Prestige Lakeside Habitat, in the name of making money is cheating. I booked an apartment with initial prelaunch rates. Recently I had some cash and decided to go for bigger sqft apartment and enquired about same as prices are changed. Sales people said for new buyers the rate change is applicable for existing buyers its not, just have to pay the extra amount for the bigger apartment I planned to buy and applicable taxes/gst’s/etc. Spoke to sales people to confirm about rates and after getting confirmation that rates are not changed for existing customers, I told some of my friends and they also decided to go for bigger apartments. We filled up applications for change of apartment and gave them in Prestige office. After 2 days we get a call saying we can change to bigger apartments but with current price not old prelaunch price. This is just cheating, they want to make money from both the apartments. I decided not go for bigger apartment, and I invested the cash I had in buying 2 smaller apartments in another community and get returns back, thanks for Prestige Sales people for nice cheating at the lats minute, now they lost money from me and I have good returns coming in for rest of my life.

Prices are increased they are saying. Sales team is saying that this project would get Occupational Certificate. But i am not sure whether they will mention (about giving OC) it in the sale agreement or not. May be people who have done agreement already would be knowing it.

Prestige is one of the tier one builders in, so they make sure that all the necessary approvals are in hand for every project. Yes as mentioned by AT, they are waiting for the OC for Phase 1 Towers.Do visit the site once to get an actual idea of the project.

I booked 2.5 bhk premium apartment in tower 15, 15th floor from PLH project. I got this in pre-launch offer. When the rate was 4700 INR for normal apartment, they charged me 5100 + floor charges. Initially, I got this apartment as an investment purpose and planned to sale in one year of time. Due to lot of changes in government policies,there wasn’t enough appreciation. So, I thought to hold. I was in aboard and I have never visited the site.I would like to know how is the demand for this project? GST+Registration+Possession adds up approx 90 lac.Is it worth for money?
Builder price now may come upto 96L (all incl). No much appreciation for this project due to too much supply in this area.
Sobha launched 6600 flats at lesser base price then PLH few years back. Road access/traffic issues are there in that area. I dont think govt policies are effecting appreciation for PLH. Only thing is buyer need to pay 2% more on total cost due to GST from july 2017. Demand in general is very less in bangalore/other cities due to lot of unsold inventory , GST etc.
Resale will be difficult (for gain) in these kind of projects where multiple 1000’s of flats are there when builder itself is not able to raise prices.

I booked a flat at Kew Gardens Bangalore by Prestige Estates ( hereon called PKG) thinking it would be hassle free exp and good to buy in. My agony started soon after booking. all terms and conditions are skewed in favor of PKG. No clarity on possession date, ceiling height, GST credit, etc etc.
GST Credit
Though I booked in 2016 and GST got introduced in Jul 2017, builder increased my taxes on bimonthly EMI by 2 % citing new GST law. Govt directive is very clear to not increase prices of under const properties. However, PKG being a listed company is going against the anti-profiteering clause of Govt of India and charging at 18% of construction which translates to 12% of total value up from10% pre-GST. No accountability for Input Credits.
Payment Terms
The payment terms are not construction linked and scheduled bimonthly. Though banks need construction updates to release funds – PKG wants us to push banks to release funds.
Ceiling Height
Being in close proximity to the airport, prestige was unwilling to share the ceiling ht we wd get inside the apt. every person individual buyers interacted with got different nos based on their mode of the day.
Alto v/s Merc
when we asked too many queries post booking – we were told we paid for Alto and expecting a Merc. This language is kind of demeaning their own projects.
Channel partners
They have engaged multiple Channel Partners which benefits them. When we book initially through them – we are offered incentives like a discount of 50Rs per sq ft, no floor rise etc. However, this discount is not upfront. We first pay to Prestige who after sitting on the amount for some time ( until agreement) – and are promised cashback post that. However, this cashback never comes. It would be foolish to believe that this scam is run without the consent of PKG. Bookaprop, Proptiger, etc are some names os such esteemed partners. Even after 2 yrs of booking – buyers are waiting for this cashback.
Worst CRM
I do not know why they need a CRM team – there is nothing to manage except forwarding emails and making buyers wait for responses.
Nishrah, Aamera, Monika, Somali, Harshad, Sujit, Subh – we dealt with all of them – they are hell-bent on breaking buyer unity. We dealt with all of them.
Unprofessional Agreement
Initially, we refused to sign the agreements as the line items were skewed in their favor. They were asking us to get furniture from their preferred vendors (at exorbitant rates – we all know). They agree to strike of that clause and made it optional by issuing an addendum to the agreement – which was so unprofessional that it did not have the name of the signatory.
These are some of the pain points that have gone into my buying of an apt. I wish no buyer have to go thru this. Anyone to buys an apt pl consider above before buying.
One thing is very clear here – whether you buy from a big builder or small – any city in India – they will talk sweet until they get your money. Once booked you ar on your own.

