Synergy One – Woods Ville
Synergy One builders announced the upcoming launch of their villa project in Bangalore. The launch for this project is scheduled for August 26. Synergy One – Woods Ville is a 60 acre township and will also consist plots. Synergy One’s past projects have been in Cochin and Vadodara. As per their website, the company seems to be more of a Marketing & PR firm for other builders.
The details of the project are not being revealed and more details will be provided in the newspapers as we approach the launch date of 26th August.
Though a new entrant to real estate in Bangalore, Synergy One has plans to launch ( / promote) 24 new projects including Woods Ville all over Bangalore including Whitefield, Varthur Road, Sarjapur Road, Yelahanka, Electronic City & Devanahalli.
Interestingly as a marketing strategy Syngergy One has adopted to issue a Top Brass card (much like a Titanium Credit Card) which is free of cost but comes with some exclusive benefits for the card holders including an 8 lac discount on their Woods Ville project. Other benefits of the card include, preview of pre-launch offers, discounts and priority.
The project is approved by BMRDA.
Update: On 25th November 3 months after the initial launch, Synergy One announced the Phase 2 of their project on 27 acres. The villa’s are priced at 19.75 lacs, whereas the plots are now priced at Rs. 875/- per sft.
Update: On 2nd December Synergy One announced that the price of the Villas will be revised from 19.75 lacs to 23.75 lacs and plots from Rs. 875/- to Rs.925/- per sft effective 5th December.

Police allegedly in league with realtor

People reportedly shortchanged by Orange Properties suffered more anguish as the cops refused to take their complaints till yesterday
For the past month, victims of a mismanaged property deal have been trying to lodge a complaint at the Ramamurthynagar police station.
They were able to do it only yesterday.
“When we approached the police, they refused to take our complaint, ” said Anand Prasad, one of the victims.

He has been going to the station for over a month.
“They filed the FIR only yesterday after local MLA Nandish Reddy intervened, ” he said.
Last year, Vijay Tata (also known as Vijay Kumar), owner of Orange Properties, had taken money from over 400 people assuring them sites at the European Township on Old Madras Road. The buyers did not get their plots.
Angered, some had asked for their money back, but the cheques Vijay gave them bounced.
“My son-in-law and his father paid nearly Rs 17.4 lakh, ” said Ramurthy, a retired government official. He was the first to approach the police on May 27.
“But the police were refusing to take action against Vijay, ” he said.
Another victim, Varsha, a techie, said, “I tried to lodge a complaint on May 30, but it was not taken. They took it only yesterday.” She said the cops even insisted that she change the date of her complaint to May 30.
MLA Nandish Reddy hopes the police will now act fast. “I am also trying to procure all the documents regarding the fraud and will raise the issue in the assembly, ” he told MiD DAY.
Cops’ excuses
However, N Narasimhaiah, assistant police commissioner, said, “Since the company is still working, we have to verify certain things before taking action. Also, the accused are easily available for inquiry. We should not be in hurry to take action against them.”
“If the customers want their bounced cheque cases heard soon they could move a court, ” he suggested.
When contacted by MiD DAY, Vijay Tata said, “I will sort the whole issue within a week. Those who want their money back will get it, and those who want plots, will be given theirs.”
However, his customers said he had been giving the same assurance for over a year.

