SLS Developers announced the launch of their new project called SLS Square. The project adjacent to the EPIP Zone, Whitefield is close to several IT Companies and Hotels and in fact shares its compound wall with iGATE. SLS Square will consist of 248 units with G +4 floors and 6 blocks. The project was officially launched on 23rd Dec 2011.

We booked the Apartment way back in Feb 2012 …. and so far no legal issues have been reported .
Also SBI has approved the project and it has granted the loan around 40 to 50 Aptmns units of SLS Square (Not sure of exact number of units for which loan has been granted) including mine…
What i know is that SBI does the thorough verification of the legal documents….
However , frankly speaking i myself have not seen the original documents and i sought the legal opinion about the project from one of my known lawyers..
Few people in our SLS Square Owners association forum have done the verification of documents from registrar office and they found it to be ok.
You can also verify it from registrar office on your own..

We have booked the apartment in this project around Jan 2012. In the agreement with the builder we(means existing people who have already booked) have tried to document the specifications for amenities and other things, however there was some restraint from builder in this aspect which usually is the case with all the builders.
Additionally you can visit other projects of SLS , you can expect medium level amenities.Once you book the apartment in this project, you can join below group to get better insights on things happening in SLS Square .

You should visit other SLS projects and seek the feedback from existing flat owners like SLS sunflower, SLS Splendour and SLS Springs. That should give you proper insights on the amenities and it would set the expectations accordingly.
We booked the flat in SLS Square assuming Builder would handover the flat for registration around March 2014, although builder is saying Dec 2013 with 3 Months Grace period.
In our agreement with Builder,Project completion date is mentioned as June 2014 , failing which builder has to pay penalty.
Ultimately it depends on you whether to go ahead with this project or not as every person has his own expectations .

In my opinion, as such builder is good , however he had faced lot of issues in SLS Splendour especially some seepage issues in few apartments. We actually went and checked with the existing owners in sunflower and splendour and most were satisfied with few thinking otherwise. His later projects like Sunflower and Springs seems to have not many complaints as he is constantly trying to do better. Also he has started one villa project as well near Horumuvu, if he does not do good in these projects , it would be problem for him going forward as no body would buy .
So he has started to build reputation and getting better although his previous projects had problems .
As such regarding SLS Square, i feel the location is its biggest plus points. You can expect medium level amenities, nowhere near to Shobha or prestige but lot better than Mahaveer and other middle class builders.
As i told you ,for taking the decision , you must visit the existing projects like Sunflower or Splendour and seek the feedback.

Yes you are right. For all 2 BHKs i think you would have 2 common walls.
Since i have booked 3 BHK which is at the corner of all the blocks, i have only one common wall. So it is not much of a concern for me .
However, i would say for a 2BHK in SLS Square, as such there are two drawbacks(Thats my individual opinion though).
1.) There are two common walls for each unit.
2.) There is no utility,otherwise the 2 BHK floor plans are just about perfect.
I guess it depends on the individuals what you can compromise and what not. Some may compromise on brand, some may on Floor plans and some may compromise on the locality . So again it depends on you. However ,currently i stay in one of the Gopalan apartments on rent and it does also have common walls, and personally have not faced any problems regarding the noise from neighbours .I do get lot of noise from residents from floor above. And one more thing,i personally feel that Common walls cannot be the sole driver to Reject/accept a property. You may compromise on a property if rest all things like Price, locality, floor plans, Builder, title and accessibility to main road, security, Water Availability are fine.I feel its a bonus , if you have all the walls are independent in a project but cannot be a deciding factor.

Looking at the top-notch location of this community, I have booked a 3BHK. Spoke with some residents of SLS splendor and found their reviews OK. There were some concerns , but that is with almost all builders. Looking at the location and the proposed metro station ( just 1 Km away ) , it’s worth investing here. Also they have opened another way which directly opens to Brooke Field ( 700 mts from SLS Square ). The other entrance directly opens in front of SAP labs ( 700 Mts from SLS Square ).

