Here are my thoughts on DSR Ultima
– I have visited DSR Ultima multiple times.
– The construction quality looks good
– The apartment balcony is facing open area where earlier cement factory used to be there. Now its empty land
– Spoke with couple of residents and a secretary they were happy with DSR Ultima
– Land owner and their immediate relatives are selling their share of left over apartments
Here are the concerns:
– UDS and Construction cost per sqft is 4600 whereas all inclusive cost with Service tax and VAT turns out to 5300 psft. As its coming from land owner their is an offer to reduce couple of lakhs by paying some amount in cash i.e. black which goes un-accounted. I heard even big builders like Presitige, Gopalan do so . What are the cons of such approach?
– Is 4600 psft in accordance with market price. on harlur road ? i.e. price offered by same category builders in similar location
– The location is very good in terms of proximity to schools but the commute is pathetic on harlur road specifically during office hours and this is the only reason i am unable to make a decision..
Any pointers/suggestions will be of great help.

4600 is a killer deal, i dont know why DSR is selling at such low price. Ideally this property costs nearly 15000 to 20000

Given the quality of DSR buildings and Haralur road location, this project doesnt deserve 4600/-.
Best price would be 3500/- But, as we all know how stupid are end users, someone or other will compare this 4600 price with price in Mumbai or Delhi and proceeds to buy.
Anyone who wants to make irrational comments about me, please read my complete review on DSR builders and then start an argument.
One last thing, prestige is selling at 5300 at this area, VAT and service tax is much lesser with prestige compared to DSR\Bren.

I would recommend to get final quote from Prestige, ND Passion, Sai poorna, in that areas. I personally felt these three has better construction quality and look compared to ultima.
Once you get quotes, start comparing with Ultima. And calculate per sft like end user, not like builder. i.e. Final price including everything divided by total carpet area you would get not the super built up area.

There is a big board at apartment showing 3BHK flat for sale.
Don’t ever touch DSR apartments from DSR Infrastructure Pvt. Ltd., we had decided to invested in their DSR Ultima project and cancelled the plan after seeing the progress and quality of work at other projects – DSR Rainbow Heights, DSR Spring Beauty, DSR Greenfields.
The common problem with this builder is deviations (you will not get NOC from authorities – please check with owners of DSR Rainbow Heights, completed 2 years back) even the owners of DSR Ultima and DSR Greenfields are frustrated withe the delays and planning to take legal action against the builder as he has changed the plan and giving them very few amenities. Instead they are saving money by cutting short on amenities promised, building parkings in the open space (originally planned for landscaping – this was also done at DSR Spring Beauty and residents had to initiate legal action against the builder.
The quality of planning, execution and workmanship is pathetic..speak to some of their project engineers, supervisors and you will be able to judge their skills. They employ their relatives in key roles – project manager leading the DSR Sunrise project is the owners brother-in-law.
They also sell the premium flats to their relatives and throw-away price and spoil the environment of the society.
Plumbing and electrical work at their projects is a joke..please verify with the owners of DSR Ultima and DSR Greenfields on their sufferings. The contractors employed are again relatives of the builder and no action is taken against them for poor quality of work, exorbitant charges and gross indiscipline.
The promised amenities always remain a promise and not delivered….any one of you can verify this by visiting DSR Ultima & DSR Greenfields
DSR are not trustworthy – They don’t get you occupancy certificate, Khata, rain water harvesting systems. Their bores dry up within an year of operation.
Visit the completed apartments of DSR and talk to people before making decision – DSR Ultima, Spring Beauty, Elegance, Green Vista, DSR Greenfields…
Spring Beauty area was under litigation.. i guess now its solved

None of these have OC, Khata in place.
You may spend a little more with a better builder but have a peaceful sleep.

I am planning to buy an appartment at DSr ultima. They r quoting 3950/sq ft.
My concerns are:
1) Cement factory which is still there!
2) The property which DSR has acquired has a long history of previous owners. How many of u have verified documents with lawyers?
3) The amount which they r quoting is a good deal or bad?
Here is to answer your concern:
1. Factory machinery & building is already gone, only shade and residual material is lying which should also be cleared in few months.
2. Lawyer of nationalized bank verified its docs before giving loan so I suppose that part is good.
3. Most of the vicinity apartments are already quoting north of 4500 so 3950 doesn’t look like bad deal if you are getting flat of ‘your’ choice.