Staff not paid for 3 months

Some were given electronic equipment instead of salary last month
Forget customers, Vijay Tata, owner of Orange Properties, hasn’t even paid his employees.
On Monday, MiD DAY had reported how Vijay Tata (also known as Vijay Kumar) had taken money from over 400 people for sites, which they never got.
Yesterday, around 100 employees came forward saying he also owed them their salaries.
“We were already feeling guilty for working in a company that was doing something wrong, ” said an employee. “On top of it, we are not getting our salaries. We are also being cheating, ” he said.
Apart from land dealings, Orange Properties also runs electronics and furniture shops.
Some of stores’ marketing executives were given electronic equipment instead of a salary last month.
“I don’t know what they have done with the crores of rupees collected from customers, ” said an executive. “I wonder why they are not able to pay our salaries.”
He feared the company was clearing out goods before it shut down.
“Everything was fine at the beginning, but all hell broke loose when they could not keep their promise, ” said another employee.
“I could not bear being abused by the customers, and finally decided to quit.”
He is looking for a new job. “I don’t want to talk about this anymore as I don’t want to put my life under risk, ” he said.
Don’t pester me
Declining to comment, Vijay Tata said, “Don’t make a mountain out of a mole hill. I said I would sort the issue in a week and that is final. Don’t disturb me with persistent queries.”
Vijay would drop the names of politicians to his customers. In fact, the vice-president of the company, P Prabhu, would be seen in the company of a supercop-turned-politician during the recent poll campaigns.
Vijay’s customers now fear his political clout may ruin their chances of getting their money back.

Case filed against Bombay Bazar

MUMBAI: A case has been registered at the Economic Offences Wing (EOW) of the Crime Branch against the alleged multi-crore scam of Bombay Bazar Ltd. on Tuesday.
“Earlier a case was registered at the Andheri police station, but it was transferred to the Crime Branch because of huge amount of over Rs 25 lakhs, ” a officer from the EOW said.
The directors of the Bombay Bazar Ltd, a chain of retail shops, have allegedly duped their franchises to the tune of crores of rupees.
When the company was launched, people who wanted to become franchises were asked to deposit an amount of Rs 2 to 5 lakhs and in return the company was to supply them grocery items and other general provisions.
Mumbai cop’s son denied bail in cheating case

NEW DELHI: Son of a senior Mumbai police officer was refused anticipatory bail in a cheating case in which he duped investors in Delhi of over Rs 4 crore.
Ranjit Chaudhary, son of the director-general of Mumbai’s CID branch, allegedly started Bombay Bazaar a year ago. He invited investments between Rs 5 and Rs 10 lakh and promised monthly returns to its franchisees. Chaudhary and his partners committed a guaranteed return ranging between Rs 33, 000 to Rs 75, 000, but failed to pay up.
Justice S K Aggarwal of high court rejected Chaudhary’s bail and conceded to the Delhi Police’s plea that his custodial interrogation was required to unearth the conspiracy.
Although Chaudhary was not named in the first registration report (FIR) registered at the Connaught Place police station, investigations by the crime branch revealed his involvement.
Counsel for the police, Anil Soni, told the court that Chaudhary promised security on the investments by claiming that he is the son of a senior police officer. Chaudhary’s father was additional director of police, railways.
The company also tried to gain importance on the ground that one of its partners, Vijay Tata, belonged to a high-profile business group. Tata is on a transit bail which he got from Bangalore.
Chaudhary reportedly started his business in March last. By April, the cheques which he had given to the investors started bouncing. After allegedly cheating his investors of over Rs 7 crore, Chaudhary and Tata shifted base to Delhi.
The two reportedly issued advertisements inviting investments. The Delhi Police have claimed Chaudhary had malafide intentions when he started the business in Delhi.
”They did not open the bank accounts here for depositing the money which was collected from the franchises. The money was deposited in a Mumbai’s bank, ” a police officer said.
About 80 franchises deposited money with Bombay Bazar. Several did not get articles to furnish the shops.
”Each distributor had deposited money ranging from Rs five lakh to Rs 10 lakh, ” the officer said.

