“Namma Metro” Bangalore’s very own mass transport system is finally here. After considerable delay the Reach 1 of Bangalore Metro Phase 1 was thrown open to public on October 20th.
While reading the Times Property in TOI dated 28th Oct 2011, I came across this quote

OVER the past few years, we have seen that wherever there is improvement in infrastructure, there is increased real estate activity and subsequent demand. An example is the international airport and the six-lane expressway that resulted in many prestigious projects around its vicinity, making north Bangalore a promising real estate destination.
The Metro connectivity will allow people to travel across the city’s commercial and retail hubs in minutes, instead of struggling on the city’s congested roads. The Metro connectivity will push property prices up. This will not only affect residential spaces, but will also drive demand for commercial properties. Moreover, this effect will be more profound once the entire network is operational.
Once people realise the impact of this connectivity, properties along the route and in the vicinity will find more takers, leading to demand outstripping supply in the corridors. The distance from a Metro station will be an important saleable feature of a project just as a club-house and swimming pool were a few years ago.

The last statement (underlined) really inspired me to start preparing a list of apartments and villas that will benefit the most from the Namma Metro project. Once people start using the Metro the reachability to a metro station would definitely be a plus to a project.
Ofcourse Reach 1 of Phase 1 just spans a distance of approximately 5.5 kms but it won’t be too long before the other Reaches are completed and most projects being launched now will also be handed over by the time the Phase 1 will be completely ready.

Bangalore Metro Phase 2
On 3rd Janauary two new metro lines were approved under Phase 2 of the Metro project.

RV Road to Bommasandra
The RV Road to Bommasandra line, on the outskirts of the city, will have 16 stations — RV Road, Ragigudda temple, Jayadeva Hospital, BTM Layout, Silk Board Junction, HSR Layout, Oxford College, Muneshwara Block, Chikkabegur, Basapura Road, Hosur Road, Electronic City-1, Electronic City-2, Huskur Road, Hebbagodi and Bommasandra.
Gottigere-IIM-B to Nagavara
The one between Gottigere-IIMB and Nagavara will have 18 stations with six elevated and 12 underground stations. The elevated stations include Gottigere, Hulimavu, IIM-B, JP Nagar 4th Phase, Jayadeva Hospital and Swagath Road Cross. The 12 underground stations will be constructed near Dairy Circle, Mico Bosch, Langford Town, Vellara Junction, MG Road, Shivajinagar, Cantonment railway station, Pottery Town, Tannery Road, Venkateshpura, Arabic College and Nagavara.
Phase 2 of the Metro project will cover 72.09 km with 61 stations and will become operational by 2017.
Also proposed were FOUR extensions to existing lines
Byappanahalli to International Technology Park Ltd (ITPB) — Whitefield (extension of east-west line). This corridor has 14 stations Jyothipuram, KR Puram, Narayanapura, Mahadevapura, Garudacharpalya, Doddanakundi, Visvesvaraya Industrial Estate, Kundalahalli, Vaidehi Hospital, Satyasai Medical Institute, ITPL, Kadugodi, Ujwala Vidyalaya and Whitefield
Mysore Road terminal to Kengeri (extension of east-west line). This corridor has five stations. Nayandahalli, Rajarajeshwari Nagar, Bangalore University Cross, RV College of Engineering and Kengeri
Hesaraghatta Cross to Bangalore International Exhibition Centre (BIEC) on Tumkur Road (extension of northsouth line). This has three stations. Manjunathanagar, Jindal and BIEC terminal.
Puttenahalli Cross to Anjanapura township, up to NICE crossing (extension of north-south line). This corridor has five stations. Anjanapura Road Cross, Krishnaleela Park (Iskcon), Vajarahalli, Talaghattapura and Anjanapura township

This is a fabulous list and I think all the people giving their inputs are really help full, especially for people like me who want to invest but aren’t too sure with what to go ahead with.
Now I have invested in PRESTIGE MISTY WATERS… Would anyone know where the METRO STATION in Nagawara ? Is it near Manyata tech park or is it near the hebbal side near the baptist church ??
NAGAWARA would have to be a big station as it is the end of the line, right ??
Also, recently I visited electronic city. I was looking at the project prestige sunrise park which is in neo town. A fabulous area where I definitely see great appreciation in the future. There are also a few projects by patel builders which look great(right opposite neo mall). I would want to know where the electronic city phase 1 metro station is coming up ?

Hi, Apropos the NCC Ivory Heights project, I visited the site today and upon inquiring about the Metro project, I was told by the sales person that the plan for the station has been shifted to Hoodi instead of it being near this site. Can anyone please shed some light please?

I am not sure about this, but did hear a discussion that a branch of metro line in e-city will also be directed towards wipro gate (phase 1). I am trying to find out where exactly the metro station would be in ecity, but there is no concrete information available about the same.

I wanted to check if you think the Nagawara metro station will be walking distance or close to Manyata Embassy Business Park. I was consideirng buying a 3BHK at Karle Zenith in upcoming Karle Town Center next to MTP -actually between MTP and Nagawara lake. see http://zenith.karletowncentre.com/
It seems atractive due to being near Hebbal flyover, on ORR and hence centrally connected, next to MTP where one can work, and very close to Bellary Road going to Airport as well as close enough to top private Bangalore schools like Malaya Aditi, Canadian international School etc.
Any thoughts on how close the Nagawara metgro station may be to MTP and Karle Town Center…?

SJR AVALON <1.5 km from Visvesvaraya Industrial Estate station.
It will help if the table has two new columns to provide the cost range and villa/apt.
Any maps for phase 2 line to whitefield. Also what would be the impact to Apartments during construction phase. It could lead to a lot of traffic jams thus reducing rental value of those properties in short term. In long run definately appreciation is fantastic.

Most probably should be the case irrespective of which alignment it takes unless.
All will be underground since there is no place in the ground level since overbridge is there.

The exact alignment is not yet known. TOI reported recently that the extension will be of 18 kms whereas other past references were of 11.5 km. Since there will be 17 stations most likely it will be 18 km. If you measure the distance between Byappanahalli and ITPL the distance is about 11 km but 17 stations in a 11 km stretch seem to many. Either the extension is routed through KR Puram Railway Station, Mahadevapura, Hoody, ITPB or re-routed via Suranjan das road, Baghmane Tech Park, Mahdevapura or Suranjan Das Road, Old Airport Road, Marathalli.
i think the wikipage has been updated to show kr puram, mahadevpura, doddanekundi, kundanahalli, vaidehi college, sathya sai college ,itpl and then whitefield. dont know exact location of stations but this list looks a bit of a zig-zag if you map it to bus stops
