Prestige Group has announced their new project at Electronic City Phase 1, close to Wirpo office. The project to be called Prestige Sunrise Park will be spread across 25 acres and will offer 1, 2 & 3 BHK configurations within two blocks named Birchwood and Norwood.
As of June 2nd week, booking are open for the Norwood block.
In December 2012 Prestige had a pre-launch of Prestige Casabella (at 3150/- per sft) also located at Electronic City.

Prestige Sunrise Park Concerns
- Proposed Peripheral Ring Road runs adjacent to the project between the Norwood and Birchwood blocks. Noise & Pollution levels would be a concern once the road becomes a reality.
- Price of 4000/- looks to be on the higher side considering that Patel Smondoville part of much larger township project is sold at about 3700/- per sft
- Considering the approval of the Real Estate Bill recently, impact on the pre-launch of this project is not known

These days I am seeing a mad rush of young people thronging the market for the purchase of apartments in Prestige Sunrise Park, Norwood and Birchwood. With deep pockets, they purchase in resale at very exorbitant rates. Most of them get attracted by the cricket ground, football and basketball courts between the two blocks. They do not know that the land of these attractions has been reserved for the upcoming peripheral road. Once the work on the road starts, the attraction would go and all blocks of Birchwood and Norwood facing this vacant land will be on the sides of the peripheral road. Pollution and noise levels can be imagined and people living in these apartments will bear the brunt of such pollution. People purchasing the apartments at a very high rate of Rs6000 psf( against the rate in adjacent projects of reputed builders being around Rs5000psf) will not get the premium for which they are investing their hard-earned money. Even people who are purchasing for their own use will repent once the road comes up. I hope prospective purchasers will consider these facts before taking a final decision.