KOLKATA: Bombay Bazar fraud victims on Tuesday sought redress from city police commissioner Sujay Chakraborty after all the arrested accused got bail.
Detective department sources said that more than 35 persons were swindled of crores of rupees in the name of offering franchise of a departmental store chain.
On December 31, the Bombay Bazar “authorities” suddenly disappeared after closing down their Kolkata office, leaving the franchisees and dealers in the dark.
Gayatri Bhattacharjee of Swiss Park, who invested Rs 3.5 lakh to become a franchisee, said, “The Bombay Bazar authorities promised to provide us with stock display racks and computer. To gain the faith of investors, they started five outlets at various parts of the city early in November.”
Another victim of the racket, Manab Roychowdhury, alleged that one Ranjit Chowdhury, son of a senior Maharashtra police officer and one R.Vijay Tata used to run the racket.
Deputy commissioner of police (detective department) Soumen Mitra said, “We are trying to nab the kingpins operating from outside the state.”
Earlier, on the basis of a complaint lodged by the victims with the Shakespeare Sarani police station, Bombay Bazar vice-president Gautam Dhar, retail manager Debasis Chandra, general manager Mahitosh Hazari, business development manager Argha Pramanik and zonal sales manager Sumit Ghosh were arrested.

T.K Choudhary, additional director general of police working under state director general Subhash Malhotra has been receiving flak from the franchisees of Bombay Bazaar Limited, the chain of supermarkets over his probable appointment as the next Police commissioner of Mumbai.Ranjit Choudhary, T.K Choudhary’s son is the Managing director, Bombay Bazaar Limited involved in the alleged multi- crore scam.Also the franchisees feel as they have been duped by Ranjit and appointment of T.K Choudhary as Commissioner might stall the investigations in this scam and they would never get their invested money back.One of the most senior Maharashtrian officer in the ranks, T.K Choudhary has served Mumbai crime branch, as deputy commissioner of police and also joint commissioner of police(law and order).
Shahir, partner of SAS trading Co, a franchisee of Bombay Bazaar Ltd located at Juhu Lane, Andheri told The Asian Age, “This is clear case of cheating and fraud scam worth over Rs.50 crore with 200 odd franchisees. Ranjit occasionally flaunts his father’s police rank to his franchisees.Thus if T.K Choudhary becomes the next C.P, even my slightest hope of recovering my deposit of Rs.5 lakhs would be over as his son is involved..Thus appointment of T.K Choudhary seems unethical and inapproapriate at this hour.Since my store opening six months back, I have not received even a single commission cheque wherein it was agreed to be given on monthly basis as per the franchisee agreement .”
Vinay Kulkarni, a Bombay Bazaar franchiser at Sena Bhavan Path, Dadar told, “I feel it is because big people like Ranjit Choudhary are invlolved, I will never get my deposit money back.If they settle all the claims and money of people, then appointment of T, K Choudhary can be justified .Otherwise it is wrong, as the Bombay Bazaar franchisee experience has been fairly bad as many have lost their peace of mind and money.”
T.K Choudhary, additional Director General of Police said, “Bombay Bazaar controversy is an altogether different matter and civil in nature, in which 5-6 people along my son who started it.And I have nothing to do with it. I personally call it a dispute between the company management and the franchisees.And the problem is that both the parties are adamant.If the franchisers want their money back, they should file a recovery suit immediately .Honking for publicity will not get them anything.It is absolutely a wrong notion that if I become the Commissioner their case might be subdued, infact I might be able to help them.”
Most franchisees in the city from past couple of months are facing hard time due to non-supply of stocks, no-commission cheques given and highly unprofessional, irresponsible and maligned attitude of the Bombay Bazaar officials.There have been instances of few franchisee owners even trying to eat poison following the highly careless attitude and fraudulent motive of the company. About 70 franchisees filed complaints in the Andheri metropolitan magistrate’s court and Economic Offences Wing( EOW) has already begun their investigations in this scam.An officer, EOW investigating the case was unavailable for comments.
Raju Jadhwani, another distributor and franchisee in name of Sangeeta Jadhwani at Kandivili said, “The defaulters should definitely be punished .Being a senior citizen, I have invested my entire savings.Many times I have been asked to wait for 4-5 hours for my money and on 2-3 ocassions I have also fainted.My 12 lakhs rupees are pending but have only got Rs.50, 000/- till date ?
“We have stopped the franchisee couple of months back as our Rs.4 lakhs are already lost.The company has not cleared dues till now and if T.K Chaudhary becomes C.P, I doubt we will get our dues, “wonders M.Todi, another franchisee at Film City, Goregaon.
Plea to probe store fraud
Five businessmen on Tuesday met city police chief Sujoy Chakraborty at Lalbazar with an appeal to expedite investigation into a Rs 1-crore fraud involving a retail outlet. According to Manab Roy Choudhury of Salt Lake, who had deposited Rs 1 lakh for a franchise, Ranjit Choudhury, son of senior Maharashtra police officer, R. Vijay Tata, and Rahul Raj ran the company. They advertised about a retail departmental outlet called Bombay Bazaar and collected between Rs 1 lakh and Rs 4 lakh from each of the 38 franchisees, Roy Choudhury said. Gayatri Bhattacharya, who claimed to have deposited Rs 3.1 lakh, said the company, with a plush office at Auckland Place, promised to equip their showrooms from January 1. But on December 31, they found the office locked. “We complained at Shakespeare Sarani police station, ’’ Bhattacharya said. Deputy commissioner, detective department, Soumen Mitra said the accused are said to have fled the state. “We have arrested the company’s four senior executives. Efforts are on to track the kingpins, ’’ he said.

