Brigade group has announced the pre-launch of their new project called Brigade Golden Triangle. The project will be located about 2 kms from Budigere Cross. Brigade already has a luxury apartment project called Brigade Exotica close to Budigere Cross. The location has come into focus from early 2011 with a projects such as Pruksa Silvana, Prestige Tranquility & GR Sun Villas being launched.
Update: Expected Pre-launch by Jan 15th. Officially launched.
Brigade is currently asking for expression of interest for the project. Please read all terms and condition in the registration form.

Official launch as per Brigade sales team is expected to be September 2012/End of this year.

The pre-launch price will work out to be approximately Rs. 2800/- per sft. (30 lacs for 1125 sft apartment + car park). Other Amenities, Legal Charges, VAT + ST + Registration Charges extra.
The project is at its pre-launch stage and awaiting plan sanction and approvals. Brigade proposes to launch by Sep 2012. Currently you can register your interest in BRIGADE GOLDEN TRIANGLE with a financial commitment of Rs. 5 lakhs only (2 BHK) & Rs. 10 lakhs (3 BHK). This deposit will accrue interest @ 9.25 % pa upto launch date.
Note: Prestige Tranquility was launched at 2620/- per sft and now increased to 2900/-. However PT cannot be compared with BGT in terms of location and price.

- Allotment process is not clear, since approvals are pending Brigade would not prefer to share the exact floor plans (even if shared they are subject to change) or commit on a specific unit number, however you can specify a preference list

Just talked to Brigade marketing representative on their toll free number and they said it’s going to launch soon but specifically commented it may be before March’13 and may be after that too. Guess the approvals are still pending. I guess we just need to wait and see, no other option, as the responses are highly contradictory

Sunitha made the original comment, it seems that Brigade Marketing team had an objection to it and I got an email request from Sunitha later to remove the comment.
Nice to know that BG is anyway following this forum and also understanding the concerns that we have for this project not only from time line perspective but also from the rate perspective.
I will be pulling out my amount on Jan 1st. There are many other exciting projects coming up in Yelahanka area which are worth investing.

I did call up their US office contact..it seems the rate will be around 3800 as one of the person commented here and also they say it will be launched by first quater 2013..however he did say that the approvals are done but it just all papers have not come..anyway i will withdraw my money if i do not get good deal and i told them in clear terms..

I have few doubts,
1. During the prelaunch booking, the sales guy had quoted the price as somewhere between 40 – 46 lakh (2BHK). So for the people who have already booked it before, for them will the price remain the same or shall it increase and be above 50 lakh?
2. If anyone is willing to withdraw their money from BGT, then is there any other project coming up with a similar price range between 40 – 46 lakh (2 bhk) of any good builder in that area? If yes, then please do let me know.

As per the agreement of BGT if the project is not launched before Dec 2012 , Brigade has to return the booking amount. Is it possible to cancel it now and get back the booking amount. I am not going for this project if the price is above Rs.3400.

Bhartiya city (BC) is better project than BGT for sure provide you do not very specific to BGT location
Discount ( whosoever booked during pre-launch) can not be more than Rs 100 PSF for sure. Saving will be around ~ 1L (for 2bhk) plus FD interest. Thats pretty bad.
People has booked left and right without knowing prices from the builder. Naturally, its possible BGT will be lauched around Rs 4000 PSF. However, price should not be more than Rs 3500 psf in that area! BGT may b flop show if launched on Rs 4000!

So, the prelaunch booking is useless. We have blocked 5 lac/10 lac for 1 year just ofr a Rs 300/-. Earlier they were saying launch price would be around Rs 2800-3000/. Now they are saying it would br around Rs 3800/-. In Feb-March, 2013 they may hike it to Rs 4200/-. At the time of pre-launch (Feb 2012) if we had directly booked a similar project it may have cost around Rs 3000/- per sqft (like Prestige Tranquility). By waiting for Golden Triangle. I think the pre-launch buyers would end up paying 1K/sqft more. Pre-launch is a farce if the price is not fixed during pre-launch. The whole purpose of pre-launch from buyers perspective is that I lock the price by giving a down-payment (DP). So, I dont earn interest on the DP but I am safeguarded against future price rise. The advantage of pre-launch compared to a launch is that the period of 6 months to a year from pre-launch to launch gives me time to arrange funds and thus reduce the loan amount. Since Brigade was not willing to fix the price during pre-launch, I did not go for this one although at 2.8K to 3K it looked a good project. I was suspecting that they will give a small discount to pre-launch buyers compared to the launch price which would be the market price. Although, I was not able to buy into any other project during this time, atleast I dont feel cheated.

