusing, but I think Tower 2 will overlook the landscaping the most. Tower 1 in oak will certainly face a tower in elm, Tower 2 may or may not, Tower 3 will not face Elm. Towers 2 and 3 will likely face the power station, but the station is only about 2-3 floors high(I have not visited the site, so for what its worth ..)

If you are referring to the road splitting oak and elm, it is supposedly part of the master plan and Prestige has given 2 acres out of the 7 they own here to the government for the road. I haven’t been able to find where the road goes to yet.
What could be purpose of building 45Mts wide road, when just outside the complex, the front road width is just 18M & 9M wide.? Also I was wondering like others complexes this one don’t have much open space outside, which instead of this road, could have utilized for other purpuse (like gardens etc…)
Also in maps they show a green shade over lapping the proposed 45Mt wide road? Not aware what that means? Any idea?

The green shade looks like a mistake. They seem to have taken a wikimapia map and drawn over it.
If it is really part of the master plan, the Prestige has no choice but to give the area up to the government.

Even i was thinking metro is coming near Bangalore central,Ballendur Junction….But it is only a flyover……These guys are not getting genuine buyer……still these builder are charging more and they try to Trap us by saying only few flats are available afterthat the price will increase ……some guys get into these things and price rises…..but I do’nt see any reason for these huge price and not worth in taking huge loan and regret later………..these builders have their assocation and internal setting for raising the price and they take advantage of us………I feel price are 40% high…even these builders know these…that is why they do’nt let us know how much is Service tax + Vat……If i see for Purva skywoods they are quoting around 6Lakh for 2 bhk plus there will be registeration and stamp duty and other charges..so in shor i can say whatever the price they say after car parking+club etc…we need to add another 10Lakh for 2BHK for tax and registeration

The closest potential metro location is maratahalli, but that is only a potential location on the byappanhalli-whitefield extension. It is possible that different route may be chosen.

I talked 10 mins ago to the Prestige sales person and he was adamant at 4350 + floor rise. Apparently the ELM is under booked for 3 BHK and OAK is under booked for 2100 sqft flat. Is the project picking up by any means?

What do you mean by under booked – not many have been booked ?
Prestige is a tier 1 builder and are generally dependable, but shantiniketan is a recent blip. There are a couple of schools nearby – Gear International and NPS in HSR and Koramangala.
Serenity Vs Sunnyside is more about what location you want. Both are good builders with brand name.

i will surely agree with Mr. Manku that prestige is A class builder and they have delivered remarkable development in Bangalore and as per their website so far 180 projects have been delivered. Try if sunnyside suits your requirement but go with the class and future value of your apartment which more important.

I don’t have much visibility into how many are booked. Cant really trust sales talk. I have booked a 3 BR in Oak.
A correction may or may not happen, I personally do not know enough to guess and the so-called experts all disagree on everything. I decided based on a long term outlook and for a place to live. If it was for investment, the decision would have been different.
The sales folks said that if they reduce the price, they will pass on the benefit to people who had already booked at higher prices…he also said that if the rates are increased there will be no effect for already booked ones

power distribution centre is located in south side of the property but behind sunnyside elm and completely away from Tower 1 as there is huge distance. grid is being built 150feet inside the boundary wall power centre.
tower 1 would be a good choice as you will overlook the landscape.

I think price is very high….Not sure if it will apprreciate upto expectaton due to Power distribution plant which touches the Prestige Boundry…..Not sure if it would be very crowed or any noise due to this plant……as of now i feel it is lil commercial…….marble shop is in front of the propty……i see there is free land around the property…and also for some property nearyby they have written disputed………..if in free land something commercial/small industry comes then that will have gr8 impact on appreciation……….I am also confused ….as of now i have put a hold on this project since rate of interset are high…next recession is on the door…….and also have doubt on appreciation

i am one of the owner in prestige sunnyside, the grid is away from sunnyside oak boundary and it gets divided from a road and plan is being built with 80-100feet away from there boundary wall. i dont presume any noise rather 2 bhk apartment does not face grid area. it will certainly be a good living place.

