Facts: —
1) All SJRPC projects are delayed projects for more than 2 years
Watermark — Delayed by more than 2+ yrs, no hope when will this be handed over.
Bluewater — Delayed for 3+ yrs, not even basement completed for all towers, this was launched in year 2012 and we are in 2015. Check at site location and existing customers.
ParkwayHomes — Not much clear, but now they have there amenities shared by adjoining property 😛
2) Poor Communication and False Promises: They do not bother to reply even once despite your 10+ reminder emails once you are in agreement. Check with existing customer.
Due to delay in project they keep signing and agreeing on SJRPC letter head but of no use, none of the promises are kept.
3) Deviation in Original BBMP plan (Bluewater) and one at voucher.
4) Increased EMI’s and Rental for delayed project
If you are genuine customer, ask question
1) When was project pre-launched, whe launched, when was BBMP approval acheived, is there any deviation in voucher and BBMP plan

This for sure someone in marketing team trying to cover them-self with the slow execution and various other issues (quality/design/approvals etc…) created on the Watermark project.
If you have bought the flat in Watermark, then you should have known the facts and pains that builder is giving to their customers.
I booked the flat in Watermark in month of Sep 2010 and as per my agreement with the builder, it should have been completed by Dec 2012, so its 2.5 yrs delayed and still no commitment on move-in/habitable dates. SJR team is really very unprofessional and no ethics to even stand on their commitments and timelines they them self defined.

Now, about other projects such as bluewater same question, pre-launched, launched and when was it’s completion date? Not even foundation completed.
I’m suffering and want all genuine buyers to be aware, May be builder not aware of how do we manage to get money, that to increased EMI’s beacuse you cannot deliver project in time.
It is my duty to educate and make customer aware. Aaj mein ek ko educate karunga kal woh 2 ko and thats how we form human chain.
Is not that Watermark customer planning to take legal action?

I think there are some litigation on this project and SNN raj eternia. I have been watching both projects and its been pending for long time and construction activities are stopped. SNN Raj Eternia model flat construction has been going on more than 5 months and all the billboards/banners are removed. So better to enquire surroundings and take a decision. But one thing, if they cross the all legal hurdles,it would be one of the POSH localities in the near future.( Because all the major RE players has projects on this Silver County Road)
I am a customer there. The progress was slow but after getting BBMP sanction plan it has picked up a lot. Now SNN Eternia also launched the project.

i had booked apartment in bluewaters sometime back with great research on the location i had initially given up on this project as they didnt have the bank approvals and all other delay but they recieved icici bank approval when i booked now they have even recieved approvals from all bank including sbi builder is quite customer friendly they havent raised any demand till they recieve sbi appproval now the project construction has picked up and they are quoting a decent price for what they are offering the floor plan and design is very nice i feel it is a good buy at this point of time they are expecting 5000+ per sqft once there first slab completion which is due in jan for my block if you still have some quiries you cam mail me

I have visited lot many builders in that vicinity and i liked SJR blue waters project because of the open space , amenities and floor plan.

Looks like the SJR marketing team promoted comment.
This builder haven’t completed any single project on time or adhere to the signed agreement terms. SJR Watermark which was there first project which is already running 2 years delay and still no hope of habitable at least another six months time. Construction quality is very poor. Initially at time of booking there price looks competitive but it will be compensated with quality, delay (paying for the rent and EMI’s) or asking for the increased installment amount, breach the agreement terms on payments/USD calculation etc.. And of all the biggest one is they will make the life miserable (for me its already 4 years over and still waiting when I will come out of it), really these guys don’t possess any professionalism.
Would like to share the recent update on there so called flagship project “Watermark”
The deadline given for handover by SJR PC MD in the customer onsite meeting was Dec 2013 and May 2014 as when the project would be habitable.
They moved the habitable date to July, then to Sep and now they are keeping silent whenever the customer ask for the commitment they simple reply with “Will get back to you on this”.
Till date for whatever commitments the SJR PC have given they don’t stand on that.
Customers are fed up sending the reminders and follow-ups, they just don’t care off. And now there is no other option left other than going through the legal route.
When booking an apartment I thought they are A grade builder and deliver the apartment as per commitment seeing some professionalism but now to me they are not more than B grade builders, you need to fight for everything at every stage.
Its adding the pain on financially and mentally (paying 20K+ rent and then EMI’s)