It was only an EOI, I was close to booking it but then had given up for the reason that it was not sure what would be the price, when it would come and which flat you would get. Why we should give our money when not clear. It is not govt distributing cheap flats or distributing ration. Suggest that you should withdraw your EOI as you have that option and walkaway with interest. It is absoultely OK as many time we sell shares to limit loss, this is only better. Builders have to learn from this.
3800/- psft is way too much for that location. No proper hospitals, school, shopping complex etc. Not much left for investors on the table if bought on this price (brigade makes all the money), I think right price is 3200-3300.

This is hilarious. Brigade is being really cheap now! With ‘launch mighthappen in Feb 13 @ 3800′ I m thinking if withdrawing from the project makes more sense now. Seeing how they have changed course on BGT all through 2012 I am confident that the launch will not happen until mid 2013 and prices will not be less than 4k. If anyone else has spoken to their sales guys, please share the info.
They are businessmen! Perfect business from their view point. And they know that there will be buyers even if they launch it at 4K…. Bangalore is going Gurgaon way….soon it will be full of investors . .

nobody knows and nobody can claim what will be launch price will through to the customer. as nobody get nothing on written from brigade side.

in both case u will be in loss, if u will cancel the booking, then they will put cancellation charges, so if u r dreaming, that if u will canceling then at least u will get interest charges, it’s true… but parallel u will lose a good amount against cancellation charges, so brigade is a perfect business man… and at last customer has to suffer in any case… and it’s confirmed, cuz same thing is happened with other brigade villa projects…. u can go through old comment in this blog only.

what i understand you will get interest in both case. if u opt out you will get principle +9.25% interest – 5000Rs. I spoke to indiahome smnager manager. he said last week we raise issue of final price with CEO in a meeting. He clearly declare price will not be more then 3000sft for prelauch customers.

I had talked with representatives of Brigade last week. They mention total cost will be around 50 lakhs for 2BHK(inclusive everything). This takes appx. price to around 3400 per sqft not 2800-3000. He was non-commital but registered persons may get benefit of Rs 200 per sq ft.

I met Brigade manager at Exotica site. Project plan they did showed but not allowed to click a pic. 2BHK comes with only one balcony.

as i mentioned earlier also they are showing floor plans .. i also saw this last month. 2BHK comes with 1125 and 1159 sft and design is qyuite similar to their omega project except one balcony (only with main hall not with m bedroom)…. and slightly smaller specs like hall is 18.5*11ft while in omega width is 12ft and balcony is quite roomy 11*5ft. width at dinining from hall is 14.6 – 15.6. Bedroom lenth was arount 14-15 ft. (what i remember)

With that price (3200) it is better to withdow our money once it lanch. I dont think it is a better investment with this price range.
They started with 2800/-. Then they told price of 2 bhk will be 41L(@3000/-) inclusive of everything. Now 3200/-. As Sreejith told better to withdraw money once its launched.
I was told by the sales person that, launch rate will be same for all who have registered now. I registered last week for a 3 BHK.

Spoke to sales team of Brigade today. quoted price was 3000/sqft with 10 laks as booking amount. Project will be launched in December 2012. Quoted price is subjected to change if the market rate at the launch time is high.

I just booked a 2 bHK yesterday in Brigade Golden triangle. The qted price is 3K. But they were not mentioned in the terms and condition as it is subjected to change at the time of launching. At the moment it looks a good option as easy access to whitefield, ITPL and old madars road. I sow few residential viallas a well coming behind this project.

You are very right Sreejith. The Sales person did mention that the prices are subject to change. It is a good deal considering the points you mentioned. close proximity to whitefield, to north bangalore via K.R.puram and ORR or via the airport route from Budhigere.
A colleague of mine stays at Metropolis and he is very happy with the quality and life at Brigade. Only problem as per him is the extra money paid for club charges other than the maintenance fee. Prestige’s club membership is included in maintenance fee.

First of all, thanks for this insightful blog. It is one of the most informative blog that I have read on property and real estate. I need your unbiased, honest and urgent answer to the dilemna that I currently am in.
I am interested in booking a 3 BHK in Brigade Golden Triangle for investment purpose and spoke to the marketing ppl. However, as mentioned by other people in the post as well, they are not ready to confirm on the price or the discount that is going to be offered at the time of launch. All they say is “attractive price will be offered at the time of launch” and launch will happen by Sept or Dec 2012. Even the registration form doesnt mention any price etc. Though Brigade is a big developer, but past experiences shared by ppl on this blog itself (Amit on Brigade Orchards) leave me confused on the value of their word of mouth committment, when nothing comes out in writing. Since my parents are here from Delhi till this weekend, I want to book/ close this option while they are here. I would sincerely appreciate your views and honest opinion on whether to go ahead with this or wait till the official launch. Would sincerely appreciate your prompt response on this.