I’ve visited the site 2-3 times. All the times I experienced some weird smell, something like from a waste yard. Also even if the cement factory is shifted from there, the water could be contaminated with cement dust/debris over the past several years. But the floor plans in this apartment is really good – you get very few apartments with such wonderfully designed floor plans.
Yes, even I have experienced the same smell. Then I got to know, It’s very close to Karnataka Compost Corp, that could be the reason of the foul smell.
Dear all, I have read all the comments from this thread. Very useful. I am planning to book a flat there very soon. The final price which they are quoting after all negotiations is 3815/Sft. Any thoughts on the price from the community please.
Also the cement factory still exists. I visited the site this morning. But the marketing team claims that its non operational. I also noticed 2 or 3 concrete ready mix vehicles in the factory.
Can any one throw some light on the pricing part and the cement factory?

Yes, the cement plant is becoming non operational, infact 1 unit was dismantled already. Their lease is also getting expired in May’13.
No idea on the current pricing, as i booked an year back. Noegotiate further, if you can crack Rs.200-300/sqft lesser than the quoted price then its a good deal.

I visited DSR Ultima today. Price they quote now is Rs.3525. As per the availability list given to me – there are 63 flats still available..so, they have about 62% bookings as of now. I was told project complete date is Oct-2013 and they will start giving out flats for wood work from Aug-2013.
My concerns:
– I am not sure if with the current rate of bookings, they will be able to meet the deadline as promised..
– Cement mixture unit next to the project is a huge concern.. I was told, the lease expires for that cement mixture unit in May 2013 and in fact, the landlord has offered to sell it to DSR for future projects(commercial or residential)…not sure if this is true..but the marketing person said they can give it in writing that the unit will be moved before the completion of the project..
People who have booked in DSR ultima kindly share your experience with the builder so far and also your thoughts on above points… I am seriously considering this project as my son has got admission in Vibgyor Haralur for next academic year..

Overall the reviews have been good. Contrary to others I have find them more responsive.
They told the same to me about Cement factory and completion Dates.Going by the progress of the project it looks to be on time.

But still Overall sales is so far close to 30% with Project nearing completion..
We found that Besscom/BWSSB charges are 50% more than normally charged…They are hard to negotiate even thr sales is still 70%.. pending. If u can negotiate the current price by 250 Rs u hit the nail.. But at thr current price it is definetly more than what should be they quoting ideally considering that they are not as big as SOBHA/MANTRI.
You can get a good price near by with the project starting up..

My relative has a flat in DSR rainbow heights, and as far as i have gone in my house hunt, they are one of the few builders who are actually talking about OC. The other builders are outright telling that they will not provide. 🙁
thought of going for it. but my worry was about the cement factory. though they promise that it would be closed, i dont know if there is any government order or anything related to it..any light on this issue would be great

I have booked a flat in DSR Ultima in B Block and also keep visiting it frequently to check for progress. Here is an update – the progress is pretty good, atleast for the B Block. Underground parking slab is done and they have levelled it, so it is much easier to access. For B block 6th floor slab is completed and so are the walls. Plastering and electric work has started in the grounb floor and would pick up soon for the rest of the floors.
As for A block, they started the 1st floor slab and are expecting to cover up soon, as a loan has been sanctioned by LICHF.

Hi, We have already booked a flat there.. and the good thing is the builder is giving a writing in its letter head that the Cement Factory will be moved by 2013 else your money will be returned with 14% interest 🙂

Once you do the booking, you get a wholebooklet of all the legal documents from the builder.
It is all approved. Regarding road widening, the builder is leaving ample amount of space from the road before the property actually starts. Even if the road is being widened, the property may not be hampered…..
Apart from Ultima, there are number of properties available on the road… no idea how those builders will handle the widening!!
The quoted price is 3200, which is well negotiated. Call me at 9611110130 for more details. May be we can refer you to get better prices.

I have booked an apartment at DSR Ultima. Truly had no idea about the price but paid 3200/ Sq ft. Pls some one suggest how to verify the documents. The property which DSR has acquired has a long history of previous owners. So if some one has checked these pls tell if every thing is ok. Their construction at Rainbow heights, HSR Layout appears to be of poor quality. We need to ensure that the same won’t happen here.

I had the documents got the documents checked from Lawyer in Indiranagar and he mentioned its fine.
You can contact any of the property lawyer and get it checked.
Yeah regarding the quality I too also have my reservations.They told it will be similar to the Model Flat of DSR woodwinds except floor tiles size and master bedroom wooden floor.
We all needs to make sure rest is fine.
