I think Prabhavati Daffodils is having better specifications than SJR Hamilton at much lesser price compared to SJR.
If we compare the construction quality of SJR prime corp with other builders, it seems SJR is just thinking to save money rather than to provide the quality.
At hamilton homes
1.) Height of floor to ceiling is less than 9ft while their neighbour Prabhavati is giving 9.5 ft at
half of the price.
2.) Stair cases width is less than 3ft, while local builders also gives around 4ft.
3.) Construction quality not upto the mark and not comparable with quality builders.
They are just keeping the prices as higher to show them as premium builder but quality is not even of local builders.

I heard from buyers that ceiling height in hamilton homes is very less (even less than 9 feet – after completion), Godrej county is giving 15feet height and even local builder are giving 10 feet height, same issue was there in SJR – Fiesta homes where they gave the height of around 8.5 feet on some floors and 9.5 feet height on upper floors (once buyers raise the huge issue). These type of issues makes the builder as economy class builder.

I was planning to buy a 3 bhk in Hamilton Homes. But looking at the comments/reviews above not sure if i would now. I had visited the site and only excavation work is done(same as Parkway Homes).
had visited Parkway Homes during Jan 2013 and that time also excavation work was going on. SJR people are saying that hamilton Homes is 3 months behind parkway homes..not sure about that fact either.
We asked the SJR people at Hamilton Home site that we would like to get papers verified after paying booking amount..and they said its not needed it is properly verified. When we pestered a lot they said there was some problem and builder had already sorted it out.
Too Many ups and downs in their statements
I have also bought flat in hamilton homes. Bank loan I have taken from HDFC bank.
Now builder have raised first demand note for payment but Bank people are saying builder has not provided some of the documents. So release of payment is not possible.

1. Are you going for a home-loan? If yes, do you know if the loan is being processed or approved? SJR sales guys shared the legal opinion from SBI. But, that is an opinion given to SJR for getting a loan from SBI for their construction and it is not for someone who is buying an unit from Hamilton homes. I will be taking home loan from SBI and worried about this because SBI scrutinizes the documents to the core and there are more rejections than approvals from SBI due to legal matters.
2. They say it is BDA approved. But, I could not see any approval document. In the legal opinion shared by them, it is stated that the SBI advocate has verified the “Khatha” given by BBMP. How can BBMP give Khatha for BDA approved property? This is one of the questions for which I am not able to find an answer so far. I am planning to check this with BBMP directly or from an advocate. Do you have any idea about this? As of now there won’t be any issue with this. But, there can be complications while getting the possession certificate when the construction is completed if things are not clear.

It is a BDA approved project I am going with SBI & spoke to the SBI person , he said SBI panel of advocates has given legal clearance for Hamilton Homes and they can approve the loans . SJR person already shared BDA approval letter. BDA is Governing authority and BBMP is the local Jurisdiction which provides you the khata.

That’s where I have a concern and confusion. If it belongs to BDA, BDA should approve the development plan and provide the Khata as well. Same goes with BBMP. It cannot be both. It has to be either BBMP or BDA. I checked with BBMP and they say they don’t provide Khata for any BDA approved layouts. And, to my knowledge and my google search, the place (Ghattihalli) does not belong to BBMP.

I have not yet booked the apartment, but going through all the finer details to make sure the risk is minimized. I will update this space when I have more information. Looks like my cheque is going to be cashed today by them, post which I will get all the legal documents. I’m getting them verified by my friends father who is a high court civil lawyer here. I can show them to you before sending them to him.

I was hunting property in South east Bangalore from last six months. Now I have shortlisted Mahaveer , SJR Hamilton and Century Infiniti. Shortly finalizing any one of these. It took long time for me because I check the reviews on particular project I visit. 98 % of reviews are negative for all projects. Specially One common Man SACHIN FEDERER is there in all the projects..I would suggest if Mr. Sachin can suggest me a good property.