Regarding your query on BGT, yes the price is not finalized and neither the timeline, but if you really like the project and are willing to wait with 5/10 lacs locked for 6 months and if you can also manage you cash situation such that if there is a new launch by another builder which you like and would invest there instead of BGT.. then I see no reason to wait. Go ahead and book.
If you see the positive aspects, you earn interest on your money and you have the option to withdraw from the project after 6 months.
So my concern would be.. do I lock my funds and wait for a really long time without being able to take advantage of another good pre-launch offer?

Is Brigade specifying the booking price in the application form. In the form which I have, the price is not mentioned anywhere. Its written All registrations during the special scheme period are entitled to: “AN ATTRACTIVE PRE LAUNCH BOOKING PRICE”. I am hearing pre-launch price in teh range of Rs 2800 to 3000 per sqft. Is the price mentioned in the booking form for anyone. Please let me know at your earliest so that I can decide. My worry is that if the price increases by a big amount by the time they lauch the project, would they stick to the price they are promising VERBALLY now or will they increase it?? If the price is increased at launch time, then what is the advantage of booking now?

That is my concern too but as this is brigade project we can be safe about their word. There will be large number of applications coming for pre-launch offer and I am quite sure that they will be able to see 20-30% of flats by the time of launch. This will help them to shoot prices for post-launch sales..
Other thing is that Prestige Tranquil also has similar price at this time so price will keep going up weather construction is going on or not…

Lets suppose that due to some hypothetical reason the price in that area shhots upto 4K per sqft (if Sobha or Purva launch a project in the vicinity then its a possibility 😉 ). Then how can Brigade offer a price of 3K to pre-launch customers. It would be making less profit if it did. I know of cases of Mantri and Salarpuria (Salarpuria Senorita Phase II) who have cancelled their pre-launch agreement after taking the money and giving the pre-lauch price in writing just because the price in the area increased by a few hundred rupees compared to the pre-lauch price. My observation is that the big builders are more greedy especialoly Sobha, Mantri, Salarpuria and Purva! By going for pre-launch, my understanding is that the pre-launch customers would get a discount to the launch price but the pre-lauch price can be much more than 3K per sqft depending on the market conditions.

Very true. That’s the reason Brigade did not gave anything in writting. But as I said earlier there will be people who will wait for launch and than book a flat. Brigade will take this difference from them. Big builders are costly as they are trustworthy.
I checked with their representative and he told that prices will not differ for us by more than 2-3L. I am sure that these prices will keep increasing in prelaunch stage it self.
If we are early birds definitely we will get benefits of it..

Also, have they increased the price recently. I talked to them around 2-3 weeks back and they were quoting 2800 to 2900. They also said that the price would be locked when we pay the booking amount. I have not got any confirmation on exact price. Just a range and this is verbal . At this stage when they have not decided on the exact specifications of the building, details of amenities etc, I think it will be difficult to convey an exact price. This will depend on demand and supply and price offered by competitors near byfor Brigade its their goodwill at stake. So I think they will balance all and do a decent job. 🙂

It might be a good buy looking for a 4 year horizon. But Brigade has this problem of keeping floor height to a minimum. And they have faced court case for it as well.

I had a talk couple of times and Brigade has quoted a range of 2850 – 3000 per sq ft. And not an exact price. The actual price will be in this range and the people who register now will get some discount.

I like to book golden triangle. But few doubts at the back of my mind.
1. Considering Brigade Metropolis and other projects delay of 4 -5 years, will Brigade able to complete this project in time?
2. In Ramamurthy Nagar and K.R. Puram area, the price is going around 3000. Golden Triangle is 9 kms far from these places and completely out of the city, is it a good bet to buy @2,800/-. Will the price appreciate considerably. Say in 5 years time, how much we can expect.
If it is some other builder, I would have not even think of it. Please let me know your views. One thing is sure that they are creating so much hype in the market.

Folks I have dealt with brigade in Jan2012 wrt the brigade orchards.
They had collected money in dec 2009 for 6 months but they launched it only in dec 2011. At pre-launch they had sent out a list of all the flats they had available and had asked for 3 preferences in order of preference. I had chosen 2 of the good one and one one slightly less preferred and had sent back a reply within a couple of hours. I got an email saying only around 3 days later that they have received my request.
When they did the allotment in 3 weeks they allotted me the 3rd (least preference flat for me). I was pretty sure that the allotment wasn’t done on a first come first serve and asked them to clarify but didn’t get any clear answer just stock answers.
All said and done i got an impression that they were not transparent and asked for a refund.
The refund was done in 3 weeks time, they deduced the tds and the cancellation amount. You don’t get any tax benefit on the cancellation amount and it doesn’t adjust with your interest earned.

Talked to the Brigade guy today and as epr him the expected launch date is Dec 12 witht the possession date to be 3 years from then. Not sure if registering 9 months before launch makes a lot of financial sens!