Hi All,
I had only put in an initial deposit of 1 lakh for securing a unit in PLH. Later on, I realized that it would be very long drive for me and hence it would not be feasible. But the Prestige Group is unwilling to refund the booking amount of 1 Lakh which I had paid to secure the unit. They are will to swap the deposit money for a new purchase.
So, you can choose any unit in PLH, they will transfer the initial 1 lakh paid by me as part of your deposit and you can pay the 1 lakh it to me.
Since my money is currently stuck, I am willing to part with 5,000 Rs. (you can pay me only 95,000 Rs. out of the 1 lakh) if you are willing to consider the above proposal. I have the receipts of the payment and we will do this in their office once you have finalized the unit.

I wanted to know if it’s a good idea to buy a second sale instead of buying from the builder. The builders website says 2bhk starts from 65L. But I am unsure if this includes amenities charges. Could someone please explain.
May be its not updated…Not sure. As per the new ratesRs.5800 per sqft, it starts at 71L. Whatever the case may be, I guess the resale is a good option. Because, if you go to the builder, you will come to know that most of the units are sold out. Especially, you wont get anything below 15th floor. And there is a floor rise charge of R. 15/- per sqft. So, considering that also, it will add up to 2 – 3 Lakhs if u take an apartment between 10th to 15th floor. So, altogether, it will cost around 72-73Lakhs. Then u have to add GST and other expenses. it will become 85L. So its best to chose what u like instead of choosing what’s available.

Need one help immediately, Today, while passing by varthur i saw some construction work happening near kodi junction and upon asking the worker, he told me that road widening towards dommasandra started and its gonna be of 45 meters width. Deevelopment till varthur town will happen within 2 or 3 months. Seeing the work in progress i think we can expect a huge road till sarjapur road. He said they have a deadline of 16 months for work completion, so would work faster in summer. Would be of great help if someone can confirm this news. I was eagerly looking to book in PLH, the only reason why i postponed was because of traffic issues there. If the news is true, would like to book soon before prices go up. Kindly help me.

i am staying opposite to PLH since last 5 years and has been seeing this property since its inception.
I work in marathalli and know how painful is to commute in that area.
Prestige was no less than a dream project for me but the location and this area has made us to buy another property in ORR.
1. the road is getting widened over the lake which is hardly 1.5 km stretch . After that there is no scope of road widening because of decades old building existing there.
This is causing serious traffic issues and the problem has aggarvated over years.
2. Panathur road is always said as a short cut for coming to ORR. this is the scariest part of our daily commute. I rather not say anything but this is nightmare. Sobha for that reason had to put clearance sale because nobody who is aware will buy property in this area.
3. Varthur Gunjoor road was a state highway but there is no road lights, no divider , no pedesterian crossing..Its a dangerous area to live with elderly people and children.
4.Public transport is worst in this locality.
5.Ola and uber are availble only on weekends and on luck basis over weekdays.
6.We sometimes have to wait for almost 1.5 hours to get a cab .
7.I have no bias against this property but i think unless basic amenities, like road, restaurants, grocery mart,
proper light and safety are addressed, this property is not for living .
Another 5 years is teh time horizon we need to see how this area will develop not only in number of cars on the road but living conditions…

