Review:
The project is located 1 km from Wipro Corporate Office on the sarjapur road. The projects on the main road are coming out to be smaller projects due to high cost of land and Premero is no exception with ~253 flats in 3.25 acres. The location is strategic as it is adjacent to the road that goes to ORR (near prestige tech park) via Gear International School. This is from Sunil Mantri group which is well established in Maharashtra. He is the brother of Sushil Mantri which is the Mantri group well known in Bangalore. Apparently they split amicably and both continue to use Mantri brand name. The quoted price as of June 2011 is 3900 per sq feet base price, but this is negotiable. Open parking is 1.5L extra and 1 parking is mandatory. Floor rise charge is Rs 25 per floor. The buildings have 16 floors. The standard amentities (pool, gym, sona, jacuzi, billiards) are available. I personally think that Sunil Mantri is trying to establish his business in Bangalore, so they will try to do a good job to make their brand name. However, a couple of premium builders have not yet woken up to competition which offers amenities like Tennis court, Badminton court, Squash court even in small projects. The project seems to be small, and it is not clear if Premero will really have the promised open parking available when the project is ready. As of August 2011, 6 floors are laid out already of the total 16. The road widening on Sarjapur road will shift the boundary of the project and this is already accounted for in the approvals. There is a likelyhood of a commercial complex at the front of the project. The project get’s touch competition from DSR, Saket, Mantri-Glades near Wipro. Salarpuria is also speculated to launch a new project soon near Sancity.
Owner please file your claims against Mantri in Bombay High Court. Hopefully can get at least small fraction of your money back.

Construction work is started by Landowner and it will be delivered by Nov 2017. Court has taken this project back from Mantri and given to Land owner.
Small fraction of Money ?? you are ignorant here,, Property already cleared. Already Land owner and Buyers have collected some Extra Funds to complete the Project and Hand Over Flats to buyers before Diwali 2017 :))

This is being resolved with the intervention of land owners and apartment owners. I think this project will be as late as DLF, sigh 🙁

As a civil engineer (and a civilized person) I can tell you that if a half finished building is kept open its strength will degrade very fast.
Therefore it is very important to do plaster and finishing on time. This is building has been exposed to weather (rain and sunlight) since 2009 now I fear this will become a very weak structure.
Look at mantri glades – Ground breaking in August 2011 – Build is ready. This is pace of execution needed.
I am a civil engineer too, and am aware of this. The slabs were completed around mid of 2013, so the whole building hasn’t been exposed fully since 2009. No building takes less than 3 to 4 years for completion.

Yesterday I have called Mantri and they told me that they have already got OC from BBMP and building is as strong as Taj Mahal and no need to worry. Current rate is 6300/- + Service tax, Vat, BESCom and BWSSB

Sunil Mantri(MnatriRealty) is cheating with customer, More then 2 years delay Mantri Premero and still there is no delivery date, every 6 months he change the delivery date .
We all customer paid 90 percent and still there is not giving delivery date, Please see the condition this project started in 2009 and after 5 years this is the Output, Only 40-50 worker r on site . how he will complete 4 tower with 250 flat. only structure is completed mean only 50 persent work is don.
File a case in consumer court and credai..Report this to the RBISEBI for stopping funding any of the mantri projects..

Changed my mind afatre looking at the pathetic construciton quality and floor plans.
Block A has 4 ft of corridor space. Even 2 floor apartment in Kagdaspursa is better than mantri premero. Block B is no better. C and D blocks are comparatively better.
Overall the quality/floor plan is like a C grade builder. It is great example of how a great location can be screwed up with bad implementation.
Looking at the current progress, i expect it to be completed by Dec 2015 in best case.

The project progress was a bit slow and had some contractor issues, so it appears in a bad state, but it isn’t actually. It is catching up. I use this route towards office, and have recently purchased my 2nd flat here, because the price is lesser than other builders. Overall, as per my calculations, its profitable even if its ready by early 2016. You can take your own call.

No, not marketing it. I’m in similar state as you, just that mine is delayed by 2 years as I purchased later. Didn’t know that there are people facing 4 years delay. And I’ve recently filed a case in consumer court for my apartment. Have to admit that builder is not paying rental as in agreement, and had to resort to court, quite hopeful I’ll get it via legal action.
Since its not my first flat in Bangalore, I can tell you that other builders delay equally. Heard of DLF?
Historically, I’ve never seen a project with less than 1.5 years of delay. But as I admitted, Premero is worse. I was hoping that Sunil Mantri will do a good job since he has his roots in Bangalore.