Prestige has delivered 180 developments so far but we dont see any completed developments from Nitesh other than 20 apartment projects.
Always go with the developers who has delivered and promise you to deliver. You may go ahead and do the research but Prestige property will carry a different goodwill in the market. i look forward to buy with them.

I am considering this as one of my options and here is why i think this is on my list.
1. Location – Close to ORR office. and Also 12-14 KM from ITPL. 20 KM from EC Phase 1. 18 KM from Manayatha Embassy Tech Park.14 KM to M.G. Road
2. Surroundings – Cesna, RMZ, GTP, EKA, Photon, Symphony, PTP IT Parks. New Horizon Gurukul, Gear International Schools.
3. Housing – Adharsh Palm Retreat, Sobha Apartments.
4. Shopping, Dining and Movies – Marthahalli and HSR
5. Hospitals – Levine Hospital (Don’t know much abt it)
6. Brand – Since it is Prestige a 2/3 BHK will be taken by Service apt companies
7. Size – It is not a 2000 Apartment complex, so its easy to manage

a) BAIL is 45 KM
b) Carpet area is 70% of Super Built up Area. 80% would have been good
c) Open space is less than other Prestige Properties
d) Not so specific clauses – Non Completion Penality says 7% interest but is only on base amount or will include additional charges. – DG backup says additonal. Does it mean you pay more when using it. How can it be cacl. Who know who is using 8KV vs 1KV on backup. No brand names mentioned for Electrical and Batchroom fitting. Will we get Kholer / Roca or will prestige give us a shabby local brand.
e) Main door is atleast frame is not Teak. Come on Prestige !!!
f) Prestige is chagring for buying a Generator. Ex in OAK it is 3.42 CR. Does it does so much are you kidding me ??

Yes, there is a power transmission sub-station near by. As far as I have enquired the power station should not have any effect on the building. But it will not definitely look good if your flat is facing it.
Been there recently I did not notice any HV lines passing near.

Rs. 4350/- is not a bad pricing offered by Prestige as their competitor is offering at Rs. 4590/- i.e. Vaswani Reserve circular apartment which is not good for vastu whereas prestige sunnyside seems to have all homes considering vastu requirements. you must through some light on this.

Considering the commercial loan credit crunch in india prestige should consider lowering the rate to 3750/sqft. Anything below 3750/sqft i will not book because then the quality of construction and people that book will be low. This will be another shantiniketan project then.

They are not reducing the price from 4350/sqft. I have collected all the information on this project including VAT, Service tax, approx woodwork, electrical all inclusive you will paying about 1.05 crores for a 1800 sqft 3 bedroom and about 1.20 crores for a 2100sqft 3 bedroom.
considering you will occupy this 1800sqft apt in 3 years you loose about 20 lakhs in interest if you kept that money in bank @8% apr. If the price per sqft goes up by 1700/sqft you will make that money in 3 yrs. Ask yourself can you find a buyer to buy your 1.35 crore apt after 3 yrs ? I see a bubble bursting already..
or can you find someone to rent at Rs50,000 ? sobha nearby’s rent is at Rs30,000 for a 2000 sqft apt.

There is no issue with the project. The price was very steep and they are not finding buyer at that price and that is the reason the price was reduced. Rs 4,950/- is just too much. The price for that location should not be Rs 3,400 to 3,500/- for any new launch considering the fact that it will easily take 3-4 years to complete the project.

Do you know of any other projects (new launch or resales) which are good and, I should start looking into instead of this one, and have better logical pricing.
I am looking at Prestige’s villa projects – they shared the price list and saying the do NOT reduce the price or NO nego! Is that right that they wont do any nego? I think market is downwards and they should no about it!

The project seems ok at 3800 per sq ft to 4000. Its on the higher side…

we can always afford to pay certain amount of premium for a builder like prestige bcoz they are known for their aesthetic maintenance and price should be ok to get the best apartment.