This was the review on a real estate website. Accordingly the inaugural ceremony was attended by kannada film stars Like SUDEEP AND RAMYA. The then Social Welfare minister A. Narayanaswamy and BTM Layout congress MLA Ramalinga reddy were other chief guests. In whole 5 page advertisement no one could find the name or Photo of the President, CEO, Promoter, Owner, Proprietor of the company INDYA ESTATES. Nor even the company website did not reveal the boss of the company. But a COO by name Sathish.M.Kharkanis and Vice President by name Mari Gowda were shown. All the employees- including this COO and VP were recruited just 2-3 days before inauguration, and now total company was doing the transaction under their name!. The latest main chains and creeped in a bother in me now. Can someone tell me what is the latest developents in the re-aquisition of WoodVille project.
We had booked a plot in second phase – were completly dissatisifed with the phase in which things were moving and filed for a refund with Citrus ventures, got our money back in a month’s time. Heard that synergy one does not exist anymore as a company and there are still few approvals pending for Phase-2 which Citrus is persuing. There seems to be some similiarities/relationship between Synergy One and erstwhile Orange properties. So, pl be careful.
Plz update latest status about development.
I talkd to citrus company he said that there is some problem between woods ville and Synergy one. They are not going to progress the work till they get signal from the woods ville. If the matter doesn’t proceed citrus also will withdraw from the project. Then who will be responsible for our investment.

Im not sure whether the builders/promoter are authentic of no, however I booked a plot of 30X40 back in phase II, in dec2011 and waited patiently for the approval. I was constantly in touch with one of its employees, who seems friendly and courteous and answered all my queries.
I recently got to know they’ve got approval for phase II as well. LAO/99/2011/2012.
The phase II layout is under construction, post which we can got the agreement.
Hope things turn out to be good some of us who posted on this blog havent done their homework anyway before buying a property.. right ??

HAs anyone bought a villa @ 19.75 L….i guess most of us have bought PLots and not vilaa….i wonder how the entite area will look when some of us plan to build a villa of all diffreent shapes and sizes and some of us not…and acc to one of the employees…90 % in phase 1 have bought plots and not Villa…was planning to buy a villa…as plot rates are too expensive comparatively in that area also…there possession time on increasing evrytime i ask them….now its 2 years for the villa…at the time of booking it was one year at the max 1.5 year….and now after 3-4 months..instead of 8 months it has increased to 24 months…dese things really pisses me off!! no respect for time!!
One cannot construct a villa of their own size and shape. There is community layout that everyone is to stick to. Outside all the villas will look the same, you can only change the layout of the villa inside.

