100 Apartments and Villas at walkable distance to a Metro station

“Namma Metro” Bangalore’s very own mass transport system is finally here. After considerable delay the Reach 1 of Bangalore Metro Phase 1 was thrown open to public on October 20th.

While reading the Times Property in TOI dated 28th Oct 2011, I came across this quote

OVER the past few years, we have seen that wherever there is improvement in infrastructure, there is increased real estate activity and subsequent demand. An example is the international airport and the six-lane expressway that resulted in many prestigious projects around its vicinity, making north Bangalore a promising real estate destination.
The Metro connectivity will allow people to travel across the city’s commercial and retail hubs in minutes, instead of struggling on the city’s congested roads. The Metro connectivity will push property prices up. This will not only affect residential spaces, but will also drive demand for commercial properties. Moreover, this effect will be more profound once the entire network is operational.
Once people realise the impact of this connectivity, properties along the route and in the vicinity will find more takers, leading to demand outstripping supply in the corridors. The distance from a Metro station will be an important saleable feature of a project just as a club-house and swimming pool were a few years ago.

The last statement (underlined) really inspired me to start preparing a list of apartments and villas that will benefit the most from the Namma Metro project. Once people start using the Metro the reachability to a metro station would definitely be a plus to a project.

Ofcourse Reach 1 of Phase 1 just spans a distance of approximately 5.5 kms but it won’t be too long before the other Reaches are completed and most projects being launched now will also be handed over by the time the Phase 1 will be completely ready.

Bangalore Metro Phase 2

On 3rd Janauary two new metro lines were approved under Phase 2 of the Metro project.

  • RV Road to Bommasandra
  • Gottigere-IIM-B to Nagavara

RV Road to Bommasandra

The RV Road to Bommasandra line, on the outskirts of the city, will have 16 stations — RV Road, Ragigudda temple, Jayadeva Hospital, BTM Layout, Silk Board Junction, HSR Layout, Oxford College, Muneshwara Block, Chikkabegur, Basapura Road, Hosur Road, Electronic City-1, Electronic City-2, Huskur Road, Hebbagodi and Bommasandra.

Gottigere-IIM-B to Nagavara

The one between Gottigere-IIMB and Nagavara will have 18 stations with six elevated and 12 underground stations. The elevated stations include Gottigere, Hulimavu, IIM-B, JP Nagar 4th Phase, Jayadeva Hospital and Swagath Road Cross. The 12 underground stations will be constructed near Dairy Circle, Mico Bosch, Langford Town, Vellara Junction, MG Road, Shivajinagar, Cantonment railway station, Pottery Town, Tannery Road, Venkateshpura, Arabic College and Nagavara.

Phase 2 of the Metro project will cover 72.09 km with 61 stations and will become operational by 2017.

Also proposed were FOUR extensions to existing lines 

Byappanahalli to International Technology Park Ltd (ITPB) — Whitefield (extension of east-west line). This corridor has 14 stations Jyothipuram, KR Puram, Narayanapura, Mahadevapura, Garudacharpalya, Doddanakundi, Visvesvaraya Industrial Estate, Kundalahalli, Vaidehi Hospital, Satyasai Medical Institute, ITPL, Kadugodi, Ujwala Vidyalaya and Whitefield

Mysore Road terminal to Kengeri (extension of east-west line). This corridor has five stations. Nayandahalli, Rajarajeshwari Nagar, Bangalore University Cross, RV College of Engineering and Kengeri

Hesaraghatta Cross to Bangalore International Exhibition Centre (BIEC) on Tumkur Road (extension of northsouth line). This has three stations. Manjunathanagar, Jindal and BIEC terminal.

Puttenahalli Cross to Anjanapura township, up to NICE crossing (extension of north-south line). This corridor has five stations. Anjanapura Road Cross, Krishnaleela Park (Iskcon), Vajarahalli, Talaghattapura and Anjanapura township
