Base price: Was 4200 few days back. Not sure now. 200 extra for internal facing. Rs. 75 floor rise every 3 floor. Rs. 250000 per car park
Vastu Compliant: Not completelya
Vantilation: 3 side open, well ventilated, abundant light
Facilities: Clubhouse, Swimming pool etc
Borewell water quality: No idea

Worst construction quality, badly maintained. 3 bhk sellers demanding more than 1.5 cr just because Godrej in same are is selling at a higher price.

Guys, don’t take any flat on rent here. We bachelors took a house in B block on rent . Construction noise in plot next to this building is so high that you can’t even talk to anyone over phone. You have to literally close all the gates, suffocate and talk.
Association is not able to do anything about it. They just talk.
This is not a tenant friendly society.
Yes. Even Resident Owners are considering moving out or reselling. Stay away from this property.

One of my close friend purchased a flat in this society and repenting now.
Some known issues:
1) Maintenance charges extremely high as compared to other societies [8-10k for 3 bhk, 5-7k for 2bhk].
2) Frequent disruptions in water lines. Bad quality plumbing material used by builder.
3) Rohan and Renaissance builders are the joint owners for this project. So both of them blame each other for any issue.
4) Though its a small society, but already factions appeared between owners. Unfortunately some of the association members in the key posts themselves are part of one faction.
5) When talking personally to many owners, they cribs about high maintenance charges and poor management, but many of them stays away in association meetings. Only couple of owners speaks and nobody bothers about their views.
6) Last but not least, no ROI in this property. Better to go with other nearby projects [Trifecta, Godrej etc]

I am looking at a property in E wing…is the plumbing problem in all wings or just some flats?
There are some plumbing issues which are not specific to any particular wing. These are generic issues that are common in any society / construction – nothing extraordinary or unique to Avriti that should dissuade you from buying a flat here. The above post looks very motivated and sounds like its coming from some immature investor(s) who don’t completely understand either the property market or are familiar with the typical issues in a medium to large sized society like Avriti – either that or it possibly some guy who bargained really hard only to realize that he could not “afford” a property at Avriti so is going through a case of the grapes being sour… there are quite a few subjective comments which need to be disregarded. As a resident owner at Avriti I can say with confidence that we have a vibrant community here who are helping to create a nice atmosphere and who are all working together by sharing diverse views to help resolve issues and go forward with the job of creating a responsible and pleasant society.
Though i don’t stay here, i don’t believe that there will be no ROI of this project.
When it was started, it was around 4000/- per sqft
Now, i believe it would be around 5500/- to 6000/- which is not bad (considering that real state price are not going slow for last 2 years)
This guy seems to have no idea about the property.
The maintenance charges for 3BHK is 12k for 3 months which are not really high. You must see the size of flat as well while considering the maintenance amount. This aparment has 3BHKs with 1850+ area look for apartments with lower maintenance and their sizes.
Visit and Try to observe the high security in the campus and well maintained common areas. All the amenities are well maintained and are free to use for the owners. I really do not mind paying the quoted charges by the society considering all this.
Water disruption was once in last 6 months and 3 in last 1 year. This was due to minor repairs which were taken care overnight by the maintenance guys. As far as I know there was no day without water supply. If you run away from apartment on your first water disconnection, God bless you. Let me know, I can give you more reasons for running and may be I can buy your flat for cheaper rates..
The ownership is between two, Rohan is the developer and Renaissance is the land developer. Rohan has not blamed Renaissance for anything on construction or maintenance. Renaissance may have. Any issue between this guys does not really matter as building is handed over to the society and neither of them now “owns” anything accept there inventory.
“Small society” – Really? I am not sure how you define small. There are 221 flats, try google it will not say small for sure. You can read building bye-laws from government for legal definitions.
As far as nearby properties, The carpet area of the flat is almost 1.5 times that of brigade or trifecta projects. If you want small flats, go ahead with nearby properties. Rohan Avriti was always advertised as large airy apartments with lot of privacy. Most flats have no common walls. Try finding this stuff in the quoted projects.
Cribbing will always exist in any apartment when you ask for money. People want maintained society with all amenities functioning, high security and stuff, but no ones want to do it out of pocket. When you buy a flat you pay the amount for this things. Sometimes some people do not calculate all perspectives and buy a flat. Then they crib. Maybe you encountered such people.
ROI has been low all over. If you had see Brigade people 3 years back and now you will know. There was a time they quoted 2.5 – 3 Cr for their tiny 3BHKs (once visit the master bedroom at Avriti and then you will know), Now they are back on ground. Overall realty is not having ROI today. But consider the upcoming metro. The construction noise you guys complain is for next may 1-2 years and then there will be 3 IT parks surrounding the property. This locality will turn prime soon and then we will have high ROI.
So today run away by such pity complaints or wait and get great returns.

