Brigade group has announced the pre-launch of their new project called Brigade Golden Triangle. The project will be located about 2 kms from Budigere Cross. Brigade already has a luxury apartment project called Brigade Exotica close to Budigere Cross. The location has come into focus from early 2011 with a projects such as Pruksa Silvana, Prestige Tranquility & GR Sun Villas being launched.
Update: Expected Pre-launch by Jan 15th. Officially launched.
Brigade is currently asking for expression of interest for the project. Please read all terms and condition in the registration form.

The project is at its pre-launch stage and awaiting plan sanction and approvals. Brigade proposes to launch by Sep 2012. Currently you can register your interest in BRIGADE GOLDEN TRIANGLE with a financial commitment of Rs. 5 lakhs only (2 BHK) & Rs. 10 lakhs (3 BHK). This deposit will accrue interest @ 9.25 % pa upto launch date.
Note: Prestige Tranquility was launched at 2620/- per sft and now increased to 2900/-. However PT cannot be compared with BGT in terms of location and price.

Yes even I feel that Brigade will keep their promise to some extent, we should better wait peacefully till the end of March………We have already waited so long better one more month…:)
after all there is no point making any assumption or even believeing any Brigade personnel verbally as long as nothing comes in paper.
I totally agree that we should wait for one more month rather than speculating rates every day.
I feel the specualtion is coming more from guys who have not prebooked earlier.
As there is no written word for prebooked customers or prelaunch rate we should not believe any oral communication from Brigade personnel, favourable or unfavourable for customers who prebooked.
I believe and as per my best knowledge promises done to customers who prebooked will be kept.
Do not believe me but also do not believe any speculators as there is no official news from Brigade.
I do not know why there is so much speculation for BGT prelaunch/launch price. For persons looking for prelaunhc rate 3500-3700 rate I will suggest them to go for Brigade Exotica.
As per my agent and brigade officials brigade will keep its promise of per sq ft range to people who prebooked in deposit scheme.
So if someone prebooked at oral rate of 2800-2900 psft he will be alloted apartment at that rate.
If someone prebooked in range of 3000-3200 psft he will be alloted aparment at that rate.
Brigade did not gave written assurance of the psft rate and closed the prebooking very early.
But brigade is too respected name to not fulfill its commitment. As far as the information I have the promise will be fulfilled.
SO people who prebooked please rest assured and wait for official communication.
And people who didn’t prebook please wait for formal psft announcement.

Confirmed news from Brigade officials (no name here), the launch price will be 3700/- and prelaunch price will be 3500/-. There wont be any preferences even if you had booked a year back.Brigade guys are saying that based on the prevailaing market rates and demand and supply, they will determine the prices, expression of interest (EOI) is only to raise the funds that carry interest @ 9.25%.
Since there are too many enquies/interest from investors/end users alike on this project, Brigade is confident that they could launch it on higher side of the price ticket. Even a month back they had plans to lauch it 3500 (and prelauch 3300), it seems it has changed now.
I have been told that promises will be kept and prebooked customer will definitely get prefernece.
So lets wait for one more month.

kris, then even we are in loss, if i booked on that time in prestige tranquility then rate was 2728 or 2800 per sq feet now rate is 3600 nearly 800 rs difference means assume for 1000sqfeet flat(1000*800=800000 rs) and we will get interest only 1 lakh, on 10 lakh ruppes, as per 10% interest. horrible why i believed on Brigade group, as per now if i will book now this flat on 3500 and prelaunch is 3500rs then i will get only 2 lakh ruppes benefit even though i given 1 lakh to brigade already so practically i’m not getting any benefit.
yea i’m getting purely atlest 6 lakh ruppes loss, as i will book any other project that time(initially) as PT or even in brigad exotica or any one.. uffffff
condition will be more pathetic if i will be more practical as for example i choose area of flat even less than for 2bhk(1000 sqfeet) which is fetching less amount is increased and booking amount i took 8 lakh which is fetching more interest….

Don’t worry. Just go ahead and avail some more other pre-pre-launch and try to make money.
Its becoz of some guys who just blindly go ahead and book flat in pre-pre-launch stages that bangalore real estate is in condition of same froth as Gurgaon.
Add to this the so called NRIs who are making things more problematic anyways.

