Hi .. does anyone know whats the current price going on for the resale flats ? I visited the place … apartments look good, community looks good. However, I felt it could be maintained well – for a 2-3 year old project, it should be more pristine 🙂 Any positive / negative comments would help potential buyers in the decision making.

What is the current status? has the water logging, drain and stench issues resolved?
no water logging now. Embassy has fixed roads. Stench is beyond any builder to solve. Embassy cant clean the infamous bellandur lake. When Govt decides to clean it.. GOD knows.
As I know project is 50% empty, delayed and still highly priced.
I agree it is still highly priced. The land owners and embassy group has been maintaining the price levels which is high beyond the market rate. The price of the of the 3BHK is around 1.9 CR – 2.1 CR, and 4 BHK is arounf 2.5 CR. The price was exactly similar last year. Due to high prices the property still remains unsold. With registration charges scaling to a new height, the prices would hit price pressure point as they are un-realistic now.
There are a few things about the property
a) It is located near Bellandur lake which by far is the most polluted lake in Bangalore, but the good thing is that they have committed to clean the lake prior to giving out the possession. I personally haven’t seen any efforts for cleaning the lake, if the builders think that it is an overnight job to have it cleaned up, they are mistaken
b) I have a few friends who stay in suncity apartments and this is a feedback from one of them, they say that due to the construction there were a lot of heavy vehicles plying on the suncity road. Which eventually led to a lot of cracks/ pot hole on the roads. This was happening since ages, the residents complained like a zillion times but to no avail. Eventually after almost 3 years the builder helped in a temporary solution of a cement road
c) I happened to travel to this apartment one of fine Bangalore rainy day, towards the end of the road while I was about to take a left I saw the road shining, it was the reflection of light on the water which got accumulated due to the rain, my car couldn’t go further because the water was almost upto my knee length. Whats interesting is it wasn’t the normal rain water, it was stinking gutter water. Upon investigating further with friends who stayed in Suncity they informed me that it is because the embassy builder has made an arrangement for its workers to stay near the apartment, the area where the workers are staying has led to blockage of drainage system and therefore the entire road gets water logged whenever it rains. They also mentioned that there have been instances of cars stuck in the ditch and stranded in the middle of the water
Honestly stating, there is 1 percent chance that I may just settle for that but then it got me thinking what if one day due to this water logging I cant take my wife to the hospital while she is carrying. What if one fine day I am stranded in the middle of the water, what if the builder finds a solution to all these problems after 3 years like they did for the roads? Given that there is no solution to drainage, it may also All of this made me go against the idea of investing in this property. Its a sad state of affairs when you have such a reputed builder not keeping promises
One of the best projects on ORR. Sobha has built atleast 10 appts facing the lakes in this area and i don’t think people are complaining that much, Infact the sobha appts face the most polluted side of the lake whereas embassy pristine is facing the cleanest part.
Storm water drain, cauvery water , road etc will start soon i am told.
Embassy stock is sold i think and only some flats of landowner is left going at 6500 psqft basic price.Possession happening mid next year. Road and drains are getting fixed by Embassy.
Having seen all other projects i decided on this one. This seems to be the best in terms of location, specs, quality and approach.
As it is nearing possession the trend is prices normally shoot up…Pristine is expected to hit 7500-8500 next year.

The place stinks every time it rains. The polluted lake cannot be cleaned for the next several years. After paying a bomb, who would want to breath this stinking air and fall sick?
4 years down 🙂 and still more than 50% of property remains unsold. Reason: Land owners which own large share of apartments are unable to set at their asking price.

Lake view?? You will hardly be able to open your windows as their is an unbearable smell in this area as Bellandur lake is a sewage dump yard for the entire bangalore

this is a nice property and very well located. I visited the site several times esp. during this monsoon right after heavy rains. There was no drainage issues that I could see or the smell that some are talking about. The lake will take time to really earn the name ‘Pristine’ but no sign of the ‘smell and mosquitoes’. In fact, I had a friend who lives close by in one of the Sobha properties who was one of the first to book.
Great location, spacious flats and fantastic facilities! I am planning to purchase a Penthouse and currently negotiating.

