Prestige group is on a roll this quarter announcing the pre-launch of yet another apartment project called Prestige Sunnyside located in Bangalore close to Outer Ring Road between Sarjapur Road and Marathalli junction. After launching Prestige Tranquility and then Prestige Parkview this is the 3rd project by Prestige Group in a short span of 2 months. Update: Prestige Sunnyside officially launched on September 14th.
Prestige Sunnyside is located in the heart of the IT Corridor with many IT Parks like Vrindavan Tech Village, Cisco Tech Park, RMZ Ecospace, Intel in its neighborhood. Being off the outer ring road the location provides good connectivity to major parts of the city. Prestige Sunnyside is spread across 5 acres divided into two phases. Interestingly the project phases are also divided by land and are not connected, the two phases are named as Prestige Sunnyside Oak adn Prestige Sunnyside ELM.

Sunny side elm is not a great attraction. Occupancy started in November 2015.They will promise lot of stuff like borewell, u can use facility in oak etc..
There are no borewells in this apartment. they don’t intend to dig one also, The water supply is only through water tanker. They have very limited facility like gym, small swimming pool, TT room and Billiards room. Residents staying in elm cannot avail facility in oak. It is very clear as facility in oak is less for number of residents already staying in oak. There is a common landscape between both apartments This is given to govt for road and hence would be acquired at some point of time. This leaves sunnyside elm with limited space. Very less facility for kids. There are leakages in basement. It is in a good location and is a good buy to give on rent. But think twice before buying it as your own house.
The builder conveniently brands it as Prestiege sunny side..But it is 2 different buildings – sunnyside oak and sunnyside elm.

Hi. Bought a prestige apartment. Did not get any resale value. Every time the purchace price + Interest= Actual value. Prices are too high. No one buys a 2bhk in india with 1 crore after 3 years. If we purchase with 77 lakhs .

Water problem is in all areas around outer ring road in east bangalore.
No issues with electrical substation.

Pls check properly before buying..there is a power distribution center adjacent to the property…might be a health hazard..is the station still there or has been moved?
False alarm. There is no harm due to this power distribution center. Only overhead high transmission lines might pose health issues but again nothing is proven even there so far….
Why would one take a chance? Is this the only property available? Price is also high..there would defiantly be other properties in better location…
I came back to Bangalore in October 2014. I was looking for an apartment to settle down, however the costs were exorbitantly high (A decent 3 BHK from any Tier 1 builder was costing more than 1.3 crore !!). I was thinking of going for a pre-launch kind of offer, where the price was supposed to be less, however looking into the posts in Harshsagar, I could see that the projects are getting excessively delayed and made up my mind to buy a completed / close to completion projects. There were not much availability with the builder and the brokers were asking builder price + 200 / 300 for resale. I was able to convince my family to wait for some more time and that wait was turned to be good. Now I’m seeing lot of availability for the very same projects and the investors are finding it difficult find buyers. There are deals which is as low as 600 rupees/sqft that was quoted by builder 10 months back. Also, the project which was supposed to handover months before are still crawling. As per commonfloor listing, there are 82 flats available for resale in Prestige sunnyside, 168 in prestige ferns residency, 15 in sobha marvella, 21 in Rohan Avriti, 39 in Prestige Silver crest, 28 in Assetz East point, 178 in Adarsh Palm retreat, 48 in mantra espana, 93 in Rohan Iksha….the list goes on), which shows a very good availability in and around Bellandur itself..(of course you will get apartment.. but no water ..:-) ). The Gold, and Stock market has already witnessed correction and the same is expected to be reflected in real estate as well. I’ll encourage the end users to keep hold on any buying plan for some more time if possible to allow the correction to happen.

Yes, the project was supposed to be completed in DEC 2014, but has been delayed by 6-8 months. I have taken the possession of my flat in ELM and as per Prestige OAK possession will start from Sep 2015.

this company (Prestige) is completely tarnishing it’s reputation. As owners, we have been tryin to get construction updates for the last 4-5 months and the CRM officers are dodging us. When we call, they just switch off their phone and disconnect the call. Atrocious! we don’t know when we will get possession – it is already very delayed. dont trust this company or this project