I visited Hamilton Homes and liked it. Price is slightly on the higher side for the location (right now it is remote area), but it would be better in the years to come.
I have couple of questions and seeking answers from people who have already booked their flats. Please respond.
1. They say the project belongs to SJR, but they are asking for cheques in favour of Hamilton Homes (I read this in some comments). What is the relationship between SJR and Hamilton? Why are they different?
2. Did anyone get approval from SBI for loan? I have heard that SBI scrutinizes the property documents very well and if they approve, it is almost guaranteed to be legally good.
3. Does anyone know if the property is approved by BDA or BBMP? I have a confusion here.
4. What about the ground water levels in this area? Is it good?
5. I have heard that SJR is split and it is now Primecorp and then Bren corp. Is there any particular issue that we need to be aware of before putting money on this project?

@Ken : good that you bring these points. will help you in making RE decisions. my 2 cents based on the research i have done on SJR/SJR Primecorp/Bren. I also dont have the clarity as to what is happening with their name, they were either SJR or Primecorp (not sure) and then became SJR Primecorp and now they are also known as Bren. So cant figure out what is going on? They have the same habit of doing it with projects. They had some project called Watermark or Regent Park and had delayed it by few years plus some more issues. They renamed that to Water’s Edge or Blue Waters (one of those). So i become little suspicious when builders change their names/their project names. One more thing i noticed is they have some of these projects next to “reliaable builders” projects. Hamilton home is also one such project. Now when i spoke to “reliaable builders” about their project they told me that you will share amenities with SJR project (Hamilton Homes in this case). In one more “reliaable builders’ project” they were promising that you get to share amenities with adjacent SJR project. One of the sales guys said “reliaable” is SJR’s sister concern. I did some research on “Reliaable” and found out that they are the biggest cheats going around. Now its your call. I have tried to give you the dump that i had on SJR/SJR primecorp/Bren/Whatever their new name is !
Thanks Sachin for your response. What I gathered from their sales guys is that Bren and Primecorp belong to two sons of the owner of SJR. Sharing of Amenities with some other property is going to be a major concern (both from a security perspective as well as convenience). Not sure how they are going to manage this. So far I have not received answers to questions I raised in my post and I am surprised that not even one person has got loan approval from SBI (their sales guys advertise that the project is approved by SBI as well).
The major concern I have with SJR primecorp is that they dont have any completed projected to showcase. There first project is in shambles now, will take some more time to finish. Prime corp is pushing to get approval for additional 2 floors and hence the delay. All the other projects are moving on with snail pace. They took almost 2 years to launch Blue Waters(Regent Park).
Its your hard earned money dont waste on cr**ks like Primecorp.

1. As per my discussion with SJR person, SJR prime corp is builder name. And Hamilton homes is project name.
2. Also they shared legal opinion from SBI .
3.Its BDA approved.
4.about water level im not sure.
5. SJR prime corp and BRen are two different entities.

I visited the Hamilton Homes Project and talked with the people over there. They have clearly told that the amenities will not be shared with anyone and it will be exclusive for Hamilton. Just wanted to know whether we can have this clause in the agreement.

When I went to Reliaable Magnolia, they told me that you can use Hamilton Homes Club house after paying some fees.
Iam one of the site owner in Reliaable Magnoliaa. Sharing of hamilton club house is not allowed to us however they will allow club house that is called “club one” located at Reliaable gardenia. Jut 1.5 km from there.

This is again on the same lines as parkway homes. The land belong to Reliable guys and SJR are constructing the flats. I dont know who will be the face after the project is completed. I have been following all SJR projects, neither of them is completed as of now . SJR fiesta is almost delayed by more than a year now. SJR regent prelauch was for more than 2 years.They have launched so many projects together i doubt they can complete any on time.