* This project is centrally located and equal distance form sarjapur road and hosur road.
* Good Connectivity to Kudlu and HSR layout.
* Well designed floor plan for both 2 n 3 bhk and loads of open space with many amenities.
* we got it for very good price . we got base price of Rs.4200 per sft. good price in this vicinity.
* They have started the work and hoping that will finish with in 3.5 years .

i went to there site today and saw the model unit is almost like there other project palazza city on sarjapur road was happy with the way i was been given information i am yet to decide on their project blue waters is being suited in my budget after discussing for a long time got some discount around 100 rs per sq ft but after seeing these many comments here i am in dilemma and the sales guy had informed about the delay with the approval issues before pre launch but i saw the work is going on after launch there is no delay is what the sales guy claims

ICICI is a bank which approve the loan without any doc. It approved loan for the projects which are not lunched also.
No nationalize bank approved it till today.

I used my commonsense and got out of this project. Considering the state of Watermark on Haralur Road(They stopped construction and now awaiting approval for additional 2 floors), and progress of other primecorp projects.
I reckon that they will take at least 5 years to complete this project. And who knows just like watermark they’ll stop construction in Blue Waters. Just for your information, they have approval of 14 floors only(and in some block only 9 floors). They are advertising G+18, I am pretty sure they will stop midway and wait for approval for rest of the floors. It may take lot of time.
Invest wisely. Its your hard earned money.
Don’t go by what marketing says, they are all there to fool you and and will forget you guy once you have signed the agreement.

Everyone is aware of the fact that you said, even the people who have booked in it. The condition you have mentioned is not a troublesome condition to be afraid of.
If they won’t get approval for 18 floors, condition will complete for 14 floors only. Every builder does like that. No one stops construction midway.
The builder does not sell floors which are not approved. This is a common thing.
By giving some money, builders expect that approval can be managed, so they advertise.
I suppose, SJR will also not be selling any floor above 14.

I happened to visit the site yesterday few things which i noticed was rate is catchy in that location reason not sure sales guy told sjr wanted to be competitve in that location so its been qouted in that way asked bout delay in the project regent park etc he told it was before launch and they had approval issue but now they have recieved all approvals projects construction is started in full pace but not sure wheather sjr can complete whole project in 3 years i’m confused please let me know what to do i even asked sales guy to pass on some people contacts which he denied …

This is very good project with very good open space and excellent floor plan.
Apart from this i have noticed some of the development happening around that location.
1) Road widening is started in that location . its 100 feet road ..work is started.
2) kudlu lake next to blue waters in under renovation and making park and walk way around the lake.
3)new IT park is coming other side of the lake . 60 acres development .( This information is given by the marketing guys.)
4)Hurlur and hosa road is widening to 80 feet and work is going to start in April 2014.
only concern i have is the completion . SJR primecorp people are committing 3 years. hope this project will finish in 3 years.

I have booked a house in Watermark in March, 2011. At that time they promised that project will be complete by June 2013, it is already December 2013, but project is nowhere to complete. Management is very rude and responds very late on various queries. I won’t recommend SJR projects to anyone.

I am an existing customer of SJR Watermark and facing the really hard time with dealing the project. I would suggest for the new buyers to visit their existing project site and talk to their existing buyers before going into the deal. These builders extract all your hard earned money and then make the life miserable 🙁
The list goes end less, here are the few points I took out from my experience being the customer of Watermark project.
1. I booked the unit in Watermark in pre launch in Aug 2010, with commitment that it will be launched by Sep end as per commitment from the SJR marketing folks (Mr. Guru). The worst started from there it took more than 6 months to launch the project with approval to construct upto 12 Floor.
2. Now the status is that the project is delayed almost by a year and no hope of getting ready for next 1 year or so.
3. They are using cheap and light ‘porotherm bricks’ instead of ‘solid concrete bricks’, clearly a violation of ‘sales agreement’.
4. Progress work is at halt after taking 90% of the customer money.
5. Quality concerns everywhere in the apartment (for example, no proper lighting in galley of some of the blocks, negligent handling of floor tiles, no provision of AC in master bedrooms, bad design of windows/grills, etc.).
6. Raising demand note for 13th & 14th FLR without BDA approval in hand.
7. Increases the demand note charges by adding various other infrastructure cost which is not part of the initial sales agreement.
8. They say of delay compensation of Rs 3/sqft to be given from August, 2013 and here is response from the MD – ‘the decision will be taken by our MD, only at the time of final settlement and it would be considered, ‘case on case’ basis.’
9. First year maintenance charges to be doubled as what was mentioned in the cost sheet during agreement.
10. You will hear from SJR PC only when the demand is raised, rest all your queries goes unaddressed with multiple follow -ups

We have booked a flat in Blue Waters 10 months ago. Last week, I received an email to get the agreement done by making the 20% payment. Did any one of you got the email regrading the same from SJR? I have asked for the bank approval letters of the project. They said that no bank has approved the project yet and it may take 4 months for approval. They were saying that BDA approval is enough to collect the 20% payment. I would like to check with you guys your opinion before going ahead with the payment. Thank you very much.