SLS Developers NEVER completes his work. SLS Sliver Oak project started in 2008 but still lot of work is pending. He taken money for BWSSB and STP (around 75000/-) but not deposited money to BWSSB. Taken lot of money for amenities but lot of things not given like GYM, Rainwater harvesting is not ready. And Quality of material and finishing are of worst quality. Indivual Flat work is also of low quality. Within 1 year cracks started coming. And Wall platering are not proper and Paint also not proper.. Still small small works are pending. AND Builder Runway from Project after taking 100% amount.

Anybody having idea on this cement brand and black sand. Please share.

I saw the cost break-ups for SLS Square, the developer is charging Rs. 1,25,000/- for Sewerage (STP). For 248 flats, this amount comes to 248 * 125000 = 3,10,00,000. He can construct STP for whole EPIP zone. I felt its too much.

I have booked a flat in C Block after reading the reviews here.
My opinion is that SLS Square is a good investment. The key points are:
1.Top class location
2.Reasonable price
3.Already developed location
4.High rental value
5.High security
6.Neat & Clean area.
Surely, the builder does not belong to same class as Brigade, Prestige etc. but is good and with experience. The problems in their earlier project was more on behest of users. The complaints recorded are not serious and probably would apply to almost any construction.
But, its a good idea to form a SLS Square Owners Group to share information and put pressure in the builder for timely delivery and quality construction.

The builder has only half of the documents in original, rest has only xerox copies.. The builder says that they are with the land owner..
The back gate that SLS square has suddenly opened to the green domain layout is illegal and residents in the layout are moving a complaint against it. This back gate is not mentioned in their brochure and they have suddenly demolished the wall and opened it to this layout so that they can claim that their flat has a way from that side too.

I have come to know that this road has been opened up by BBMP officials and police as it was illegally blocked by Some builders on that road.
Being a public road no body should have complaint on its usage.SLS might soon come up in their brochures having that gate as well. Actually it does not matter even if that gate does not come up . Project already has better opening . Lets hope for the best.
Residential layout should have access to Residential side rather than Industrial side.
Tomorrow, the Industrial side should not be blocked.

I am planning to buy a 2 bhk apartment in SLS Square.Today i have visited the site.Here i am posting my findings.
Please give me some genuine suggestions whether I should go for it or not.
Good things:
1.Location is good.less than 1 km from main road.Area is peacefull and surrounded by MNCs.
2.Launching price is 3100.Sounds competetive enough wrt to area.
3.The project has kicked off and they are ready to deliver in 2 years.
Points which worries me:
1.Credibility of builder.
2.Lots of negativity spread on internet about SLS builder.About their quality of work and lack of professionalism.
3.No direct connectivity to local market as there are only offices nearby.
4.Water is a problem.Though they are promising to dig borewell.One they have already done.
Please help me in suggesting if its ok to invest 50Lakhs for 1280 sqft 2 bhk apartment keeping all these scenarios
in consideration.

I would not recommend this builder.
The site plan keeps changing and there is no proper plan or clear idea as how the project would come up.The brouchure would seem very promising, making the property look like a hot cake but the way the project gets executed and the kind of dedication the builder shows is very pathertic.
The quality of the builder is very bad and it would be a life term problem to invest with this builder as all your days woudl be busy following up for repair works in the flat.
The builder does not deliver the environment or the class of life style he projects in the brouchure.. instead, what you get would be a like a house on a garbage dump.
Once the builder gets all the money, he turns a deaf ear to the complaints and would not even have any representatives to look in to concerns.. None of the representatives would attend to any calls or would give dodging replies to any queries or concerns..
I would certainly recommend you not to go with this builder any time.
I stay in sls project for rent, Last 20 days back i walked into sls sunflower for buying flat,but their was no availability that was a good project, they sold out all flats in that project . Even had discussed with couple of customers they had given good feedback , now i have booked a flat in sls square at whitefield .

