Any of you got the final demand notice for woodland heights. Looks like we are getting ripped off. I see charges which is not in the initial plan and on top of it they are asking for several fees which does not make any sense. You never know when DLF will ask for more money showing some CA certificate.
Also, they do not adhere to any schedules.
Few of the D block guys have taken the posession after paying the undue money also, but the registration dates are not yet known.
Recently, DLF’s self proclaimed resident’s association has asked the D-block owners to shell out 2k each to clear the debris generated by the builder, else the amount will be deducted from the deposit.
Just came to know that DLF may ask for more VAT in the coming times, to the customers of Westend heights. No end to the greed.

With DLF in doldrums due to post SEBI order and 30% down in share price (no source of raising cash), Haryana going out of Congress and most likely to BJP (many more legal issues will be coming up regarding the Vadra deals), delay is inevitable that too in non-core markets of DLF (i.e., outside of NCR), we are willing to buy out if there are any distress sales happening at 2011-2012 prices.

Another DLF bomb:
As expected, the customers who have, by mistake, have invested in DLF Westend Heights Project, have to face another bomb.
DLF has issued demand notes to D-block apt buyers. For a 1365 size apt, if the expected amount is around 5.5 lacs (as per the cost sheet), DLF is asking for 11 lacs. There are some additional heads in the demand note, for example ICFU, about which when one of the customers asked the DLF customer care, he was told that this money is used for getting the water connection till DLF, getting cabling from transformer to DLF, roads etc. Looks like DLF planned to handover the apts without electricity, water and roads while selling them. What a way to fool the people !!
My dear brothers and sisters, DLF is inventing many new ways to extract as much money as possible from the customers and fooling them. They are referring to all the clauses of the shameless agreement to get the money out.
The buyers have already paid an extra service tax of the order of 2 lacs each (for a size of 1365 sqft) in Sept last year (2013). Thus the buyers are big time losers by investing (committed a sin) in a DLF property and “Living a DLF life”. DLF says that the delay penalty and Timely payment rebate, which is supposed to be paid by DLF to the customers, will be paid at the time of conveyance of the property..what a crap !!
In addition to this, the buyers have lost in terms of ever increasing rents, EMIs, benefits of home loan in terms of income tax, life planning etc. You cannot plan anything in your life. You may think that after 3 years, when your kid will be ready to go to school, you’ll be shifting to your own home, but DLF has its own plans, and all your life planning will go haywire. This project was started in 2009 beginning and it is currently send half of 2014. Still none if the block is complete. DLF does not care about the customers, as if they are beggers and just hushes them away. Whenever DLF needs money, it send a demand note, referring to some clause of the buyer’s agreement.
These are the big thiefs of India. They are not making India, but “Looting India”. What do you think, the money extracted from the innocent buyers will go ? It will go towards greasing the palms of the babus and netas. This is how India is getting more corrupt day by day and common man is suffering due to these monsters.
My dear brothers and sisters, lets vow not to bend before these monsters and fight for our rights !!!
Lets not think that we cannot do anything.

In resale we can’t get the same price like builder is given so this is a discount which I am giving around 10%. Possession is also on the way till Dec 2015. What DLF will give in 45L it will be from Second phase and possession will be after 2 years.

A real picture of RE in Bangalore in front of your eyes. I have seen a number of posts from Vishal trying to sell his premium flat (corner garden view) at a discount (his quoted discount is 10%) for some time. He is even posting in multiple forums but looks like its not easy. On paper – should be an easy sell because (a) huge demand for homes in Bangalore, (b) close to one of the largest IT parks, (c) an A grade builder (DLF), (d) premium unit and last but not the least (e) at least 10% discount !

There is going to be mass meeting between all the customers (of DLF WH) and the DLF marketing incharge Mr. Narasimha on 03rd May 2014 at DLF Akshay Nagar (Westend Heights project site). This is a rare opportunity for all the customers to talk to the management and get response to their queries. This project is going on since 5 years (actually more than 5) but completion is not visible. Recently, even the work pace has also slowed down due to labour unrest. Most of the times, Mr. Narasimha does not agree to meet the customers in a group. But this time, succumbing to the pressure from the buyer’s group, he has agreed to meet on 03rd May. So, let all of use meet on 03rd May. We should not get swayed away by the evasive responses of Narasimha, that he is giving till todate.

First of all, do not expect the project to be completed in time. Look at the Westend Heights project of DLF in bangalore. THe possession was expected in Aug. 2009, but still not happened.
Also, check for the price escalation clause. I heard that the builder added it for Woodland Heights.
Even without this clause also, the customers of Westend Heights were charged addition taxes of the order of 2L, and one more demand note will be asked for next year also, which is not mentioned in the cost sheet.
So, expect some 4 L more than what is mentioned in the agreement, even if the escalation charges clause does not exist and if it exists, then ………

Visited the site today. There is not much change in the project status of D-block. Forget about A/B blocks for now…
Looking at this pace, the D-block handover is not going to happen before even June 2014.

I don’t think June 2014 is achievable by the builder. Owners would be forced to take possession of incompletely built houses.

DLF bangalore (Westend Heights) customers are already suffering. First the project is delayed big time. It was supposed to complete by Aug. 2012, but still the completion is nowhere in sight. Over and above, DLF slapped a demand notice to all the buyers to pay “Taxes” which are not a part of the cost sheet provided by DLF to the customers at the time of sale. The receipt of this payment is given under the heading of “other charges”. ???????
More such illegal demand notices are on the way. This was confirmed by even DLF also.

and the buyers are totally at the receiving end, who are told to pay for the illegal demand note by 30th sept. but they are not supposed to ask about the project completion date !!!
DLF is a debt ridden company and in deep trouble. These Gurgaon builders have a totally different mindset and ethics vs. builders in Bangalore. Gurgaon is an investor driven market whereas Bangalore is an end user driven market. Bangalore customers are more demanding and demand a professional attitude in service and quality.
In Gurgaon delaying projects by 5-7 years is a normal trend, take any builder for that matter. Raising the price of the units in between project execution is normal there and the agreements builders sign there is 99.99% in their favor.
DLF should be kicked out of Bangalore and shown the door and not bring in the same sick ethics and mindset here in Bangalore.
I have never seen Prestige or Sobha increasing the price of a unit once agreement is signed or changing the overall plan fully. Even small builders have some ethics here unlike the corrupt land Gurgaon.

We have booked an apartment in Maiden Heights Building C. We have received a demand note from DLF within 1 month of 5th floor slab completion of Building C. We are doubtful on the pace at which the demand is coming v/s the pace at which the slabs are completing.
Can anyone help us find out where exactly do the slab completion stand for Building C. The DLF site still shows 5th floor slab as completed. So we are having doubts.

DLF can’t do this because bank is involve in project they use to verify.

Banks have a nexus with the builders. Banks benefit the most with the early release of installments as they get the interest. Don’t depend on the banks to do the verification. All banks including SBI release the money without any verification. You verify it yourself or ask DLF to share the photo of the progress before paying.

As many as 120 owners met the DLF Bangalore mgmnt on 03rd Aug. 2013, where all of their demands were brushed aside by the DLF and the customers were openly challenged to do whatever they can. Even the letter signed by all the owners, where the demands were written was not accepted/ received by DLF management.