Will very much agree with your statement about the current scenario of the roads in this area, but would like to counter few points as well.
1. The road widening in this area is not just 1.5km stretch. Whereas the state gov. has sanctioned a sum of Rs 30-crores for road widening project from Varthur Kodi to Sarjapur via Gunjur. I am sure you must have seen the ongoing work of BBPM on the same. Also, not 5 years but the project is expected to be completed by 2019.
2. The existing road is around 21 feet wide, which will be widened to 160 feet.
3. So down the line in coming 2 years the area has good potential for development.
4. Talking about the next five year plan then I would like to mention about the plan of PRR (peripheral ring road) and the upcoming business park form embassy group (100 acres of land has been acquired by the Embassy group-Embassy Cornerstone Business Park — with a potential 12 million sq ft of premium office on the land) over the next five years.
These developments will automatically accelerate the rest of the lacking such as restaurants, glossary shop and so on.
Please do not misguide the innocent buyers with your message. The development down-the-line that you are talking about is good for any locality anyways whether it happens in 2 years or 5 years. Problem is not that. Real problem that builders like you now want the buyers to pay amounts and price that the area will command only WHEN the roads and amenities and connectivity you are talking about are already there. People want to buy and invest their hard-earned money and life-savings (and even take a life-long loan) to live and to somewhat gain some appreciation for a house/apartment. They can forget that if the cost price itself is so high that expecting any appreciation is putting money down the drain. The project and everything is good only if it is available at a good price point for investment or living. You builders keep increasing the per sqft rate every 6 months, and that DOES NOT mean that the worth of that/your property is that much in the market. Even your prelaunch price at 4700 (or something like that) was much much beyond the rate of this area leading to much damp response of buyers in PLH. Even today I will not pay more that 4300 per sqfeet for any apartment in PLH. Good luck to you anyways and God save the innocent people and new comers to Bangalore who are getting stuck in this.

Listed as Serial NO: 41. I guess, from legal point of view buyers are saved, especially if there will be a delayed possession.

Prestige on PLH project has started doing illegal and unprofessional work. They are adding “Interstat VAT” backdated on 30th Jun in Sep. and they are not mentioning it in demand note explicitly. They are just adding in SOA in Sep backdated for 30th Jun and asking customers to pay. There are few illegal things here. 1 – One can not update financial statement backdated .2 No one can charge VAT after 1st Jul. 3 . – Customer is supposed to pay VAT on fixed cost which i have already paid. And to avoid these things prestige is doing this illegal work of adding this amount as due with backdate.
Also they are charging flat 18% GST and when asked about ITC , they keep asking they are working on it.
I used to be Big follower of prestige as they used to be very clean on what they say and do(at least that was my experience). But this is just ridiculous . Please be careful and dont go for Prestige as u never know what they will charge you.

They are looting money from Customers post GST through all possible ways.
We need to know lot many laws and flaws even after spending huge amount and time in educating ourselves. Pity…
They have stooped to a very low level to extract money. Earlier they used to cheat only customers now they are trying to flaut laws openly. In project Tranquility they have left entire Parking leaking in water. They haven’t given OC stating that OC & CC are same trying as if they are the law makers who govern OC & CC status. Many potential buyers have backed off because of this reason and investors are stuck.
Similar thing they are doing in prestige tranquility, They are charging an amount 8700/- per flat for Gail gas pipe line infrastructure which is not mentioned in sale and construction agreement. 8700*2300 which is more then 2 crore rupees.
This blood sucker can do anything for money and corrupt gov. will keep silence .