I have booked a flat in Alston, Bluewaters on Nov 2013. I have the same situation as you. Three banks, SBI, Standard chartered, HDFC, which I approached so far not approved this project. But I received a mail saying that I have to pay 20 % amount soon and get the agreement done. Have you done the agreement?

SJR Primecorp has renamed this project as “Blue Waters”. Looks like this is bcoz of so many -ive reviews of SJR Regent park floating around. Never believe in SJR. They are good in changing names to avoid negative reviews. I had booked in this project and finally backed out. For more than a year they are in pre-launch state. Very horrible in proper communication after you book it. There has been a mass withdrawal from this project bcoz of the delay in launching and pathetic customer service.
Hi All , I have also gone through all the reviews, but there is a good news for, all of you , that they have announced the launch date this month on 25th . I have also visited the site today and also booked a flat of 2bhk. This I have done after 2-3 visits and long discussions with SJRPC people. So I hope that within next month end they will start construction . Already they have started doing work at the entrance. According to me this is the appropriate time to book it. And I am a real customer not from SJRPC….
Did you get your booking amount refunded? I have also cancelled my 3BHK unit from Regent Park project due to delay in launch. But they have not refunded booking amount even after 6 months. We are going to consumer court for our claim.
@Smita : i hope you get your refund sooner rather than later. I have been saying for some time that people should avoid SJR but I wish people do hear. I think you should post about this behaviour of SJR on other SJR project threads too. People should be aware of these pathetic builders. And good luck !

The project is approved. They just have to collect the DP. They were expecting it by wed or thur. Not sure if they have got it. Assuming some delays, they should get it next week. I had visited the site over the week end, they were cleaning the land to start excavation. I also saw laborers and sheds in one corner of the site. They are right now claiming that they will launch post Oct 4th, but they would commence work immediately.
Looks like they will not launch the project this year.
Even of they launch, they will take 5 years for completion.
They don’t value their own words. They only make false promises.
It seems like they have changed the master-plan. A new block has been added in front of Boston.
I had booked in Boston but got irritated with the false promises and continuous change of plans.
I would not recommend this builder to any of you.

Has any news about the launch date now ? I have shortlisted this as one of the interested project, however I am skeptical to go ahead due to many uncertainties and negative comments in the net.

The BDA approvals are complete. They have shared a copy of the development plan with us. You should start seeing ads in local news papers soon. There is no confirmed launch date yet from them. But since the approvals are done, it should happen soon. The marketing guys claim that they will launch around Diwali, but I have doubts about it, although I expect it to happen soon

I am planning to book a property at sjr regent park. Buy from the reviews, it seems that they have been in the pre-launch stage for the last 1.5 years. The sales guys at sjr called me today and said that it has been in pre-launch stage for 9 months and not 1.5 years and they are getting all approvals and launching it by this month end. So, I am a bit confused about this as the property and the rates look really nice.
Since, I am not based in New Delhi, any help and guidance in this regard would be really helpful.

yes…SJR Regent park got all pending approvals and project is going to commence in next week…If anybody interested then go ahead and book it.
This is the right time to book it.anyways prices are going to revise in another week time so one can get appreciation within week time.

I have booked an appt in SJR Regent Park. I have been relentlessly following up with SJR for the launch. Last sat we had a meeting with the MD of Regent Park. They have now got all the BDA approvals (was confirmed by the MD and has been updated on their website). The launch will be sometime between Sept 5th to 10th.

I had called Guru last Saturday. Prelaunch price 3890 which they plan to increase to 4200 once they do official launch next month. He told me all the approvals are in place now. I am interested in buying but is it worth? Too many negative comments below.

But after reading the comments here and at other places I am little skeptical now. Almost a year after pre launch and it is still not launched, any idea whats going on with these guys.
I don’t want to invest my hard earned money into a dead meat 🙁
I am outside country now so internet is the only way for me to get information. Is there a yahoo/google group where I can interact with fellow buyers and get an idea about the project progress?