Guys, I just found that nearby Salarpuria is over 6200 psft. Once the construction is complete, the price of Mantri will be almost same as Salarpuria (maybe Rs 200 or 300 less), so this is golden time to buy this apartment. You’d benefit from no price change in last 1 year.

Its running quite late. Eventually it would get completed by 2015, but be ready to wait for atleast an year. Even the best builders in Bangalore have an years delay.

@sachin I am not really convinced with your argument. I say this because I saw all the 16 floors constructed. It is now the finishing that is required. If there were no buyers why would the builder construct 16 slabs each for 4 blocks?
Because it will get 90% of the payment, and then it can use the remaining money for launching its new projects.
All these look like excuses (though sometime contractor concerns are genuine).
You can buy something else, but the price won’t be less. So I think its worth going with Mantri.
I found out: There is no builder that hands over apartments on time. Prestige, Salarpuria, Sobha all run 1 to 1.5 years late. Mantri is a little worse @ 2yrs.
There were problem with the contractor for some blocks which they claim now is settled and one would see a faster progress now after Holi. Block A has done a good progress since last 4-5 months.
They have stopped the constructions to play holi?
So I went to the site yesterday. Here are some of the reasons on the delay, I was told by the marketing guy at the site:
1. Possession has been delay to Dec 2014 because initially there were some quality issues on couple of slabs and they had to redo it. Well I found this explanation reasonable. Better fix it before it is too late.
2. I did see limited number of labors and one truck transporting material on the site but I didn’t see any aggressive activity. Reason was Holi. Seems like all the labors are from the north and many are on vacation and would be back after holi, Then the activity would pick up.
The project looks attractive (especially considering the Mantri brand and the landowner price of 4900) but location wise I have a preference on Orchid Lake view (Belandur). Thoughts?

Finally, they are constructing again. Have started with about 30 people and plan to increase by few. Looks like it will be done by Q1 2015.
Construction resumed a few weeks back in full swing. Expected completion is Mar 2015.
This Weekend I visited the site. I am currently looking for a 2BHK flat. From the comments of this thread it seems they were promising the Possession date of June/July 2014, but to me they(Broker hired by Owner of Land) said the Possession date will be December 2014. There was no workers on the site and it looks like nothing is going on there.
Does anybody have any more info on Possession Date ?

Can all who have booked flat in Mantri Premero assemble at the project site one day and put some pressure on them to complete it on time otherwise we will have to move to court?I have booked flat inOct 2012 but I guess there are lot of people who have booked before me and it’s terribly late for them.So we can demand for penalty also which is our right.They have quoted for Rs2/sq ft per month penalty which is very low,but I am sure if we put pressure they will agree for more. We trusted the name of Mantri but they are taking advantage of this.
Its not terribly late. 18 months delay is almost common. This one is a little beyond it.

This project is progressing very slow. While buying the flat they said that in Sep 2013 they will give the possession but now they are saying in JUN
Yes, it is very slow. Most builders slip by atleast 6 months. This one is over an year.
They have taken over 80% of the money and are evidently slowing down the project, possibly reinvesting elsewhere.
They’re having all the money for free whereas we pay over 10% interest on loans.
Delaying by 1 year means that we have lost 11% of lets say 60 lakhs (6.6 lakhs) in interest, and they have gained 20% of Rs 60 lakhs.
why dont you all join together and invoke the penalty clause. Ask them to pay atleast 15-20 rs/sq ft as penalty..
or approach the consumer court..when people like you dont fight then who is going to fight against this builder..no one is above law.

Extremely high common area of 27 percent and pretty bad quality construction. Would not want to purchase in this crowded complex as water is a very big issue. Located on main road due to which disturbance will be high due to traffic. Specifications are not exciting, nothing great at all.

Sunil and Sushil Mantri are brothers who were earlier working together. They both follow the standard Mantri construction practice, so unlikely that the project would go wrong.

They quoted 4900 today.. The nearby builders are quoting over 5500…wondering why there is a huge difference?
It is around 4900 for a couple of months now. The prices have not increased. Earlier they were negotiating, but I came to know that they are not reducing much.