Please visit this place to day after yesterday’s heavy rain. The foul smell from the lake can be felt at least 2 kms away
Smell of the lake is something that Embassy can never solve. It will take another 10 years to cleanup Bellandur lake if govt. starts the work today.
Secondly the road after Suncity till Embassy floods in every small rain, reason – the landlords in the land adjacent to the lake have blocked the SWD. Due to this during the rainy season Euphoria apartment residents are completely cut off from the outside world, no autos or walking possible to this place for 4-5 months in monsoon.
BBMP or the builders are least bothered to solve this problem even after taking crores from residents.
Just a couple of facts regarding this project:
1. They claim (as per the small hoarding near the sarjapur signal) that this project is 100mtrs, while its actually not less than a 1Km from that point. Now how can you trust someone who is not quoting facts for such small things!!
2. They claim, its facing BEAUTIFUL LAKE!! Some one should first visit the lake and get a first hand look!!
3. The road leading to this project gets inundated with Sewage/Rain/Overflow from Iblur Lake water even during small rains, as the the SWD connecting Iblur lake to the bellandur lake is not a PUKKA drain and its a makeshift arrangement. Once its flooded, forget walking through, you need to have a BOAT to sail across !!
Not only this project, but all such projects that come up in private localities without proper planning of civic amenities face this issue and its not TEMPORARY (as many builders may claim at the time of selling). Its for your life long. As the development around this projects is not PLANNED, they are going to be haphazard and makeshift type throughout.
This property is situated in front of the most polluted lake in Bangalore. The air stinks here all day. People suffer due to various skin diseases, mosquito problem is horrible. In rainy season all the sewage water from the near by village ends up in your garage since there is no storm water drain constructed by authorities.
There is an ongoing dispute with the residents of Suncity regarding the only access road that ia available to this property.
Please do not fall by just looking at the fancy brochure and website, please look around and talk to the people of this neighborhood.
Do you live around there? I heard that the situation has improved and that Embassy will do the cleaning of the lake.

Situation has only deteriorated. No solution for the drainage issue as there is a fight between the landowners and BBMP. Emabassy is least bothered to intervene even after charging crores for this project.
We went and had a look at Embassy Pristine.The model apartment no doubt is beautifully done, and the brochures are alluring. However our concern is about the smell around the area and the never ending drainage issues. We have stayed in Sarjapur earlier and it would always smell with it rained.
Also when you walk into the Embassy Pristine office, note that the AC’s have a perfumed air freshner.Is that to distract you from the Bellandur Lake smell around..I wonder..? When you step out you do get a lil bit of the smell when the wind blows against you.
No doubt it is a good project, and I like the apartment size especially. But whats the use of all the space around, if you cannot walk around the complex because of the stench. Is it worth1.7 cr? Your Thoughts please.
There is also an army rifle range behind embassy pristine. The army guys practise firing all day and some stray bullets have even hit nearby apartments.
Probably the army guys also frustrated due to the smell. 😉
I can’t believe they are able to sell these for 1.7cr!! I am from Mumbai and this sounds just like Mumbai, where builders build/sell lavish properties built right on the edge of ‘nalas’ which even has untreated sewage!

no issues in terms of smell or approach road for embassy pristine. the air is really clean if you guys have visited the site…
infact they have already sold many units already and prices are just going up.
with real estate crash in mumbai lots of investors are looking at low price point , timely delivery bangalore real estate and donot expect any cooling off in bangalore.
in my view a great project!….many of the high demand towers like tower8 and 9 are all sold out 6-7 months back.
I visited the area yesterday and there is no issue in terms of smell. The project is coming up well and we should get the possession by mid next year.
Prices are also increasing and only some 30 units are left. Most of the buyers are end users and not investors which is generally the case for super luxury apartments specially in places like whitefield (over supply issue) or north bangalore ( no habitation except for airport being near).
The project is ideally located and is very much today centre of bangalore’s IT hub. You can work in any location if you are living in Embassy pristine (eg Electronic city – 30 mins, Koramnagla – 10 mins, HSR layour – 5 mins. Sarjapur outer ring road – 5-10 mins, Whitefield marathahalli – 20 mins thanks to the flyovers)
Look at the number of resale ads on this Project, it is unprecedented for a project that is under construction. The approach road leading to this project is not taken over by BBMP, so no repair is in sight in the near future. Emabssy residents should by boats to commute on this approach road 🙂