Considering that Harsha posted this piece in last January, 1.5 years has passed by and we are still at the same place no launch news from the developer. I Every time you ask them they will tell that they are going to launch in another 15 days, this is going on for a year now. No launch till now, only empty promises. They are now saying they have started talks with BDA regarding approvals and it will take couple of months to get that finalised. I think it might take more time than that, coz these meeting with BDA can drag on for longer time. Keeping my fingers crossed and hoping for the best(what else can I do?).

I too have bad experience with SJR prime corp. Once they get the money they will provide all false commitments. Never belief in there words. Always ask them to write the commitments otherwise they will keep changing there commitments
SJR Regent park seems to be overpriced. They are quoting 3590 + floor rise + pool facing etc. Even maintainance seems to be on a higher side.
I would like to understand how much are they willing to negotiate on this project ?

I was interested in Eden greens earlier,but after visiting the site rejected it. The noise from trains that stop at station is too much and even those that dont stop also are loud since there is a crossing nearby.I had safety concerns too.The area near the station is woody and deserted and apartments are coming up only on one side of the road.It’s pretty further along sarjapur rd .Only advantage would be if you want easy connectivity to whitefield.It is a small project(2 acres) compared to regent park.

The land is getting leveled and approach road is 75% complete. Have visited the site – about a km from open jail at Parappana AGRAHARA
Think again before investing in the builder SJR Primecorp especially their project SJR Watermark. Below is my experience:
1. Two buildings of SJR Watermark are advertised as being lake facing. However, there is another building coming up between SJR Watermark and the lake. This is misleading information provided by SJR Primecorp.
2. The sqft area for all 2 BHKs in SJR Watermark is 1102 sqft. When I went to buy a (actually two) 2 BHK, I was told that it is a corner 2 BHK and it is 1152 sqft so now I have to pay more + another Rs. 50 per sqft. So called ‘Corner’ flats are idential to non-corner flats. When SJR Primecorp was asked to justify how the extra 50 sqft was represented on the plan they had no answer. Again misleading information.
3. Since I am overseas, my parents from Cochin called SJR Primecorp to check if they are working the NEXT day so that they could visit them. On positive confirmation, they booked tickets and traveled to Bangalore. SJR Primecorp then tells my parents – we decided yesterday evening that the office will be closed today! How unprofessional of SJR Primecorp!
4. Two marketing people from SJR Primecorp did turn up. The car from SJR Primecorp was available to take my parents to the site but (Mr. Guruprasad) asked my parents to go by auto rickshaw to the site. SJR Primecorp – a poor builder that can’t afford a car to take customers for a site! What a shame!
5. Lastly, based on all of these issues, my parents asked to speak to the GM Residential. However they (Mr. Guruprasad) refused to give me / my parents her contact number. I can already see how any issues / complaints / requests that I would raise would fall on deaf ears.
I highly rely on user reviews to make my decisions and I hope my review will help you all as well in making well informed decisions.

I have booked 2bhk in Watermark. As per my knowledge Martin block Corner unit area is 1152 sft. understand the project first , get a clarity and than write ur comment.
There is no other apartment between Boatman block and the lake. Its purely a lake facing apartment. Check and understand the project before writing useless comment on builder.

They are charging 225000 for club house and about 1300 flats. 2.25 lakhs *1300= 30 crore (approx).. 30 CRORE is huge amount. Why they are charging soo much money..?? Apart from 3590 per sq ft + 15 lakhs approx other charges. With all inclusive its going 5000+ per sq ft PSN is same price now ready to move in with ITPL offices nearby and metro coming there.. I am thinking twice to go for it or not..The all inclusive price should not go above 4000 sqft price in pre–launch booking… Whats happening in Real state costs are so highhhh.. How much it will appreciate after 5 to 10 years.. Will it ever be 10.000 per square fit. If yes than who will buy.. Its all game of square fit.. I am looking to book a flat in Regent, the latest quote is 3550 + 25 Floor Rise, people watching this project , pl advise, i have my reservations about Distance, Road width, Power Cable on the Project, 75% SBA conversion etc.
Any idea on the redevelopment clause of SJR projects.I read somehwere that they are not transferring the UDS to the customers and putting a clause that in case of redevelopment the builder have rights of extra flats constructed.Basically the UDS of existing customers will reduce without any benifit acruing to them.

Carpet area is good if they are really giving the room sizes that is mentioned in their plan.
But if you measure their model flat and other SJR Watermark Projects, it looks like in actuality they are reducing the both length & width by around 4 inches in all rooms/toilets.
So if you take that into account probably it would come around 70% or may be less.
I didn’t find this issue with other builders though.
Looks like SJR is available for booking at 3590 (negotiable) A colleague has got a final quote of 3550 for 4th floor. I see in some of the posts above the rate has not increased after more tahn a month of prelaunch where other builders were able to increase prices….

