The best part was their representatives had explained the entire pricing details and helped with the loan process really well. I really like it. The planning is done well. i booked a flat in The Greens, The Indya Estate property in the month of August – 2014. The scheme was that there is no Pre-EMI till possession and the rental amount will be paid in case of any delay happens in completing the work. Last month, I went to Indya Estate for my Pre-EMI dues and Mr. Subhasish Mukherjee promised me that he will settle all my dues once the disbursement from LIC happens. I listened to him and signed on the disbursement letter. It is very sad that Mr. Subhashish Mukherjee is not acting to the promises he gave to me. He promised me to clear my Pre-EMI dues till August-2015. Also, he said he will arrange site visit on Saturday i.e., 5th September to view the current progress and discuss with the Engineers for the required changes. Both didn’ happen. I have been calling Mr. Subhasish Mukherjee continuously from last Wednesday. The unfortunate thing is he is not picking my calls and trying to escape. Don’t he feel to respond to customers. He is really a coward human being and doesn’t have minimum courtesy in addressing our problems. I am very disappointed. I need immediate resolution.

Don’t you feel ashamed of your self in showing minimum courtesy in responding to my concerns. You promised me that you will settle all my Pre-EMI dues by 20th July 2015. Now the July month is also over. I have been mailing the CRM department, Rajendran (Deputy Manager) and calling you guys rigorously. Again your team extended for one more month for settling my dues. How many months you people keep extending the dates.
It is shameful on you part that you never bother to consider the customer’s problems.

When builders can’t complete the project on time, how can you expect them to pay your pre-EMIs ?
With unyielding RE slowdown entering it’s 2nd year, sales have practically nosedived. Builders are running low on cash; their cash flow is severely affected and is running way below their projected marks. And this excruciating cycle is expected to continue for a long long time.
Just think:
Instead of paying you pre-EMI, can’t they borrow directly from the bank and pay the interest directly to the bank? What stops them from doing so?
Why do they get you hooked into this vicious cycle which involves an agreement between you and the bankers alone to pay the EMIs?
Aha..turns out ..Bankers are not as flexible on payments as investors. They knock at the door the very moment interest payments are not realized.
Builders transfer the pre-EMI money to you whenever they wish to, while you need to pay to the banker on time. That means, builder KNOWS that he is going to default, and he is taking investors for a ride.
What comments are you making. Don’t you know the minimum business knowledge how the real estate people acts. The Indya Estate is using our money for their new ventures. How come there is zero progress from the last 6 months even when I and most of the flat owners paid 60-80% of flat cost. They invested our money for their new venture “Mist”. They will tell cock and bull stories and don’t deliver our flats on time. I don’t agree with you at all. These people are cheaters and the person whom i booked the flat is already resigned. Everytime I go there I have to talk to new people and they try to be oversmart like Subhasish Mukherjee.
Dear Mr Mukherjee, So far I have not received any communication from Indya Greens about the status of construction of Amber block. I personally went to the site a couple of months back and was disappointed to see absence of any activities. Also nobody present at the site was even willing to answer. I made repeated phone calls to your office in R.T Nagar and the receptionist kept on repeating the “recorded” words that all persons related to The Greens project were unavailable. You have also given your landline no.and just now (13.56 hrs) I called you but your receptionist (I was told that her name is Greta)told be blandly that you were in the site. When I asked her about your mobile no, she connected the call to one Ms Smita who said you were in the office but busy in another call!!! This is utterly shameful. When I narrated to Ms. Smita about thye ‘story’ that the receptionist gave me, she also blandly said that you have just walked in a second back!!!!! I feel all of you should write stories rather than constructing houses.

I would dissuade anyone who is buying this property expecting that they will receive their EMIs. We have been chasing for 5 months and no EMI has been credited. Prior to that for all EMI credits, we had to follow up rigorously and then too all payments were delayed.

Same concerns are raised on FB group. For a long while now I havent seen one positive comment.
Pre EMI- Well, most owners have 2-3 EMIs pending. They started with NEFT and gradually changed it to posting cheques on owners address. You have to keep calling them for cheque and even if you get a cheque its post dated. Now is the cherry on the cake- THE CHEQUE BOUNCES atleast couple of time before you can finally realize the payment.
Quality of Contruction- Its the first project of builder with no past experience and as per my view no credibility. So I doubt regarding the quality. Builder launched another project in Devanahalli and its not even begun yet. All I hear around is people cursing themselves for having made this purchase.

I have booked a 2bhk in PINE in may 2013. Even i m worried of the negative comments, but after the site visit i feel confident. The construction is going on. And the project is approved by LIC Housing Finance.
90% of the above comments are from the owners willing to sell of their flats here… i have not seen many positive reviews about this project and most people just want to get rid of their flats at a much lower price than a builder selling price.. fishy for sure!

Under construction possession will be in Mar-Apr 2014.
I am ready to resale it in 25.0 L which included covered Car parking and membership of Sports Zone also, till possession pre EMI will be given by builder same scheme will be transfer to new buyer.
I have also booked a 3 BHK flat in TEAK block during March, 2013. And have paid 20% amount and took loan from ICICI Bank and so far the bank has released around 16.50 lakhs. When I visited during 2nd week of June, 2014, the construction is very good and they are doing as per their promise. Hope builder will execute the project as promised during December, 2014.
As many purchasers expressed, if the builder accomodates vegetable shops, milk vending shops, departmental store, ATM etc. Hope all these basic needs will form part of the project and the builder. Once when the present project is complete and amenities are provided, then the value of the flats will undoubtedly increase by many folds.
