I visited the project yesterday with an intetion of buying a unit there. The whole campus, common areas, lifts had dusty looks. Grey dust due to the ACC plant and general dusty environment in the whole area.

check with sales guys at SJR, they will claim
1) That chemical smell and dust are good for your lungs.
2) Ammonia gas is proven to increase your life quality by 5-10 folds, you will end up living 600 years :p
3) And it is 2 mins walk from MG Road, and if you are not able to reach MG Road in 2 mins by walk, that is problem with your legs 🙂
4) Whom are you kidding with polluted ground water? why do you need water? you have natural ammonia gas available in industrial air
5) And the price, its just throw away price…just 80 lacs. less than your driver’s one month salary.

Not really – Pollution is much less now after, ACC and Concrete India are out of the area. Infact BWSSB is doing UGD work and fixing the drains (work in progress). Area looks promising.I am planning for a 3 bhk.

I am staying at Avalon, and I am not facing any such issues. As far as water is concerned, Most of the Apartments are getting water from tankers only. So not a deal breaker. ACC, and CII Cement mixer plants have already shifted from the place. They are digging up the roads for putting sewage pipe lines. Some of the roads are recently made again. Overall a satisfying project for the price we paid.
Guys, one suggestion you must follow, if you are starting any talks with any Bren\SJR property.
After starting initial talks, if SJR\Bren marketing team feels you are not potential buyer for them, they immediately distribute your mail id and phone number to local builders and you will end up with too many unwanted calls that confuse you alot.
Please think twice before sharing your contact info with Bren\SJR.
I was searching for a home in 80 lacs range and i though Celestia is in my range, apparently it is 1.2 crs range. They tried to convince me to buy trillium, which is absolutely in a shitty location. The moment they realized that they ran out of options, with in 2 days my mail box is exploding with too many emails from local builders. I’m not saying local builders are bad, but how did they come to know about my mail id and phone number?

Entire area is polluted with fumes and dust from nearby industries (Avalon has cement plant just next to it). Go there and you will realize in 5 minutes…you will feel air is full of dust and chemical smell…..Bren constructed apartment in industrial layout and now Avalon residents wants all the industries in that layout to move to some other location 🙂

Very True Rajesh.
Investors are already worried over not being able to sell their flats. Obviously, they don’t have time to worry about such mundane issues as air and water quality.
For a “real” INVESTOR, these are really non-issues.
I guess the major problem is Graphite India (~300 mts) and ACC cement (just next to avalon) plants.

I agree with you, last year when I visited there site and sales guy quoted me 4450/sqft , I visited this weekend and they were ready for 4350/sqft. this means they are not able to sell there flats.
Is this issue with only Avalon?

Major issues are there . Air is completely polluted due to surrounding cement industry.Any time if you are crossing these area then you can feel dust in surrounding area. Recently only 30 flat owner started to stay there and they started taking water from outside(Tanker from outside) so there are water issues as well coz when more than 300 family will start to stay there then water will be also one big issue there.
I will give lesser than what builder is quoting + interior charges which I have done recently