My Findings:
I went to SJR Regent Park site recently and took the measurements of the under-construction model house that is being built.
The model flat looks like the 1680 sq ft 3BHK plan. I compared the measurements with the floor plan of the same unit. What I found is almost all rooms/toilets are around “4 inches” less than that on the paper. Not convinced, further I went to the SJR PrimeCorp’s Watermark project with the Watermark floor plan (downloaded from SJR Watermark website). There also I found that the sizes of the rooms/toilets are around 4 inches less than that in the corresponding plan.
Just to be sure that this is not a norm with other builders also, I went to another builder’s project and took the measurements for a 3bhk flat which was around 95% complete and compared with their corresponding plans on paper. I found there was hardly 0.5 inch difference in room sizes.
So is SJR Primecorp cheating customers by not giving the actually room sizes thats mentioned on paper???
I am not a competitor. Just thought of putting my findings here, so that people can have this clarified from SJR Primecorp before going for the booking.

I didn’t intend to spread any rumours. Just wanted to put forward my findings so that people can cross verify this before going ahead with the booking.
Its impossible to find if a posting here is by a promoter or competitor or an independent person. Hence may be its worth for guys who have booked and who are interested in Regent Park to go ahead with the 1680 3BHK plan (http://regentpark.co.in/3Abhk.html) to the site and take measurements of the model flat. You will find out the reality.
I too have observed the sizes being less for the model flat. One more thing is one needs to cross check what is happening at Watermark which will be ready soon… Most times the model flat even if being correct dimension the final appartment is smaller when u get the possession.
Did anyone check…now they have reduced the sizes of all rooms in the new plan on their website by 1 inch? After reading this thread I too went to the site last weekend with a tape. Its true I found the rooms sizes are around 4 inches less. The master bedroom toilet is more than 1ft less in length and the kitchen is around 6 inches less. Probably they are reading this thread and are reducing the sizes mentioned on their portal step-by-step…1 inch to start with. This is clear cheating by SJR Primecorp.

Based on SJR agreement format it would be dificult to exit from project after an year. They just preffer end user who purchase flat with finance.

My friends and myself have been following up with SJR folks for this project from Nov 2011 (When it was supposed to be only a G+4 in 3-4 acres). A couple of weeks back, Mr.Guru from SJR had called and given an appointment for 5:30PM to my friend (who was going there on our behalf). My friend along with his family reach the Primecorp’s office on time (also give a call to Mr.Guru to double check and ensure that he is in office). The nice sales person turns up only at 6:30-45 PM. It seems there were a couple more customers who were waiting there before my friend. Mr.Guru goes to them first and sends Mr.Khan to my friend. Mr.Khan informs my friend that they will prelaunch the project at about INR 3600 and they will not offer any discount to any person no matter for how long you have been following up with the project. That upset my friend and he had to walk out.
– Bad treatment to prospective customers
– No sense of other’s time
– False promises.. (Next week we will start the books .. been hearing this since feb,2012).
– Arrogance: They compare themselves with Prestige/Sobha/Purva even though they dont have a single completed project.
– When we visited the site in Feb,2012, we noticed the Power Line and brought up the issue with the nice sales guy and first reaction was “We will totally divert it out of the project”, later he came to sense and claimed they would deviate it slightly so that it would not interfere with construction. This is the only positive out of the entire interactions we had for the last few months.
Why am I bringing this up? So that people would know the arrogance of the sales people of this builder. If they are following this blog, then let them correct their mistakes.
What do I get? Nothing, we (5 of us to be precise) let go of this project because of the above reason. we will not regret it because they are not the only builders on the face of this earth.
Am I working for a competitor? – Hell No… I am just another fella looking for his first home.
One of my colleagues used to call this nice guy every week. He used to take done the mobile number and email id each and every time! But never used to call or email 😀 .. I really think this needs special mention.