I somehow feel that the launch will not happen even in the first week of march, because if it would be really true then by now the prelaunch buyers would have recived a mail/document regarding the flat allocation.

Visited the site yesterday. The overall area Brigade has and is developing seems quite big (2 acres I was told). They have dug up the ground for the residential buildings. The commercial part is still at very early stages it seemed. They are currently trimming / cutting trees down. They are going to save some trees (surely for the landscaping part) and trim others. I was told the launch will be in march. I have not pre-booked or registered, waiting for the official launch. If anyone is forming a group to go and negotiate a deal, please contact me.

Source is a brigade personal, Prelaunch booking is closed, Final Master plan and floor plan will be provided to all who have booked/ registered. Launch will be after all prelaunch booked/registered persons are alloted their flats. Brigade had opened/accepted prelaunch booking outside India until Jan 30th 2013 for a small period of time.

I ask bcoz the Brigade Exotica has big additional costs over and above the base rate, club house + car park + additional exp @ 23%. If someone could pls help me on this,

You are right. there is huge additional cost on base price. In BGT Base price + Car park + additional Exp19-21%+ Club house + sinking fund + one year maintanence
Lets calculate for 2000sft
base price 2000 * 3700 = 7400000
car park = 250000 (assume)

additional coast 20% = 1530000
Club house = 101124 (for Omega)

Total = 9281124
Floor rise 30Rs per floor = 2000*30 = 60000
Sinking fund 3 Rs psft = 2000*3*12= 72000

Grand Total = 9413124 (Aprox)
You can look for PT (if you like) also … still i can see in resale 3500psft premium units are available.

This weekend i also visited the site …. they are constructing their marketing office and i noticed that now size of the aparment is 1200 – 2000 sqft. I think they have increased the superbuildup area becoz earlier it was 1125-1800 sqft (IDecent way to increase price). I also noticed in their prevous project carpet area was 75+% (Omega ) but if you check recent launch of altamont carpet area decrease to 69-70% there is other surprise … that its a joint development with “Krishi” which was never mentioned earlier.
Regarding launch of the project … its expected at the end of march or first week of april this year.

This is not true. I booked 4 bhk with super built of 2000 sqft in May last year. The size for 4 bhk was always 2000 sq ft.

Ya you are right …. but for 2 BHK there were only two option 1125 and 1159 (I have seen both plane earlier) and now minimum is 1200. … lets see they have increased the size or just superbuild up area…

Ajay, I am not claiming but looking at altamont carpet area i suspect this may possible as their previous project has 75-80% carpet but for altamont its 68-70%. ( You can compair 1270sft in Omega and Altamont).

Pashmina Project is coming 1.5 Km from Prestige tranquality towards Budigere. This is what i came to know from agent but may not be very accurate. Project will have 1,2 amd 3 BHK options but no idea about their size. I heard that there may be a huge rush for this project …..
size pashmina executive said will be 550 sqft – 1000 sqft for 1,2 & 3 BHK.
There is no per sqft price for this project but they are looking for a fixed price for 1,2,3BHK ~ sounded strange to me.

This is a main problem with builder community. In this case BGT has been promised at 2800/sft to 3000/sft but now neither project has launched on time nor BGT has kept promise.
I also noticed that “Pashmina developers” are going to launch project in Budigere cross in few weeks. Based on response to their other project in bangalore i think this new project will be a milestone. I also canceled my booking at BGT.
One of my friend has just cancelled the BGT booking and i think he has to wait for 45 days to get the Money back..Another friend is also on his way to cancel it. ..He is also looking for Pashmina

I got to know one new project is coming at budigere cross from Pashmina Developers. Expected pre launch is next week and prce wud be 25-26 lacs for 2 BHK ( I guess basic)… Seems quite attaractive. I am considering this project knowing brigade expected price (3500-3800) which is too high and crossing our budget. Pashmina is doing one premiun project “Pashmina Water front” at old madras road…. any comment on developer reputation … looks ok to me.
PT also offers 3 BHK for 3500/sf with the completion date in 12/2014. so if PT is offering it for 3500 with a deadline of 12/2014, does it make sense to buy BGT at 3500 with the completion date in 2015? – I don’t think so.
I’ve also booked a 3 BHK at BGT when the rate was 3000/sf and now if it is 3500, I’m not sure if I would want to continue in this project.