Prospective buyers and even people who are interested to rent apartment here, do a campus walk and talk to residents before reaching any decision. Few pointers:
• Seepage issue is very common and everywhere. Basement, ground floor, lifts and even in flats. Have you ever heard of water coming out of RCC floor?
• Open defecation in plot just behind the apartment complex. You may not like morning air / view if you have balconies facing that side
• The road has lot of Cabin shops selling tea / refreshments. During meal time, this street is full of mobile food carts, cabs and people having food standing on the road. Entry / exit becomes very difficult. Not safe for walkers during night
• No need to put morning wakeup alarm. Loudspeakers in surrounding area will ensure you wake up (even you don’t want to)
• Basic facilities like Power and Water is also not assured 24×7. Frequent power tripping and outages are a norm. Have you ever heard of water pipeline getting burst? Common infrastructure not able to take load even at 70% occupancy
• Very high maintenance despite above all operational challenges. Maintenance alone for a 2 BHK may cost 6k per month to your pocket. Very high when compared to apartments is same vicinity
• Builder has walked out of the project and just not concerned
• You have commercial set up both sides (Xylum building and proposed IT park). Sound of heavy machines is very common

Rs. 5800 is the price I heard last from their marketing team. You can contact Renaissance or Rohan marketing team for more details. Only big size apartments are available (Budget of 1.7 Cr +). This project is a mix of 2, 3 and 4 bhk apartments / duplex / pent houses. Most of the larger units are still unsold.
Nature Walk (another Renaissance project) is much better in terms of quality and class.
Rohan Avriti is the best luxury apartments in ITPL Main road, one of the finest place to live in. Most Private & Luxury Apartments, If you are a privacy lover who always lives in their own world and don’t want other’s interference in their life, then Avriti, an exclusive privacy lover apartment is the best option for you.

On asking, they say that the architectural designs are under review and will be starting once that is finalized. Does anyone have any update on when he is really going to start construction??

I was planning to buy a 4bhk duplex in this project. I was surprised to see few balconies covered and grills projected outside. Met few owners and they mentioned that Rohan really messed up in dealing with some extraordinary smart and unreasonable owners. The project is not even fully complete and people have already started tinkering with the structure. Balconies are getting covered, people are increasing the room size by breaking the wall / slider between room and balcony, putting grills outside of window in the name of security, encroaching some excess space in utility area, no symmetry in grill designs etc. Some basic stuff which really needs to be managed well.
I am holding on to my decision after all this.

I am sure Builder will have answer to all your queries that you posted here. If you are really interested, please reach out to Builder unless you expect Builder to approach you after reading this post. Owners group here is well equipped and at good terms with Builder to look into any issue and find a solution to it. Both sides don’t need help of third party or public forum like this to find amicable solution to any problem. This is simply over exaggeration of the situation on the ground.

Based on your response and feedback I read from some buyers, i tried reaching out to the builder, including the engineering team of the builder. I also arranged an Engineering diligence on the ground from my preferred vendor for my purchase, but the builder did not connect us with the engineer. Also, the builder gave us a number of some person in the head office and said that the concerned person is the best person for such queries. As soon as my Engineering consultant asked the first query, the response from the builder team was this is too technical, we don’t know the answer. Since then, my engineering consultant is trying to get in touch for responses, but we have not heard back.
You may ask, why this diligence, you can send me a mail , we can have a detailed chat about it.
I am writing this long response, because this is not over exaggeration (given the current situation on ground), and messages from people like Abhijit only help some other buyers make informed decisions. His point on symmetry is only fair, but not specific to the grill, but also internal wall designs!
I also visited the site, met other buyers, i did not meet you, i presume you are also staying there. The response from other buyer regarding quality was the same!
I have more detailed feedback on certain other things, but I don’t want to share it here because i am still trying to find out answers from the builder!

I proved my point buddy. I work closeby and can see the complex from office window. Nothing has changed from last post. It’s good to have OC but there is no guarantee that it cannot be cancelled. If a smart citizen bring this to the notice of BBMP, OC can be cancelled. After Mantri matter, BBMP is more vigilant and one should not underestimate their power.

What is the current status of Rohan Avriti. Is it ready for possession ? whether the amenities are ready ?
Amenities are not yet ready. I have visited last week. But few flats are already occupied.
Please do not completely trust what Rohan builders say. To know further details, check with any of the owners of Rohan Jharoka Phase II at Yemlur. They are still struggling with the builders even for simple things like Sewage Treatment plant etc. None of the promises are kept. Ceiling heights are less than 8.5ft so when one fits the fans its almost reachable with hand. Fitting of geysers in bathrooms are almost impossible. They promise lots of amenities but after pocession they convert many of them to apartments and sell them. Also, they have oversold parking lots …the drawings at marketing office in Indra Nagar are quite different ones at the site. We have been sending n number of mails to them but not got any response. We have already paid 100% amount for the flats but still more than 40-50 open points still remain. Just contact any of our committee members and you will know the reality. This is just the reality ..