Their 1st Project is delayed by 1.5 to 2 yrs….n with lots of mess (them changing lots of conditions frequently…right from structure to material used – including bricks, Glass thickness n lots others)…people who have booked there..are pissed big time..!!
SJR Group has a few completed projects to their credit…some good (like SJR Park Vista, Red Woods, one in Electronic City..dun remember its name)…some not so god..just mediocre or okay types..depending upon an individual’s taste..like Verity…

Hey…….. i along with 2 of my frens booked 3bhk in Regent Park, was satisfied with the way they settled r apprehensions about the project esp electrical wire…….a nice project with a lot of open space and amenities , the highlight being the lake which is gonna b akin to staying near a resort……….n i interacted with Mr.Guruprasad,he was very prompt with the mail whenevr we had some doubts about booking , liked the way he handles the customers , seems to be a thorough professional and cool person for having cleared r n no.of doubts…….

After approval even at the time of launch they will change the area (SBA) without any change in flats. They will not be able to give answer why they have increase the SBA.

No negotiation on base price(3490). But got the corner charges reduced to 15 instead of 50.
The high power electric line passes right over the pool.. and between the 2 blocks on the south west corner of the project.. so if u have taken a west corner apartment in boston block, you will be able to hear the humming sound of the line all the time (depending on which floor you have taken).. if you have not gone inside the project and seen, may be a wise idea to do that.. and hope its not too late to change your decision !
I think you’re ill informed, they are diverting the high tension line and it will go over the maze garden marked as P on their master plan.
The high power line is supposed to be moved . Now it will run over the maze garden and then outside the property along the lake.I have taken the 3rd floor north east facing (next to the spa) in the boston block.Will this also be affected by the noise?
Wanted to clarify the location of PT line.If you see in the master plan,the black dotted line passing over P(maze garden) is the line .

The price is fine but looks like they are demanding a huge deposit upfront without the following:
1. No commitment on Floor rise charges
2. Plans are not there
3. No clear indication on allocation strategy.
4. It seems that if they dont launch the project by Oct-2014, they will return the money with interest.
How good is SNN when compared to builders like SJR?

I was earlier interested in SNN project. later i realized that its very risky to invest in SNN. After one year if they will say that t they r not getting the approval / or take back your money , than where wil we go.
What is the guarantee that that will launch the project. Still thay don’t have the master plan and unit plan.
think twice or thrice before booking in SNN. We got to info that they are raising the fund from here to complete the raj serenity project.
Any price above 3 K is very high for the location & state of project.Initial Pre lauch should not be more than that, else doesn’t make sense to invest & wait for 3-4 yrs.

The launch date is frustrating many buyers including me. SJR is increasing prices every month even before it is open for booking and other new projects are getting costly. So the Q is should we wait for this to open for booking or go away. Of course no one can answer that 🙂
They have delayed launch of this project by almost 6 months. Any idea why so much delay? Is there any legal/approval problem?

5. The new type of blocks – I was not able to find any info on google about it. Some say clay blocks are better than concrete. So is this actually a + point?
All new projects in this area are priced at 4K + but most of them are on the main roads or very close to the ORR. This project is slightly inside which is good because it means less dust (hopefully).
Big positive is the 75% open space which is really a great thing if it remains true.
Looking at the progress of Watermark, I think Primecorp seems to be good.

If its Harlur road then my ssumption is that this is beyond ozone evergreen and shobha classic but close to purva skywood and sobha cinamon? please confirm
Please note that the haralur road goes through 1/2 villages with extremely narrow roads (one way and dug up at some point), is this the only approach road to the proposed project..
There is a road connecting to haralur road with hosa road. Connecting road from Purva sky wood to sjr varity. This project is in this road. Back side of Police quarters on hosa road. There is a lake nearby.

I spoke with someone from SJRPrimecorp yesterday and he says the pre-launch price is 3500. But the floor plans and the layout everything looks good. If anyone is forming a group for getting group discounts,pls count me in. Should we be concerned that there is a lake nxt to the project? most lakes in blore stink and cause health issues .
This is closer to the Hosa Road (Jail Road). There is one road which joins Hosa Road and Haralur Road (Road on which Purva Skywood, Sobha Cinamon exist). Regent park has one entry which leads to this road and the other leads to the Hosa Road. (Leads, not on these roads. Some 100-200 m)
Talked to one of the marketing representative, the Approx pre launch price would be Rs 3300-/. Well, it seems on the higher side, waiting for more concrete information.
Any news on the launch yet ? It is already April, this was supposed to be pre-launched 4 months back ? Also, is the price confirmed ?

I visited them in the hdfc property show. It seems they will launch this project by mid march at a price of 3290/sqft. Seems to be very high… They say the nearby project going at >4000/sft.however i couldnot understand how a prelaunch project can be compared in price of a ready to occupy project. It seems project will be ready by 2015…too late and too heavily priced..
Any idea how is the prospects of haralur road /hosa road.. Is there any mode of public communication available here or we only have to bang on personal vehicles only?