Thanks for the reply!!…However my point is if anyone is going to buy a plot…he will definitely give his own shape although the size will obviously remain the same …so outside of all those villas will differ..dont u think so!!
otherwise why people are buying plots..they would have rather gone for villa which seems to be great deal at 19.75L…my point is …people are only buying plots and not villa coz they want to build there villa of the shape they want too. BTW what community layout u r talking about ..can u plz elaborate!! are they different from A1,A2 etc..what synergy1 is offering
The outside structure also has to be the same which is reasonable since it is inside a gated community. The wall structure on the outside has to be the same, I am sure if I lived in a gated community it would be nice to have uniformity in villas instead of having different shapes and sizes. You can always check with them on this point. Our general understanding as per conversation with SONE is outside all Villlas wil have to look the same, inside you can alter anything.

I just got a news today …that construction for Villa has started……For two Villas ..foundation work has started day before yesterday…did anyone visited the site in last two days ?
I too booked a plot in Nov last week on the day phase 2 was launched..after repetative follow ups for agreement and registration they always say some or other approval pending…now they are saying that just because mine is a corner plot I need to wait for another 3 months..which i am not able to understand.
these people may be genuine in terms of land but in commitment and giving correct information…they are fake…I am thinking of cancelling the booking and getting the money back.
I hate people give wrong commitments that too on multiple occasion…this time they are saying 3 more months but believe me I was talking to their sales manager and he was unsure as if he joined the company today.so 3 months is also doubtful.

I think u are thinking too much regarding the others issue if any person is interested to buy in is own money they will be always welcomed and if they want loan they can approach their bank.

I was told that due to some reason, plot no. already alloted (726, phase 2) is going to change. has anyone else also been informed similarly? If so why make a pretence of giving choice in the matter in the first place?
Correction, plot is at the same location, only renumbered. Guess that’s all right.
We have booked plot No. 492 in phase II. Last week, I have called their office for the BMRDA approval and sale agreements details. The guy has told me that they received the acknowledgement from BMRD and waiting for its approval. They are expecting the same in this month.

Has anyone got the registration done? I have paid the initial 25% and waiting for them to revert back to me on handing over the plot and do the registration. The sales guy who was in touch with me has left and have not been contacted by synergy one for the next step.

Hi, We had booked a 30×40 plot and paid one lakh by cheque. Since then we have done some checking about the builder and found some things of concern. Like some others have said the promoters behind Synergy One Bangalore and Organge Properties are the same. Orange Properties had run away with the money of many investors in Bangalore after having offered them some unbelievable deals. They did not pay salaries to their staff and to some had even offered fax machines, furniture in lieu of cash.
The CEO of Synerygy One Bangalore, one R Vijay Tata also promoted Orange Properties. We checked and found that he had cheating and criminal cases not only in Bangalore but also in Bombay a few years ago. We believe the cases are still active against him.
Remarkably their style of operations is the same, they do a lot of promotion in news papers offering unbelievable prices, collect advances from the public and vanish. We met the Synergy One people including Mr.Vijay and asked about their previous projects, property title documents, approvals s and if loans would be available. Midway through our conversation he got upset and told us we can either invest or go away till we see for ourselves how they deliver.
Synergy One Has outsourced the construction activity to a company called Ginger Infra. We found out this company is also promoted by the family members of Mr.Vijay who again could not tell us about their previous successful projects or their experience. When we started asking some technial issues they asked us to leave saying we are not their clients and hence should speak to Synergy One people.
While waiting to meet the directors of the comapy we found out that all the staff are brand new, the office is very recently leased and nobody knows what is going on. Their systems and procedures are chaotic to say the least.
We are now trying to find out if any one of the banks had approved which would give us some that we could check

As regards Ornage Properties everything that has been posted on the Internet is true including the news that the promoters of Synergy One, Ginger Infra, Bombay Bazaar, Century Gas & Petrochemicals and Orange Properties being one and the same. Please google check for yourself. We realized this is an open secret in the Bangalore real estate industry. Somebody posted his suspicion abt this way back in Sept’11 but sadly we missedn it then. I am a bit scared becos this is my first investment, why go for a doubtful project and lose all my savings plus a loan to pay? Anyway All the best to you.
@Nischal: Anyways..as since HDFC and LIC Banks have approved the Phase I …I am ok with it…because banks do more technical research then you and me…Iam waiting for the Phase II to get approved fully…Once the Phase II is approved…I dont find any issues..

