Why the price is still 4600, No appreciation from last three years ? Is the project ready to occupy now ?
I went to purva skydale today for enquiry. They are quoting Rs 4600 per square foot. However considering the total cost it comes to Rs 6500 per square ft. The swimming pool is indoor , however it’s pretty small. For some reason they’ve reduced the basic price from Rs. 5800 per square ft.
Is the documentation clear and is the loan approved by SBI??

Prestige Ferns residency is better option. Its just 1.75 km from Sarjapur rd and this is more than 3 km. Ferns residency is 25 acre project with lot of open spaces and greenery. In general, Prestige is far better builder than Purva considering better quality of construction and better amenities.

The difference between the two is almost Rs. 1000, still if you prefer Prestige to Purva good luck to you.

Is it worth to pay that much on Harlur Road….where are prices heading!!!!
All inclusive prize for 2bhk(1346 and 1370 sqft) is close to 80L.
Although it seems to be a bigger 2bhk ,but the room sizes are average,and the master bedroom doesn’t even have a small balcony.The carpet area is not more than 65%.
I don’t think its worth paying 80+L for this project ,considering the fact that it is 4.5 kms from Sarjapur road ,and the road also is too narrow.
this is sheer madness… builders are launching project after project without basic infra around it..i totally agree with bhairav with the pros and cons… i own a so called big 2bhk of 1350 sq.ft. in Mantri Glades which is next to Wipro…with excellent 100 sq.ft. garden balcony and big rooms.. my biggest decision makes was quality and location…at least its on main sarjapur road and not in some halli…inside 4-5 kms which may or may not come up in next 4-5 years…there are already retail stores like m k retail an auto stand there..bus stop etc.. which made me go for it…connectivity is very imp i think…and who wants to spend half of thier life just on road….i cannot control of solve water or traffic problem of Bangalore alone..but at least mold myself to take advantage of location wherever i can…
also as mentioned by Aditya…its imp to look what your are getting as carpet area…builders take advantage of this like anything and now its becoming a normal standard to provide 65% as carpet…where you end up paying much more than the advertised per sq.ft. rate…

Agree with Deb, and In rush hour ,just to reach sarjapur road from there will take 45 mins-1 hr. The road becomes very narrow half way and no scope of widening(There is a village half way).

I think Prestige Fern Residency would be better choice.
Already there is a 2015 plan to widen harlur and hosa road to 80 Feet
Hi Pankaj – The plan in itself does not mean anything. Actually, unless you travel on the widened road, do not consider it there.
Why I say that? Well, I have had reliable information (through guv servants’ relative) of at least 2 off Sarjapur road widening – one to the extent that even budget was made available. However, the real work start 2 steps after budget sanction in the ward scheme of things. The passed budget was unutilized & returned back 🙁
I have surveyed Harlur & Jail road very closely, spending 4 to 5 weekends there. But I could not convince myself to spend my hard earned money in an area where access roads are missing, water scarcity is appalling (with little scope of even borewell water because of rocky terrain & bad water quality) and no medical facility.
With this I must add that I am impressed by the real estate quality + middle of Whitefield / E city location, number of schools and good retail presence. So the pros and cons are crystal clear and if the pros work for you AND cons do not apply to you, then why not buy!
I completely agree with your comments Bhairav. Living in an apartment itself is a compromise compare to living in a villa or independent house, Now with a price tag of 4500+ (~78L for 2bhk) i would atleast expect it to be close to main road, public transport, office, shopping, hospital etc. Don’t know where the price is going in bangalore…what is going to be the next level 🙁
I also noticed one thing that in new building almost all builders are giving even lesser carpet area…if you compare prestige shantiniketan plan with any new prestige project or Purva fountain square plan with new purva projects then you will see new homes are smaller, Master bedroom balcony is out and luxury these days and from old plans dining room is out of picture…Drawing room size is now called as drawing+dining….
Carpet area of 73-74% has been reduced to 65-68% case by case basis.
I do agree…with you guyz but who control the prices…Prestige has launched Fers Residency @ 4200 PSF approximately in July 2012 and now they are quoting 5500+ PSF on same road…
so who control them ..all builder sits together and decide the price..no regulation from government……cons of free market..
Prestige Ferns model apartments have bad quality bathroom tiles, just one tennis court and very less amenities for a 25 acre project. And Rs. 5500 is high for this. By the way, there is another approach road to Purva Skydale from Kasavanahalli/Jail Road from where it is closer to Sarjapur Road. Its actually not that far away from Sarjapur Road from Jail Road side. And though Rs. 5300 for this would be high, Rs. 4850 actually looks ok price to me considering price at this area. On main Sarjapur Road, there are small builders like August & Wright on 1.5 acre plots with zero amenities that are quoting over Rs. 5000/sqft. Whitefield is definitely a very good place for living with good malls, movie theaters, hospital, schools etc. but it works mainly for people working in Whitefield area though with KR Puram road widening work I heard that has started will multifold enhance its connectivity with Outer Ring Road. Distance wise it is close to KR Puram as well as Marathalli but traffic jams make it painful to move out of Whitefield area during peak office hours. Sarjapur Road is close to Outer Ring Road companies, Electronic City, Koramangala, schools etc. and even though Sarjapur Road & Harlur Road are not in themselves great places and have lots of small shops & village like feel rather than a posh neighbourhood like Whitefield does, but its proximity to multiple locations (e.g. Koramangala & Indira Nagar as the perfect dining out & shopping place) make it attractive. Looking at Purva Skydale, it is very close to Electronic City thru Jail Road (without need to go via Sarjapur Rd & Silkboard) and yet close to Koramangala. The small lane from Jail Road to Purva Skydale is bad but with Purva Skywood, Sobha Cinnamon, SJR etc. as next door projects, at least you have company…65 percent carpet area is the norm now for all builders, except perhaps Mantri…Take your call…