I have visited their SLS sunflower project I suppose , behind cisco .
I talked to 2-3 owners , they seem to be satisfied with the house and builder although the amenities are not completed , as of now , but the same was promised earlier as committed by the builder.
Not sure about other projects.

SLS- Splendor in ORR – Marthahalli, complaints around water seepage etc. flats are still available here in block -B where work is underway yet..search the net u will find some more comments on this….
SLS – Sunflower in the same area, one of the flat owners complains of poor quality electrical switches…the corridor between the flats is very small n complete dark inside the corridors…wud feel like walking inside an old lodge….
work is still underway…lot needs to be done….but ppl started living…
SLS- square – 2 lakhs per flat being charged for amenities. for 250 flats, this works out a huge amount which is not worth it…though they say water from borewell n all, still water supply will be an issue there…
they dont have a fixed corporate office and in case anything goes wrong where will the buyer run around..
They are doing multiple projects without any focus on providing good quality houses…not even a single project they can showcase which is of owner’s pride…..
while it scores good on location, the comitment and exectution of the team are concerns to the buyer…
i visited above projects and got +tive response from the residing folks.
Regarding amenities price , majority of the builders are charging the same .
Almost all the site they have the office … i think this is more convenient than a corporate office .
i don’t find any concerns, i am going forward.

About the quality of construction , as you say it is not good , i have seen the other projects of same bulider , SJR splendor , I did not see much bad quality as you mentioned.
Do u have some special concerns on the type of material used or do they not use the material and fittings as committed ? I have seen their model flat and was ok with the structure and layout , not great though .
Please let me know if there are any other concerns related to SLS maybe in terms of committment and possession date , Approval etc. . Would be useful.

are you aware of their corporate office (not project site make-shift office, temporary), let me know pls…
if the builder doesn’t have a permanent corporate office in bangalore, or wherever they operate, i would think it will surely be an issue at somepoint if the project deliverables are not met as expected….
we need to be aware of the management and their commitment in public domain for a business enterprise like this….
Sales team will not be in place once its all completely sold out. Where will you run around to get your concerns addressed if the project finish is not what as promised earlier??…..
All the runing projects they have the office ..i think this is more convenient than a corporate office .completed projects folks can go to their office for any concerns.
Well , i have gone through the discussion above .. if you go through some of the complaints against builders , they are all minor issues only . Builder is a genuine builder. Infact i have few friends who are currently staying in SLS Splendour as tenants and they themselves have told me that there are few seepage issues in some 22 apartments.But builder is trying to fix the problem in all the apartments on priority. If you ask feedback regarding owners in the Splendour,they are giving very good feedback. Builder is very flexible in payment. He would not force you.
I have been monitoring this builder for some time now and found that Builder will be building all the slabs very quickly as his payment schedule depends on the slap wise progress , but he would slowdown once all the slabs would be built as he will get the payment from banks (almost 80 % ).
I have few friends in SLS Springs who would get possession in Aug(as per builder) and one known who has just got occupancy in Sunflower.
If you consider square , i think we would get the posession of the house only in Mid 2014 only realistically.Buidler is commiting Dec 2013 , but i think it would be unlikely.
However , having said above if you are ready to wait till mid 2014 and need good value for your investment , Square should be a good project as builder in my opinion is good and constantly trying to improve his work. Also another positive point about square is i feel that Square would his biggest project till date and builder would try to build is rapport as he has some Villa projects in pipeline .
Here are some positive aspects of square in my Opinion :-
1.)Very good Location in terms of property appreciation
2.)Good Accessibility for Volvo buses
3.)Very nice from Security point of view.
4.)High rentals expected
5.)Price is ok.
Drawbacks :-
1.)Water could be shortage
2.) No groceries stores in an around.Problem would be solved direct access to Kundalahalli Road would be open as there are many small grocery shops .
My verdict would be to go for this project. You would have always have some small issues with all the builders, but overall this builder is good and responsible. He might delay a month or few but feel money would be safe. I am going for it.