I again enquired today with HDFC…they told that if it would have been Orange properties why would HDFC Bank approve it…HDFC’S so much of many would be at stake….additionally they told that the Synergy one is even submitting new documents for some of there new Projects which are going to launch in coming 3-4 months….

Hi Shekhar, we have hit a wall as far as the Synergy One management is concerned for last 2-3 months. Just no details forthcoming. This is worrying because all their lands they say belong to Synergy One. The Icon project land acquisition and title of the land we were told is dubious, which can lead to litigation anytime.

Hi, we have confirmed that the tainted Orange Properties owners are behind Synergy One and Ginger Infra. Amazing all that has been said in this blog about these people is true. We checked about the loan approvals, the background and motives of the promoters are not endorsed in any way by this approval process. After our meetings with the banks we understand the first right on the property to recover any loans is that of the bank. And the banks will first go against the person who has taken the loan by way of court case/recovery procedures and they may attach our other assets as well incase of a default for any reason including incomplete/abandoned project. Better to make sure no personal guarantees are given to the banks and best way is not to pay the builders amounts till they deliver what they promise.

I had booked 60X40 site in woods ville. i was shocked to know when one of my friend told me who is into construction field that synergy one is none other than ORANGE PROPERTIES guys only
they are doing this time with different setup and name. i went to their office at yelhanka i did not feel right atmosphere there. they dont deal anything from here. everything is pune based. i immediately decided i am going to cancel my site. i filled the form and gave it to them. they said it will take 15 working days for refund, when i asked why they replied cheque has to come from pune we dont have any company a/c in bangalore.so strange. they want sell villa worth corers and dont want to have a/c in bangalore. After 15 working days when i called them for my refund
they started making new stories everyday. it is more then a month i have not got my money back yet. think twice before investing because it is your hard earned money as mine. this blog is not to defame or degrade synergy one woods ville project. May be eveyrthing would go right with project. But i am sharing what i am going through. Thanks

Eventhough i booked a plot 40*60 in woods vilel,for my personel issues in cancelled the plot , hence they told 15 working days to refund my amount. i got my Refund for 18 working days.
even though i am the investor, iam in this field about 5 years , there is no any letigation againest woods ville project & synergy one is doing well.

I also booked a villa on Phase 2 . I visited last sunday to the site and enquired about the proceedings.
They said it will take another 15 to 20 days to complete the formalities on documentation , still Phase 2 approval is pending .

Hi, does anybody know about the parent company Synergy One Gurgaon and it’s activities? There is just no information about them. I am unable to also establish if Synergy One Gurgaon and Bangalore are indeed related. My lawyer wanted to have a look at the title and link documents for the land but we are unable to get them. We are worried now.

I have booked a villa there but there is no trace of any communication after they got the amount deducted from my Credit card. If synergy one is only a marketing company, they have to go a long way. No layout plan or brochure were available for phase -2. All the documents shown to us were found to be of phase 1. It appears that “launch” would mean placing an add in newspapers. Apart from that there was absolutely no information available – approval in progress, bank certification in progress, layout and floor plan not ready.
On the other hand, the staff there were very courteous and willing to listen to us. Whether they were over commiting is yet to be seen.
Finally, I have shown faith in them and praying they return it back.It appears that this is all ,who is investing in this project , can do at this moment.

They have nt been fair in there work. I have been waiting for the agreement but it is not in place. Dont know how much troubles I have to bear for further proceedings. When asked more, they are telling that they will send a cancellation form if wanted. What non sense. I am now applying for a cancellation, to hell with this project. Let them do what ever they want, I am going to get my money back with interest.

