      @Rahul, I guess there are many other good projects on the Kasavanahalli main road which would give you good returns if you are looking for investment, These guys are charging high VAT and Service Tax compared to other builders and quality of construction is Average and as already pointed out it does seem to have issues with set back area as well as with High tension wire passing by on-their not yet constructed portion of land.

      You can try some Premier Builers in Rayasandra (fairly underpopulated area) for investment purpose

    I had few concerns when I checked this property
    1. Excessive Tax- May be around 12% (VAT + ST) is being charged;
    2. There seems to a high tension wire passing by around the new block.. which seems to be on hold
    3. set back area does not look good enough

    I have been with GRC from past five years, it is smooth ride with them whatever the problems we have faced after the completion of the project, they were always supportive, friendly, and stood with us like a family.     I booked a flat in the GR Sagar Nivas in december. i got the price at 2350/sft. i thought it was good because of the two previous projects in manipal county road. They have a nice customer influential background, one of my friend stays in the previous projects. he just requested i got a discount of 150/sft. so didn’t think about another project. so i got 3 of my friends got it book at the same price.

    Hi,

    I had a horrible experience with this builder. They somehow claim this to be a “Khata A” property although its a “Panchayat Khata”. Legal verification done in my case was negative as for panchayat khata “electronic version” (called e khata) is mandatory.Ultimately i had to cancel this after spending so much time/money over finalizing 🙁

    Avoid this if you can.

        Hi all,
        I have booked a flat in gr sankalpa. I do did not find any problem with bank approval . Please elaborate ur concern so that I can check the documents again.
        Moreover banks like Sbi & Hdfc has pre approved this project i do not think there will be any problem.

          Check with your lawyer on whether the doc is a “Khata A” or a “Panchayat Khata”. The builder somehow claims it to be “Khata A” though its not the reality.

          Also for “Panchayat Khata” electronic version of khata is mandatory since Sep 2013 which they don’t have currently.

              We are planning to book a flat in GR SANKALPA. The builder is saying that it’s khata A and not E. We are yet to do the legal verifications. I am wondering why to some people they say it’s E khata and to some they say it’s A khata.

                E = electronic
                So, an A Khata in electronic format is also called E Khata.
                You would not have heard of an E khata wherever builder is saying “B” khata.

                  *** Addition = I have an apartment in an A Khata project, but it is still not electronic.
                  [2] If Panchayat khata then it cannot be A khata — avoid if Panchayat khata.

      Can you help me out in GR sankalpa

      If they get panchayath khata ( e khata) as you mentioned .Will this be fine.

      I am not so sure about panchayath e khata

      NB: I have notice a high tension electric overhead line passing very close to this project .do you have nay idea if this makes any legal issue later