If you are a first time buyer and that too looking to stay, stay away from such projects. These types of projects are only for investor games. Look for a Tier B builder project or a Tier A builder if you can afford it near the city, ORR, Sarjapur road or Whitefield.

I just talked to the Brigade sales rep. He says that 2BR base price is 35L. While some people think it is 30L. In essence, the rate is not fixed he said but the people who register will get a discount when the project is launched. He also said that everyone who books now in prelaunch will get the same offer at launch time.
However, if people preregister by paying the 5/10L what is the incentive for Brigade to offer a lower price/discount. They might offer Rs 100 less I guess.
The first time i received a email from builder it said appts from 1125 – 2000 sqft (ranging from 30-55 lacs)….after one week it changed to 33 – 60 lacs etc so just in a dilema to go with it or not….if they keep doing like this who knows what will be the final price 🙂

The pre-registration amount is Rs 5 lacs and Rs 10 lacs. I understand Brigade is a reputed builder, but in case the project doesn’t get necessary approvals, or one backs out, how swift will they be in returning the money.
Can you or someone else comment on that.
@Dev, In Registration form it is mentioned that refund will be made within 45 days, but that is under the clause if project doesn’t get the approval by end of this year. I don’t know how much money will be deducted be one backs out.

Did you get a full clarification on how the flats will be allotted? I am not too happy with the technique they propose to use for allotting flats. No one will ever know if it was fair allocation. Also, if I dont get the desired flat, can I withdraw without paying penalty. We have to give five choices and if we dont get any of the proposed 5 choices then we should get back full money. Right?

Just checked with some of my sources, since the plans are under approval, a specific unit cannot be chosen. All you can do is
1. Choose the Floor
2. Choose an Options 2- BHK, 3 BHK, 4 BHK
3. Fix the price
Allotment will be finalized once the approvals are in place and that’s most likely around Sep – 2012.

@Abhishek: I mailed one of the sales executives and he sent me a mail which I could not completely understand. He said they will send a mail to us asking us our choice and we can reply with max 5 choices. Depending on the order in which your mail was received flats will be allotted. I am sorry If I misunderstood his mail. Let me quote the mail which might solve the problem :
”
The allotment will be done on a first come first serve basis. The way this will work is that all the people who register will get an e-mail at the same time with a form which will have space for you to mention 3-5 preferences of apartment.
For example, if you are the first to respond to the mail, you will get your desired flat. If you are the 100th person to respond to the mail and your first preference has not been allotted to one of the 99 respondents before you, you will still get your preference.
If you respond and your first preference has already been allotted, you will get your second preference if available and so on.
”
Few Points:
1. This mail is w.r.t to Lakefront. (I assume it would be same for BGT)
2. If the above info is stale and Brigade has changed the policy then it is good news (depends on what the new policy is).
I have met one Akhay Kumar, he told they will give five choices we have to select one of them.

The pre-launch price will work out to be approximately Rs. 2800/- per sft. (30 lacs for 1125 sft apartment + car park).Club house + Legal Charges + VAT + ST + Registration Charges extra. Based on the info provided by Brigade that the apartment price range is 30 lakhs to 55 lakhs. However this may change.

Brigade Orchards. Larger community, Luxury project, Better location prospects.
BGT just announced, approvals pending. Projects that are in pre-launch may offer better appreciation but have risks.

Which one is better.
BGT is better by location. No industries in the surrounding. Adjacent to NH so better connectivity. Closer to ITPB & EPIP. Proposed Mall and Office space makes it an integrated enclave so better rental prospects than PT. Price wise too Rs. 2800/- pre launch price is a decent deal for the advantages it has over PT at 2900/-

I asked abt the total price then they said that it will come around 45L. I assume that it will be max 50L for 2bhk(1159 sqft). We will get pre-launch price however it is not mentioned in any document.
What attracts me is that by the time project will be completed we will get a good apartment at today’s price. on that road any-one will put price as 3K/sqft,
Overall it is looking a good investment.

Is the booking price mentioned in the document. Briagde executive told me that the booking price would be mentioned and its somewhere around Rs2800 to Rs2900 per sft. At that price 2BHK of 1159 sqft would come around 1159 * 2850 + 25% other charges (incl reg) = Rs41 Lac all inclusive. If the price is not mentioned then whats the point of booking now. They can always increase the price later and give us a small discount on that price.

I am also enquiring about this BGT project for investment. An agent (Mr Rakesh) from India homes mentioned Rs 3k psqft for this project (flats range from 34L to 60L) and is willing to give some cashback for group discount from their side.
Since this will be our first time to go for any investment like this, I want to know, if anyone has booked recently with less amount. On seeing the discussions above, Since Brigade is not giving any price assurance, then how will they differenciate amongst us, at what price they offered to each one of us…pls help to answer.