I had also boooked a plot # 278 in Woods Ville Phase 1,I had enquired about the Approval number for LIC from builder and the number which was provided was #P866469. The surprising factor is my LIC agent says that there is no such approval number and Woods Ville is not yet approved by LIC.
Did anyone had enquired the same from HDFC ?

I booked a villa 40×30 today, although I am also feeling kind of nervous if I should go ahead or cancel it, as I don’t see much info. or reviews about this developer. Also they don’t give layout plan to carry along with you, even if u book the flat.
You have to select whichever is available on the spot from the big map on the table and then u need to keep the location in mind, which was kind of unusual for me.
At the same time I saw that, there was big rush and it was kind of stock market, as their cust. reps were booking sites for their clients by just giving a shout and circling it out, and if u think over and come back in 10 min, u find the one u chose is booked already.

Hi, last saturday I called up synergy one and requested for a site visit. They arranged a cab for me at 12.30 p.m.No sign of cab till 12.45 and then I called them back.they said cab had a breakdown and will be reaching my place at 13.30. But till 14.00, no sign of cab and I had to cancel my visit. To my surprise synergy people had no courtesy to say sorry or apologise. Well again today i.e 1st dec I called them up again and asked for a site visit and told them about my previous experience and asked them not to repeat the mistake. Again to my bad luck the cab reached half an hour late, but still agreed to go. But to my shock they arranged a cab thru SS travels and a Suzuki Swift car reached my house(white board car). We went on Hosur road and took a turn near Chandapura circle towards anekal. The Driver arranged by synergy did not know the location of Wood Ville. From 12.45 to 15.00 we tried to hunt the place by calling Synergy people. nobody seems to know the place in synergy office. Also nobody from office tried to direct us and instead i had to call 10 times to find out the address.So i feel if this is the sort of customer service they do, I have doubts what all hardships one has to undergo if u book a villa with them. I advise everyone not to go for this project and if at all u go ahead it will be a great risk u are taking.Please pass my review to one and all.

Anyone want to comment on going in for a Villa or a Plot. Does going for a villa (possession by 2013) would fetch any ROI (rent) along with any property appreciation?

I booked a plot (30X40) in Woods ville Attibele yesterday and am facing the horrendous task of finding alteast one review that is positive…. Seeing the fabulous landscape and nice layout, I was mesmerized by the site engr Mohsin and I booked the plot by paying 1,00,000/- by cheque. Now Im not sure after reading the reviews if I should continue in buying the plot…. I need feedbacks from ppl who bought villa/plot from phase1 project. Was their agreement done in time? Was the documents clean chitted from banks like LIC, HDFC… To just give glimpse of doubts I have with this project, I booked the site yesterday after which another family was asking for suggestion from me to choose an adjacent plot for them. We spoke to the site engineer to help them get the adjacent site and he obliged. In the evening we got call from the same family. They indicated that they were given another site in phase1 (40×60) instead of the adjacent plot and inspite of the family saying that they didn’t have money in the current account to give a cheque, the engineer said its fine. He took a cheque from them and asked to transfer money later to this account once they return home. They felt very nervous about the whole incident.
Any feedback from ppl would be helpful in taking the right decision. Finally no one wants to end up losing their hard-earned money to fraudsters. So kindly let me know your feedback ASAP.

Let me tell you the facts I have collected till now.
Phase 1 is approved by BMRDA.
Phase 2 is in the process of getting BMRDA approval.
When you booked did they give any docs apart from receipt?

You will have to sign and send the Cancellation forms along with original receipt. I have done that and it seems they will take around 15 working days to process the refund.

I booked plot in woods ville First Phase and i got all the document in time. they ppl had given me a recipt at time of booking and rest document i got 1st in form soft copy in a CD and then they gave all the things printed with in 15 days. Guys are good and cooperative…………………