1. If they are talking about the SJR Verity and the other very good looking project next to it, which is 1KM away (Which are closer to Sarjapur road), then it really doesn’t make sense. In the same note, I should tell you that the big project next to sjr verity looks much better in finish that Sjr verity. Why pay premium to sjr?
2. There might be one or two odd buses plying on Hosa road, I think without a personal vehicle you are doomed.
3. Oh, did you know that you will get a clear view of the jail 😀 (Hosa Road is actually Hosa Jail Road which has more speed breakers than pothholes)
4. Add the electricity line running to this project.
5. Add the narrow opening into the Sarjapur Road and imagine the chaos that 1300+ new houses (assume atleast 650 if the other half choose to goto EC) are going to face (and also be part of the chaos).
3290 per sqft .. priceless!
BTW, we should ask our NRI friends to stop pumping money into every goddamn project and let the real estates valuations cool down. With rupee tending to value zero against $, things are looking very bad.
Oh .. I forgot. They are probably comparing with Purva Skywood.

For a large project of this size, the variables are all around And the delay probability of 1-2 years is high. The per sq. ft. price shouldn’t compare to existing projects but should discount based on the risk taken by the initial investors. The fully complete projects have 0 risk ..i.e. its all in front of our eyes. For under construction projects, we can see what has happened at the project site and what is the time line we are looking at before delivery.. So risk– and price++. Here it seems we are looking at a new equation i.e. risk++ and price++ simultaneously.
I completely agree with you. Add to that the other points like no completed projects from “SJR Primecorp” yet. They conveniently claim to be SJR but at the same time they are different.
Primecorp is behaving pricey since they term it as luxury brand.
Don’t forget that for maintenance of the Tennis courts, Swimming pools etc and club house, the residents have to shell out 6K or more per year when they start living. (Apart from the monthly maintenance).
Construction cost is going up.. in year or two we will not get any project pricing below 5000 per sft.
This the right time to invest in the project . Later it is very difficult to catch up the prices in sarjapur road , white fields and north bangalore.
Come back to Regent park project , it is 13 acres of property and they are telling 75% open space . Appx 10 acres open space. its very difficult to get a project which has 10 acres open space in this locality.
I feel this the good investment and value for money.

BUT ….. It seems to be a good project. they are giving good amenities and specification. So many future development happening in hosa road locality…government is widening Kasavanahalli road .They are making 4 lane road…. Metro phase 2 is coming to Hosa road .

I differ in this. Project no doubt looks good in paper. However my concerns are
1) They are using prosthemium blocks for their construction. I am not sure in indian environment how this work. With this construction cost will reduce but i am not sure how it will impact the maintenance cost.(I am not finding any other builder using the same concept for their construction not even SJR /MJR)
2) Connectivity wise it is quite interior. You have mentioned about metro coming in hosa road.. I am not sure about how is the metro layout being planned. If you have clarity please let me know. It will be of great use. However i feel benefit of metro will be only when metro station is planned nearby. Not that metro lines are layed in nearby.
3) No complete project to showcase. All their projects starts so late..I am not sure whether we will get the possesion in 2015 or not
Considering all these facts i feel it is too much overpriced.Compared to this if location is so good i would prefer buying in DSR ultima as the completion date is 2013 and i can see some good completed project from the builder.
More over as far as amenities are concerned do we have so much time to to use all these???I feel risk involved is very high in this project. If price is less i dont mind taking this risk…But price too looks very high wrt the completion date.I think price should not exceed 3000/sft

I am Existing customer of SJR Parkvista. I bought this property in 2005.
I feel SJR Primecorp is targeting premium segment of project .there specification are very good.
I feel if metro is coming near to any project surrounding land price will go high.
Ananya seem to be some competitor and writing negative things about this project . If ur not interested in this project go and book in DSR Ultima or some other project.