Never go for SJR they are cheaters.I have made a mistake by booking a flat at Parkway. Clubhouse is shared with Parkway and Reliaable Gardenia. earlier we were told it will be open for public. Now Reliaable is coming up with a new project Magnoliaa. Parkway club one will be shared by owners of Magnoliaa as well. SJR is finding all such cheap and unethical ways for making money. now u can understand how much crowd would be there at club house. They have already charged us ~2L for club house that we will never get a chance to use with additional 1L maintenance charges per month. One club house can never be sufficient for Parkway homes – phase 1 & 2, Reliaable Gardenia – phase 1, 2 & 3, Reliable Magnolia + open for public also. it will be hell
I agree with Ajit view point on club house…
In their Watermark project, the club house is owned by SJR and they have going to sell the membership openly in public ( committed number we got to know is approx 200+ ). Think of 500 + apartment (people at stay 4*500 and then 200+ outside public).
They try to first open the project at competitive price and later they define various unethical means to recover back the money or compromise on the construction material. constructing additional floors against the planned agreement, decreasing the carpet area and many others.
I am an existing customer of SJR Watermark and facing the really hard time with dealing the project. I would suggest for the new buyers to visit their existing project site and talk to their existing buyers before going into the deal. These builders extract all your hard earned money and then make the life miserable 🙁
The list goes end less, here are the few points I took out from my experience being the customer of Watermark project.
1. I booked the unit in Watermark in pre launch in Aug 2010, with commitment that it will be launched by Sep end as per commitment from the SJR marketing folks (Mr. Guru). The worst started from there it took more than 6 months to launch the project with approval to construct upto 12 Floor.
2. Now the status is that the project is delayed almost by a year and no hope of getting ready for next 1 year or so.
3. They are using cheap and light ‘porotherm bricks’ instead of ‘solid concrete bricks’, clearly a violation of ‘sales agreement’.
4. Progress work is at halt after taking 90% of the customer money.
5. Quality concerns everywhere in the apartment (for example, no proper lighting in galley of some of the blocks, negligent handling of floor tiles, no provision of AC in master bedrooms, bad design of windows/grills, etc.).
6. Raising demand note for 13th & 14th FLR without BDA approval in hand.
7. Increases the demand note charges by adding various other infrastructure cost which is not part of the initial sales agreement. And later when try to sort out which is tough they end up saying the cost of everything have increased.
8. They say of delay compensation of Rs 3/sqft to be given from August, 2013 and here is response from the MD – ‘the decision will be taken by our MD, only at the time of final settlement and it would be considered, ‘case on case’ basis.’ They are very strict on charging the penalty of 18% on a single delay in payment but when comes to the delay compensation they sit back and have given multiple reasons as why they will not pay.
9. First year maintenance charges to be doubled as what was mentioned in the cost sheet during agreement.
10. You will hear from SJR PC only when the demand is raised, rest all your queries goes unaddressed and you end up calling and followinging up multiple times to get your queries answered on demand note.

i just wanted to see the site as i got a call. how far is it exactly from the Hosa Road ( Bosch). Is the price negotiable? Did anyone try to negotiate? 20% looks to be a huge amount as the building construction has not yet started. I think prabhavathi is a small builder and we had a bad experience with this builder.
The Project is about 5 km from Hosa road junction. At the project site, nothing is there except a shed and a compound.
I am also unable to decide. I visited the site. It is way too inside. About 9 km from the Sarjapur Road entry. There is nothing around that place. Considering all this, the rates are exorbitant. Yes, PRR is approved but how long after people can actually live there?
Builder is saying they got all approvals and pre-launch stage will end today and prices will rise. It is a BDA approved project. Not very sure about the seller talk.
I too visited the site and had a lengthy discussion with the sales fellow. The project looks good, though it is interior now, I think in the next 2 – 3 years it will grow with good connectivity. However, not really sure about when the actual launch and construction will start. Builder is asking for 20% immediate payment, worried if they delay the project, my hard earned money will be stuck… So unable to decide…
Seems fiesta homes from the same builder is better in terms of more connectivity. it has got all approvals also.

Visited the site this morning. Base price at 3240/- + 25 floor rise. Location is little bit remote. I did find any one living nor stationary shops close by. How ever builders commit to complete by mid 2016.Quality will be good and similar to parkway homes and glad to hear that unlike parkway, all amenities belong to residents of Hamilton, though being a jv with reliable developers.