The commited price from Brigade was 2800-3000 per Sqft in Feb2011 when pre-launch opened up. I expect top notch builder like Brigade Group to keep their words, otherwise their won’t be much differentiating factor between them and other not so reputed builders. It is at time/situation like this trust factor between the customer and the builder get’s tested and I do have high hopes from Brigade Group. Lets see, it will be clear soon.

Price rate will be ~ 3500/psf. Pre-launch is only for pre-registered user as i understand. Discount for pre-registered user is 100/psf.
For non pre-register user, launch date will be sometime in march.

They started with 2800 should not be 3500….it should be around 3000-3100…Only thing i know Brigade group shold keep their words….not like XYZ builders.Any way the only appointed agents…..

Expected price was ~2800 / psf. Mkt has moved up now. I guess, price should not be more than 3500 / psf. People who registered get 100 Rs as discount
When we came to know about BGT in Apr 2012, the agent told 2800 (email from Proptiger). When we met Brigade same day, they told it is actually 3000, and it is EOI only, will not mention 3000 in any document, would get a preferential rate of 100 to 200 (I think proptiger discounted by this to 2800). After launch, through lottery they will allot flats.
This did not make sense even at 3000 at that time. My money, 9% interest, lock in period, slight discount and lottery for my apartment!!! So I gave up, I thought it will not appeal to many. Also, you loose an opprtunity to book in other good projects and the rate may be higher by the time you withdraw from project. But in August I realized that BGT booking completed!!!, I really felt disappointed that I should have taken. But now when I see that it is not launched still and the rate is going to be high, I feel that my decision was correct.
Any thing around 3300 is not bad in that area. If so one should consider it. But they should give you a good apartment, if not I think one should consider withdrawing. Hoepfully it must be priced in this range. The project is really good and after all it is brigade.
All i am going to do is,…Wait for the final price and if it doesnt match what Brigade had promised earlier..i will just get my money back…:)

We congratulate you on your decision to be part of our upcoming project Brigade Golden Triangle. We are writing to you to share some good news. Both the Development Plan and Building Plan have been approved by the appropriate Development Authority and we are gearing up to start construction.
Brigade Golden Triangle is planned as an integrated enclave with commercial and residential components. The commercial component will consist of both offices and retail spaces. But this separate component is in the planning and approval process. You are aware, the location is very strategic and is well connected to the Central Business District, Whitefield and the International airport. It is slated to be a landmark development.
We shall soon be commencing work on the Model apartment and Marketing Office at the project site. Meanwhile, we shall be commencing in about 4-6 weeks the allotment process for the registrations, which will be intimated to you well in advance. You will receive a separate detailed communication from us on the allotment process with details of pricing, sizes and floor plans to enable you make a considered choice. Official launch of the project will be thereafter. A firm date will be fixed during the 1st quarter 2013.
We are happy to announce that our flagship project Brigade Gateway has won the prestigious CNBC-Awaaz Rel Estate Award 2012 as the best project in the Mid-segment Housing Category at the National Level. in addition, we have received CITY Awards for World Trade Center as the Best Commercial buidling; The Brigade Gateway residences as the Best Residential building; and Orion mall as the Best Retail Mall.

I have also received this mail…..
Again in this mail they have not given any cluse abt Price…..
Still no news on launch date. no details on pricing. A date will be fixed in first quater??? means launch will be in second quater.
I spoke to Brigade sales partner today and confirmed that the project is going to be launched around Jan 15th with price of around 3600 per SFT.
What will be the price offered to pre launch customer..we already have waited patiently to get a good deal..hope we are not disappointed
What is the discount for pre launch customers?
Run to Tranquility, It is still 3300/- psft.
That’s an option and also a reminder to Brigade to notice around before deciding the price