Government is widening Kasavanahalli road.. i feel this good move by BDA ..
This is my personal opinion . Planning to book 2bhk flat in this project for an investment point of view .wil get minimum of 30% return in 6-8 months.
I am soory Mr Rajesh..If you dont agree to my opnion, u can very well say your points. But on what basis can you say that I am a competitor who is trying to degrade the project value by saying -ve comments. Moreover if you can defend my points raised, please put forward your points.That will be useful for me and also for many more who are looking for putting their hard earned money in a project. What if i say that you are a person from SJR?
This is a forum where we can discuss the pros and cons of the project so that we can take calculated risk while doing such a big investment.So please refrain from making such comments. However for everyone betterment lets us discuss on both +ve and -ve points in this forum.
I think the comparison done by Ananya is fair. (I am not Ananya/not related to her/ do not know her).
Few FACTS to take note (not opinions)
1. Metro coming to Hosa Road => The metro station “might” be at the junction of Hosur Road – Hosa Road which is 5 KM away from the project. (If I am wrong, then please correct me, I will be happy to know that metro is cutting across near this project).
2. Construction is not getting any cheaper, so we have to live with the costly projects. (oops partially opinion)
3. If the delay clause is clearly mentioned and reasonable then people can go for it. (reasonable is personal choice)
4. SJR Primecorp does not have any completed projects to boast of. Agreed that the Waterfront is going in brisk pace. I have seen projects which have stalled after reaching 70-80% completion.
5. The Electricity Transmission line cannot be moved, Mantri couldn’t do it for one of their projects in Kanakpura road. Not sure if Primecorp can manage to.
(Note: I am not saying they can’t, just don’t assume).
If the transmission line is not moved and it runs above the children’s play area/swimming pool, then would you be really happy with the amenities and the investment you put in?
6. I appreciate the positive point of widening the Kasavanahalli road aka Hosa Road. This is a great plus if the speed brakers are also done away with.
I don’t know much about DSR ultima, so i decide to keep mum on that subject.

Any idea when they are launching this project. I am unable to see any development. Spoke to builder in 1st week of march and was told they will launch by 15th…But no news yet..
Are you sure that Government is widening the KasavanaHalli Road.I have been hearing the news from the past 2 years but nothing happened so far.To widen this road they need to demolish many houses plus few apartments also.will it happen ever?

You are correct Price is high wrt location and the brand. However the way prices are increasing, I wont be surprises if they increase it to 3500/sqft. I have been in search of a good property for nearly 1 year and everywhere i felf it is too high and after sometime when i dicide to buy prices would have gone beyond my budget.
Here location looks to be ok, but the amenities promised are good. How ever i have little doubt on the approvals/completion timeline. Anyone visited their construction quality in any of the ongoing projects? Any feedback?
I guess from the day TOI started publishing the rate in Sarjapur Road is > 3500 per sqft, none of the builders are offering anything less than 3K.
I am not sure how we can judge ongoing projects’ quality. Given the number of projects, I hope Primecorp will be doing their best to keep the quality high. (esp when they claim it to be luxury brand).
Yes. You are correct. However the 3500Rs launch projects are next to main road. This project is aprox 3-4 km inside the main sarjapur road. I have visited the location yesday. However certainly developments will happen for this area. Purva/Sobha all are in proximity.
However i have little worry on the amenities charges..I have seen their Fiesta pricelist and what i understood is they charge something like usage fee for clubhouse etc.. I am not vey clear on this.
It shouldnot happen that maintenance will be very high after occupancy.Also any idea about the rent going in that area?

My uncle who stays close to this location advised me to check if the Power Transmission runs through the property. He was not sure. When you visited the site, did you check any wires passing over the land? Can someone confirm?

yes .. there is a high transmission power line passing right across the plot … does anyone have an idea whether this will be moved … or this will be a cause of delay for the project/\
Thanks for confirming. I am not sure if these cables are allowed to be shifted. I doubt it will happen. If you want to book then assume that these cables will be there and then book. 🙂

This property is 3.5 km inside from the main road and approach road is very narrow. Keeping in mind that project will not be ready before end of 2014 , I think pre launch price should not exceed 2800 (max).
When is the pre launch dates.
I think they have to reduce the price.. to come upto all inclusive of 3000 per sq ft..right now it’s 5000+ per sq fit in prelaunch if you will calcultae the who amount with amenities.. With this price its good for all NRI investors only who are booking flats without seeing the area and construction status 🙂

I have booked 2 bhk unit in Regent-park.
I have done my marketing research and finalized in regentpark . rate per sft is very reasonable compare to others. no one is selling for 3000 per sft.
if you will wait thinking that they will reduce than you and end up with paying 6000 and you never buy the property anywhere.
this is my personal opinion ….
While checking the location of Regent park in wikimapia, it seems that it is located near to the Bangalore Central Jail. Does anybody see that as a concern ?

SJR prime corp are offering parkaway homes at 3195…any idea on the locality and any other concerns…they also have floor rise along with this…..can somebody suggest if they have already done research on this new project and whether it makes sense to book a flat there?
